Review: I moved into a rental property on 11/17/2014. At the time of my move in date I gave a security deposit of $1,650.00. I was forced to move out of my unit on or about August 9th. The environment had become unsafe for me and my family.I gave my Landlord 45 days written notice as required per my lease agreement. The Landlord wrote me and granted my request to vacate the unit effective the end of August. (Rent paid in full w/late fee)I completed my walk through with the Office Manager on September 9, 2014. At that time it was recoded that:The saddle in bathroom one was brokenThe knob on the stove was brokenA rip in the carpet at the seam. (no stains at all)oI explained to Office Manager that there is a leak in the kitchen (the window & under the sink)I received a letter for Coreland Property Group, LLC: advising that my security deposit will not be returned to me for the following reasons:$1,537.00 Supply & install new carpet$250.00 Removal of the carpet$85.00 repair to closet & walls installation of alarm$50.00 to replace the marble saddle$15.00 replaced one light bulb$90.00 Clean unit through outTotal charges - $2,027.00 Balance due $376.51I can honestly say I left my unit in excellent condition I have no control over the carpet coming apart at the seams. My lease agreement states in section 13: a professional truck mounted cleaning of all carpeting with receipt provided to Landlord, and shall pay the Landlord a reasonable charge for the cost of any cleaning if not clean the tenant is responsible for $320.00 fee. If the stains cannot be removed the tenant will be responsible for the cost of replacing ..Again, my carpet did NOT have any stains I lived there closes to four years and the carpet was not even worn. I had area rugs throughout the house, due to my young son. I feel this is an unfair. I have reviewed and read through Landlord/tendency laws and it appears to me that the replacement falls on the Landlord under normal wear &Desired Settlement: I am will pay the cost of the cleaning $320.00 and the repair for the saddle $50.00 and the repair work for the alarm installation.
