We have been living in the complex Commoms at victoria village for a year now. Our appartment was not in move in condition. It was filthy with both mouse and cockroach infestation . The heat did not work. We filed complaints with code enforcement . They have been in violation since October 2018. They are still in violation. We have had numerous complaints about maintenance not fixing anything. We had our door locked in by the fire department going to the wrong address. We were without a locking door for a week. The maintenance men hung the door wrong and it provided poor insulation and allowed pests including spiders ants and mice to come in. The exterminator has only been there a handful of times the entire time we lived there. They never have parts or poison to fix problems so you go without for months without seeing an exterminator or repair done. They did not give us 60 days notice to vacate and did not renew our lease. They gave no notice to vacate period. I found out by making my rent payment that they were not renewing my lease and I had 10 days to get out. I'm a single mom with 2 kids now homeless after sufferingin horrible conditions living in my apartment. I now have pstd and take medication for it due to having mice crawl all over me and the horrible conditions we have been living with. The office does not give notice when entering the apartment. They use keys and come into your apartment without knowing. We had to call the police on one maintence man because he was in our apartment without permission and woke my mother put of a dead sleep. He had no identification to show he even worked for the complex. The list of problems go on and on.

To whom it may concern:
I am writing in response to the complaint dated 11/21/2019 regarding *** who resides at ***
*** moved into 1*** on October 18, 2018 and her lease is set to expire on November 30, 2019.
On October 26, 2018 we received a complaint from *** that her furnace was not working this was after hours so my maintenance staff received this as an on call emergency work order. When my staff arrived Ms. denied entry into her apartment for them to service the heat. She stated that she was not allowing us in because she had called the City of Columbus Code Enforcement and was waiting for them to respond before we could enter.
On Monday October 29, 2018 we served Ms. with a 24 hour notice to enter so that we could service the furnace. We found that the circuit board was not functioning properly so the HVAC staff made a temporary repair on the furnace and placed an order for a new 60,000 BTU furnace.
On November 16, 2018 we were able to gain entry and the furnace was replaced.
Following the furnace replacement we began to receive complaints from Code Enforcement that the tenant was calling regarding mice and roach issues. Our office immediately placed Ms. unit on a weekly rotation with our Pest Control Company.
Her unit was treated multiple times. The dates are as follows:
12/21/2018, 01/11/2019, 01/25/2019, 07/12/2019, 07/19/2019, 07/26/2019, 08/02/2019, 08/16/2019, and 09/13/2019.
As we continued to monitor the Pest Control issues I scheduled a walk thru with *** who was the Code Officer at the time and found that on April 24, 2019 the tenant had a sanitation issue going on in their unit which was making it difficult to properly treat for the reported infestation. At that this time tenant was given a 30 day notice to correct the problem.
As of today November 25, 2019 we have 0 uncompleted work orders. The tenant has had their sliding glass door replaced as well as their front door replaced since residing here at 1***.
Unfortunately *** is not happy living here at The Commons at Victoria Village and has continuously placed bad reviews against the property as well as personal reviews against myself regarding false allegations of me being a drug addict for everyone to see.
Due to the circumstances our office decided that we were going to part ways with this relationship and non-renew Ms. as of December 31, 2019. We mailed out this non-renewal on November 15, 2019 giving her until the end of December to make other living arrangements.

We have left numerous messages regarding the fixing of the holes outside our apartments. Due to the excessive trash in the area, the gardens not removed the move continue to flourish in the area. The exterminator suggested to the complex to fix the holes to stop the mice. The complex never sent maintance to fix the holes. In order for mice to leave they need to fix the holes all over the apartment outside they never went next door to see if neighbors were infested . We would like all copies of the maintenance records with our signatures showing that they have been there in the last 60 days fixing the holes

Well for starters it was not wheelchair accessible, which was told it was .
Had several problems with the office regarding maintenance requests , broken items needing fixed, leak in bathroom in apartment. Several issues with noise complaints. And drug/crime issues that we reported and the office did nothing about any of this. They replaced the toilet in the bathroom with a new one and didn't fix the problem continued to have problems with the leak, and office wanted to aruge about it. Had complained several times with the office and the police department regarding noise and drug complaints. My wife and I had decided to leave because of her health . I talked with the office to see about getting out and I was told we could leave , never was I told that we would be charged 2 months rent . Since this my wife has had health problems , but I have been around with trying to get a hold of someone from the corporate office to see about the issues we had and why we was charged 2 months rent , since then fabco has reached out regarding this debit and we have not paid anything back at this point due to my wife's health and me trying to reach someone at the corporate office.

To whom may Concern,
The lessee holders terminated their lease early. The two month rent is our standard policy when someone breaks their lease. All work orders were taken and completed as per company policy.

We asked if we could leave are lease early due to my wife being I'll, and being in hospital. We're we told we could. Work orders were not all done , and we waited days for them to fix things . We would like to have this balance zeroed out or majorly reduced.

Our Company followed proper procedure and offered them to do a lease buy out which entails a 30 day written notice with two additional months. I emailed the residents on 04/12/2017 explaining what they could do to break lease since they were not happy. However, I was willing to take the $540 lease break fee off their balance with Fabco leaving adjusted amount owed of $626.00.

I've rented from this company based upon my income and credit, in August 2015 when it was Royal LANDING on E. Broad street. I've informed them of my concerns and fixtures as a new tenant should, but to my surprise it all was ignored and neglected, despite my many conversations, recordings and pictures of evidence. Now I unfortunately had to transferred due to them being forced to sell property by the city, now in another property totalling 3 yrs *** the same concerns and fixtures have been
brought the their attention and still neglected as well, black mold, bed bugs, fleas, roaches, spiders and building maintenance issues like no air conditioning for the summers and barely any heat for the winters. I've tried to be patient and tolerable to the nuisances, tried to be understanding of their lack there of...but my health has plummeth due to the mold, hospital runs, rashes, vomitting, lost of work/jobs, chronic ear infections and out of retaliation, after sending me another renewal of lease, now this morning I received a non renewal of lease. I owe nothing, and I kept to my lease but they have been breaking it and in violation ever since I signed all 3 of em.

The *** is DISGUSTING! I specifically asked the office if there was a bug problem..they said not in 3 years..I've been here 30 days and there's ROACHES AND BED BUGS EVERYWHERE!! In my baby girls diapers even! They want ME to do all the prepeprepar for extermination but only spray the kitchen cabinets! So many maitence repairs they refuse to do just keep saying the people will be out next week..LIES. drugs and gang violence every day...this place is HORRIFIC I am taking the eviction fighting it in court and LEAVING!!!!

I lived at *** for 1 year under a 12-month lease, 8 months on a month to month lease. It was requested by staff that I put in a 30 day notice before moving out which I did, and after paying my final rent payment the staff gave me a receipt showing a 0 balance. Before moving everything was emptied out and apartment was cleaned and left like the way I moved in. Of course pictures were taken to have back up evidence that I did clean and leave the apartment in great condition. Two years later and I have a a balance of 940.00. *** now know as *** has claimed I broke a lease that I was never under anymore. Also I gave the proper 30 day notice and cleaned out the apartment. I’m wrongly charged two months and cleaning fees. I’ve reached out numerous times to get this mistake solved. I’m constantly told none of those staff works here anymore and don’t have my paperwork. I reach out to *** and get nothing but rude and aggressive attitudes saying that I must pay. I followed the lease and was a great resident. I turned in my rent payment and gave the proper notices. I also left the apartment in good condition.
