Customer was notified immediately of problems occurred on the jobsite Some paint came off in a few area BUT NOT the whole house They also had some deterioration of some MDF fiber board (an interior product that was never intended to be used on a outdoor application of a home but was used on their front door stoop) that when washed basically fell apart We use a low pressure system/technique called soft wash You can literally be feet away from a wind chime and hardly rattle them so we are NOT blasting any surfaceWe know for a fact that our products, soaps, etcare safe to homes, paint, and all surfaces We do NOT clean with straight bleach, etclike some other contractors do We have cleaned tons of homes and been in business 15+ years with no claims and this is the first time we have had a house do like it did We know the insurance company has backed us up in our safe soaps and would deny the claim because our system has been safely approved We go to conferences times a year to learn and keep up with the safe products, etc But in good faith we agreed to have the effected areas re-painted We understand the customers concerns about it not being a bubba painter and one that was licensed We have no problem with that Len(owner) immediately started calling (not less than painters) to see if they would go look at and give a price to repaint Several said they would but never went to look at the job after following up with them or they all commented that the home owners paint had failed and didn't want to get involved in the situationLen then reached back out to customer and asked him if he had a quote from his painter (which he did) We approved the amount and painting is in progress to be completed Once the job is finished we will then settle up with the customer No money has been exchanged yet and if there is a balance we will pay itWe know our methods and soaps are safe and stand behind our work We also will stand behind any damaged that is legit and will take responsibility No way do we admit fault in this because it's clearly out of the norm however in good faith to the customer agreed to take care of this issue We have kept all pictures, emails back and forth to customer, etcif we need to prove anythingThe customer has been informed and part of the process all the way

[redacted], I was a pleasure talking to you a few moments ago although I regret the series  that prompted the call.  As I stated we have been in business for 15 years and have washed approximately 8,000 homes In that time without incident caused by our house wash cleaning solutions. Our cleaning solutions are a blend of professional cleaners made specifically for the pressure washing industry throughout the entire United States and  I have never  heard of anyone having a problem with a homeowners paint liquefying and running off the surface of the facias with these cleaners like [redacted]’s paint did.  As soon as my crew encountered the paint washing  off the house, they stopped and called me to come look at it.  When I got there was one side of the  trim next to the garage door where the paint washed off to the metal. I wet my hand with water and rubbed the trim on the other side of the door and the paint, like it did on the other side of the door,  come off down to metal.  That was sign that if the paint liquefies and comes off with nothing but water and a little light rubbing, then my cleaners were not at fault and the problem was a failure of the homeowner’s paint.  We have seen paint  come off metal soffits, fascia, and gutters before,  but in each case we found out that someone had previously cleaned the  paint with a caustic type cleaner like [redacted], or even straight beach which is both a caustic and an oxidizer.  This why we have a disclaimer on our website stating we are not responsible for damage caused by things beyond our control, poor paint, or poor construction techniques.  “Sea to Summit Pressure Washing llc takes every precaution to assure the safety of the property that we are cleaning.  Our methods are accepted throughout the entire pressure washing industry as the safest techniques possible. We never clean the sides of homes or buildings with high pressure.  Instead we implement a technique that uses low pressure with the aid of the appropriate soaps and detergents for the surface that we are cleaning. However, we have seen instances where other companies have come in before us and used harsh chemicals that predisposed the paint to fail under any subsequent cleanings.We have even seen paint applied over dirty or moldy surfaces without the correct and necessary paint preparation.  It is fact that window seals and door sweeps fail over time and need periodic maintenance.Therefore, we assume no liability to things beyond our control , but not limited to, poor paint, defective or worn out door and window seals and gaskets, loose vinyl siding, faulty exterior electrical outlets or for damages that can be traced back to previous cleanings”. Even though I am confident that we did not cause the paint to come off of [redacted]’s home, we always want to make sure we leave our customers pleased with our work.  When I told [redacted] about his home I explained that we were not the cause of the  paint coming off, I wanted him to be happy and that would take care of the issue myself.  I was lining up my schedule to bring my guys (which are also painters) over the next week to do the painting, [redacted] notified me he didn’t want us to do the painting, but instead he wanted a professional painting contractor to  do the work.  That is when I set off to find a good painter to do the work for us. I talked to no less than five professional painters and each told me they felt like there was a serious paint failure issue with [redacted]’s paint and that  they  didn’t want to get involved with painting it and the problem come back to them.  