The drainage being taken off of my property is in clear violation of Washington state building and plumbing codes.  The "liability" waiver does not remove liability for erosion that is happening on an adjacent neighbors property due to the drainage.  Also because the drainage is in clear violation of building codes it essentially makes my house unsalable in its current state due to having to disclose this illegal drainage during any potential sale.  I will not accept work that is not up to code. The illegal drainage was also installed in an effort to mitigate standing water in my crawlspace, however as of today 6/26/15 there is at least 2" of standing water in my crawl space.Aside from the illegal drainage, and the standing water in my crawlspace there are also the issues of warranty items, including 30 day warranty items that are still outstanding.  This is unacceptable as I have been in my house for over 16 months at this point and appointments have not yet been scheduled to fix the items.  Copper Basin gave me a terrible excuse about not having access to their previous subcontractors, this IS NOT MY PROBLEM.  Fix the issues.I have been hoping to resolve these issues with Copper Basin without having to resort to a civil suit and have given them plenty of time and opportunities to do so, however if this is their final stance on the issues so be it.

Thank you for re-sending this to me. I sent this email to [redacted].. I have been told by the Trim company they are completing all open issues in the next two weeks.  and the painters are getting all open orders completed as well.  However they are working on a Friday schedule....

 As in, completing warranty work on Fridays, in an attempt to complete all the open order they have for us, which is a rather large amount.  I have sent the [redacted]'s a list of all the work orders we have requested for his home, and have asked him to please let me know where we stand on all of them.  Currently our company is downsizing to building multi family homes only. So a large portion of our work force is missing and those left are over loaded.  I hope to have everything resolved for the [redacted]'s in the next 2 weeks. Thank you[redacted]

For your reference, details of the offer I reviewed appear below.I have attached four documents above and I have more evidence that I can provide if needed. I have a brief explanation of the documents below. The reason I do not accept the Copper Basin's response is that I have all the documentation showing we have been trying to get this project transferred to White Diamond. As you can see, Copper Basin's Addendum #1 contract has a lot of ambiguity in regards to the closing date. Rarely with new construction things go as planned and their are often delays. Copper Basin has included this language in Addendum #1 and I find it very dis-concerning the company who included the ambiguous language is now trying claim the original closing date marks the expiration of the contract.
In regards to them not knowing they still had my deposit, sorry this company has been around the block too many times to overlook this or maybe they did still know because we have been trying to move the contract.... Which again proves my point that the contract is not expired.   
I have had a horrible experience with Copper Basin. They and their attorney are very hard to get a hold of and they take weeks to reply back to emails or phone calls. I have spend unexpected expenses by hiring an attorney to try and get this contract moved over to White Diamond and they are now claiming the contract is expired. So now all my attorneys fees were not necessary...?? I hope my experience can help warn others who may think about working with this business.

I contacted the Revdex.com earlier this year to help get our house closer to being finished. Copper Basin came in July to finish one service and we haven't heard from them since. We submitted our 30 day in a timely fashion and then our 1 year warranty on 11/12/15. I have emailed this business several times and left a voicemail. We are coming up on our 1 year and we still have yet to have the items on our list addressed. This has been a real nightmare and I would like to have everything completed in order to be completely finished in having to deal with this company. I feel that its wrong as a company to have someone that paid for a service to have to continue contacting the Revdex.com in order to have the service completed.I would like to have Copper Basin complete our list in a timely manner so we no longer have to work with this business again. They will need to work around our schedules due to time passing and us having to be home. I do not care that they have downsized and cannot keep up with the amount of work. My home is my priority and have paid for a service that has yet to be completed almost a year later.Here are all the dates that we have attempted to contact Copper Basin this year. 1/21/15, 1/30/15, 2/20/15, 5/21/15, 7/15/15, 7/16/15, 7/20/15, 9/29/15, 11/12/15, 12/3/15, 12/11/15 and 12/14/15. We have all emails saved. Copper Basin responds asking us for our warranty lists and thats it. We've sent several emails as you can see and have had questions along the way.

Review: I purchased a home from Copper Basin Construction in early 2014, approximately one month after the purchase there was a significant amount of water accumulation in my crawlspace (>2inches). I immediately contacted Copper Basin due to the potential for this issue to cause significant damage to my house. Approximately one week after they sent someone to look at the issue and to drain the crawlspace with a sump pump. Draining the crawlspace took them approximately 2 days which showed the magnitude of the issue.