The  entire time [redacted] and  I corresponded between 15 and 17 times. I am not sure how many emails he got from me because he  sent us an email saying he had a new email address and that the old on we started out corresponding with was no longer  working.  This why I am dismayed that [redacted] has been so quick to complain to the  Revdex.com about us. We may have had some communications problems on our end because we are moving to a new office and things like computers and phone lines are a little sketchy at best right now at  best. This was conveyed to [redacted] and we asked for his patients in trying to contact us. One of our last contacts with [redacted], I explained that  we were not having any luck with finding a painter that was willing to paint over the failed paint on [redacted]’s home. [redacted] replied back last week that he had a [redacted] painter that could do the work for  $720.00 which I agreed to. Today, we got an email from [redacted] saying that the painter wanted another $300.00+ to paint his soffits and fascia’s that we also agreed to just to get this behind us. We also noticed that [redacted] has filed another complaint against us for not being responsive to him or for not having paint failure taken care of.  To try to back up my theory on why [redacted]’s paint failed like it did, I called Engineering, Design, and  Testing. EDT is a nationwide professional testing laboratory that is used by many insurance companies before they will pay for things from bridges or buildings collapsing to decks falling off of houses, etc.   They also investigate coating failures too. Without sending someone  up from Charlotte or Columbia to take a sample of the paint for analysis, they seconded my suspicion that the paint at some point had been cleaned with a caustic type cleaner. It could have even been cleaned as far back a new construction clean up. The paint would not have come  off at that time, but it would have been severely damaged to the point that it come off years afterwards.  I think it is highly unfair that [redacted]’s complaint about us being posted on the Revdex.com. One, what happened to [redacted]s paint, while unfortunate, was unforeseeable and totally beyond our control and two, we have been trying  to work with him on this since it happened. We started emailing Len S[redacted] three days prior to the work being done at our house (September 13th, 14th and 15th) to confirm the start date of the work.  Mr. S[redacted] responded finally on the afternoon of the 15th.  It has been impossible for us to communicate with this company because every time you call their business number or their personal number an automated voice tells you the voice mailbox is full and will not allow you to leave a message.  Consequently we are forced to try to communicate via texts.  On September 19th, we texted Len S[redacted] to tell him that we needed to check with our contractor on what color paint should be used.  He responded the same day saying to “let him know”.   On September 27th, I texted Len S[redacted] to ask him to meet me at my home so that I could explain what my builder said needed to be done and I did not get a response.  On September 29th, I sent two more texts trying to get a response for Len S[redacted] to meet me.  I received no response.  I then called and could not leave a voicemail.  On September 30th, I emailed Len S[redacted] again and did not receive a response.  I emailed him again on October 7th and did not get a response.  On October 10th we filed a Complaint with the Revdex.com to see if they could assist us with getting a response and resolving this issue.   The company states below that they have kept us in the loop all along.  This is not factual and actually quite disturbing that it is being said.  If they had kept us in the loop, we would not have filed a complaint.  We even said that in one of our emails.  We just wanted to discuss the issue but nobody would call us or email us back.  We did not get a response until October 19th regarding the company’s response to our complaint.  We sent Mr. S[redacted] the quote from a painting company that we have been doing business with for years.  Mr. S[redacted] never told us or informed us that he was getting painting quotes.  He also never reached out to us to see if we had gotten a quote ourselves.  Our quote was for $720 – not including the paint.  Mr. S[redacted] accepted that quote and told us to have the painting company bill him or we could pay it and he would reimburse us.  The painters came this morning to start painting and while reviewing the quote with me they stated that the quote included doing only portions of an affected area and not the entire area.  Both would need to be done in order to look as it did prior to the house washing by Sea and Summit.   The additional amount is $350 plus another gallon of paint.  I emailed Len S[redacted] to tell him about this additional amount but did not get a response. I also tried calling him but could not leave a voice mail.  We need to know if the company is going to cover the additional $350 and additional paint necessary to rectify this situation.   The whole house was not affected but many areas were and those are the spots that are to be painted.  I am very disappointed in this company and their lack of responsiveness to our concerns.  This has been very stressful for my wife and I.  The lack of communication has made it ten times more stressful than it had to be.   Additionally, Mr. S[redacted] has not addressed the etching he caused on our driveway.  I previously forwarded photos of that with my complaint.  We would like to know when/if he is going to fix that issue.    Sincerely,  [redacted]