Copper Bain then contacted me to let me know that they would have the site superintendent (Jeremy) come by to set up a plan to mitigate the issue. A few weeks passed and they finally came out to address the problem by installing a French drain near the foundation of my house.

This part of their solution is acceptable, however Jeremy instructed the workers to install a pipe to take the water off of my property approximately 20ft onto land behind my lot. I immediately told him that this was not an acceptable solution because it would violate building code. Against my wishes they installed the drainage in this manner anyway.

I immediately contacted Copper Basin and told them this was not an acceptable solution to the problem and that I had spoken to a Spokane County inspector who referenced the building codes this was in violation of (Washington State Building Code Chapters 51-56 and 51-57 WAC: Uniform Plumbing Code Chapter 11 Sections 1101 and 1101.5.1). Draining the water off my property in this manner is a liability issue and will cause problems if/when I sell my home.

I then was able to discuss the issue with their COO who I told of the relevant building code sections. He told me he would look into a better solution for the problem and would get in touch shortly. This was last summer and I have not heard back anything. In fact in recent email correspondence they have said that they view the issue as settled.

It is not settled, an illegal drainage off of my property is a liability issue that has already begun to cause issue with my neighbors. The water drains off my property and runs onto by adjacent neighbor’s lot and has caused erosion issues that he has complained to me about. Copper Basin has also installed a similar drainage on another neighbor’s lot that again drains off his property.

Due to the way the drainage was dealt with I will not be able to sell my home due to having to disclose and illegal drainage off my property. This issue must be corrected and completed in a manner that adheres to all relevant Washington building codes.

In addition to the drainage issue Copper Basin has not completed other repairs to my home that were brought to their attention within the first 30 days of moving in. These 30 day warranty items are now outstanding more than 15 months.Desired Settlement: I want all outstanding warranty items completed and the drainage issue fixed in a manner that adheres to all relevant building codes

Review: Since purchasing our house in June of 2014 we have made multiple attempts to have construction deficiencies corrected. We've sent over a hundred emails, placed dozens of phone calls and sent multiple letters to Copper Basin seeking resolution. To this date, the needed repairs, which were officially reported to Copper Basin in April 2015 have not been accomplished. Multiple communications have confirmed Copper Basin's intent to honor the warranty repairs but have been delayed time and again with little or no progress made toward resolution. In fact, Copper Basin has backed off their statements that they will make the requested repairs. I am in possession of email traffic and phone logs which corroborate these statements.Desired Settlement: We are requesting Copper Basin immediately initiate repairs to our deck, bathroom, brick facade, and garage floor as they promised to do several times over the last 7 months.

Review: I bought and live in a Condo purchased from Copper Basin Construction. I have been living here since June 2nd 2015. On June 1st 2015 during a walk through orientation meeting between my wife and Copper Basin a fix it list (Punch List/Warranty) was created and signed by my wife, Kathy J[redacted] and Tom C[redacted] who represented Copper Basin Construction.Prior to signing the agreement Copper Basin promised to fix all the items on the "Punch List/warranty List" within 30 days after the move in date. (June 2nd 2015) To this date none of the promised work has been completed. I have contacted their representative (Tom) on site over ten times regarding this issue. I have sent numerous e-mails to Nicole W[redacted] and Jennifer K[redacted] F[redacted] who were designated by Copper Basin to handle the punch list/warranty work issue. I have also been to the Copper Basin office four times asking that they fulfill their contract and complete the work. It is very difficult to get a reply back from Copper Basin and as of today, August 24th 2015, NONE of the work has been completed.Desired Settlement: I would like Copper Basin Construction to complete the punch list/warranty work as they promised per our contractual agreement within the next few weeks.

Review: My complaints with Copper Basin involves repair issues and customer service. My house was completed in December 2012 and I am STILL dealing with repair (weather related) issues and very poor customer service (7 months later). Copper Basin does not return many calls or take the initiative to communicate effectively. I am consistently calling them to find out updates and I ALWAYS get the run around (put off or told it will be handled). They have their contractors walking on my newly seeded yard, which was poorly seeded to begin with. They use the worst top soil (more like a rock bed) for your lawns. They have dug holes and drove on my property after installing lawn. I am still waiting for exterior paint touch-ups to be completed and have been told several times that it will be taken care of. They did not hook-up my A/C (due to my house being finished in Dec.) and then they did not call or notify me that this was not complete. It was June 28th when I went to turn it on and found out that they once again have dropped the ball. Then they sent an electrician out to fix it instead of the HVAC company. The electrician could not fix or hook-up so now I am waiting for HVAC company to come out & fix. Why wasn't the HVAC company sent in THE FIRST PLACE? Because Copper Basin is incompetent. They are always looking to blame someone else (contractor's or even the home owner). This has been the worst experience and I would never buy a home built by Copper Basin again! They did a poor job on building my home with nail heads still poking out, holes put in my siding & soffit's, framing not flush with the house; and their response to fix certain items is to caulk and paint over it (looks horrible). I could go on and on about their poor quality of work and terrible communication.Desired Settlement: I would like my issues fixed properly and done in a timely manner. I would like Copper Basin to COMMUNICATE. I would like Copper Basin, for once, to follow through with something and stop making every issue a hassle for the home owner.

Review: To Whom It May Concern:I bought a new house at Pillar Rock Estates September 2010. After that first winter I noticed cracks, and surface flaking all over my driveway, and my sidewalk leading up to my house. Copper Basin Construction, Incorporated, promised to fix. They never got to my work that first year and sent me out a letter dating November 14, 2011, that they would get to my driveway, and sidewalk first thing in the spring. The only thing that they replaced was a section of sidewalk leading up to my front door late in the fall. No one contacted me before, or after that as I reguested.(I EMAILED THE CONTACT PERSON REGARDING: I WANTED TO TALK WITH CONTRACTORS BEFORE ANYTHING WAS DONE, NO RESPONSE).. My driveway was completely ignored! In the winter I noticed right after the sidewalk section was replaced, it cracked again all the way down. Only had been 2 months since they replaced it. I complained, and nothing was done!!I have all the emails, and letter stating that they would fix my driveway, and sidewalk, that I complained about within the first few months of purchasing my home.. So here it is May 2013, my driveway and sidewalk are just a mess with huge cracks, and surface flaking. I decided I better take matters into my own hands and I spent a whole weekend on my hands and knees repairing my driveway and sidewalk. I'm very upset about all of this. I emailed Copper Basin's contact person with all the before and after pictures.Desired Settlement: I would like a total replacement of my sidewalk and driveway!!! Very poor workmanship. I see only more future cracking and surface flaking...

In response to the complaint issued on 5/18/13 by [redacted], we offer the following response.

Our concrete warranty is decided on an individual basis using industry standards along with our concrete warranty homeowner manual as our guideline. I have attached a copy of the concrete warranty information from this manual, which is given to every new homeowner.

Our records indicate that the sidewalk and walkway concrete was repaired and replaced. The other areas that the buyer was requesting to have repaired were due to spalling which is not a warranty item.

Copper Basin Construction also responded to a complaint to the Attorney General of WA on September 21, 2012. We have enclosed the complaint and our response with documentation. It is our understanding that the case was closed.

Our 1-year warranty on workmanship expired on 8/6/2011 with this homeowner.

Review: Copper Basin completed building our home in December of 2014. We were required to do a walk through and mark anything that needed to be fixed, touched up etc. We did our walk through and then closed on the 31st of december. None of the items that we had marked were ever changed or even looked at as the building contractor was out of town due to the holiday, however, We were told that these things would be done before moving in. We were then asked to complete a 30 day list of things in the home that were needing to be addressed. We provided this list and only one thing was fixed in our home, the dry wall. However our home now has white markings across our walls due to the painters not arriving to paint over what the dry wall guy had fixed. We have made many attempts to contact Copper Basin via phone and email but they often do not respond or give us numbers to people that do not respond. We would like to have the things covered in our warranty fixed in a timely manner. They have been extremely difficult to work with throughout the building of our home and now trying to complete what needs to be done so we can have our home finished. We have documentation through emails of us attempting to contact them and no response given.Desired Settlement: We would like to have the items that we have addressed to be fixed in a timely manner and for them to communicate with us as a business that is being paid for a service should be.

Review: Requested repairs not completed within first year of warranty of home

Never received 11th month contracted inspectionDesired Settlement: We want the contracted 11th month inspection and repairs that we requested in our first year to be completed immediately

We bought our Copper Basin house in 2013 and we thought that we were getting a quality product. We were totally wrong. During construction and after we moved in, problems arose one after the other. Their construction foreman was poor in customer service, as well as their warranty staff. I have called numerous times over the past year and was told that they will handle the repairs right away, but took weeks to get someone to check the problem and a couple more weeks to get it repaired. Very disappointed with the craftsmanship, sales staff, customer service, and overall company. This builder is not worthy of a referral.
