1-4-17To [redacted] ,Please be advised that on December 30, we received the attached complaint from your office regarding our insured, [redacted] We represent Cornerstone insurance ProducersAs per my telephone conversation with the Director in your office, ***, the complaint was originally sent to the incorrect agency, Cornerstone Agency Services, [redacted] ***, Lancaster, PA and they sent us the complaint on December 30, The complaint basically alleges that [redacted] never received communication from our office and the mold damage Sustained to her items should be covered under the policy.In regard, to her first complaint, that [redacted] never received communication from our office, that is inaccurateOn August 13, 2016, [redacted] filed a claim with our office for a mold damage loss she sustained at her storage insurance facility located at [redacted] Self Storage, [redacted] ***, Charleston, SC ***On August 15, 2016, we sent [redacted] a letter acknowledging her claim and a Statement of Loss Form (see Exhibit A)As we never received any claim information from [redacted] , we sent her a letter on September 14, 2016, requesting the required documentation to process her claim (Exhibit B)On September 19, 2016, we received the Statement of Loss Form and pictures of her mold damaged items from [redacted] (Exhibit C)On the very next day, September 20, we sent [redacted] a letter denying coverage for mold damage and quoting her policy exclusions for mold damage (Exhibit D)Attached as Exhibit E is the facility manager's incident report that states that [redacted] reported mold damage on her couch and mattressFurthermore, I have attached [redacted] 's Certificate of insurance (Exhibit F) that was provided to her by the facilityPlease note under Exclusions in the Certificate of insurance:EXCLUSIONS: We do not insure:Against loss or damage caused by or resulting from wear and tear, gradual deterioration, maintenance, inherent vice, latent defect, moths, insects, rodents, vermin, mold, mildew, wet or dry rot, atmospheric condition and /or changes in temperature, delay, loss of use or loss of market.In addition, please see Exhibit G, the *** Tenant Insurance brochure that was provided to [redacted] The brochure also States:WHAT IS NOT INSUREDLOSS or damage caused by or resulting from wear and tear, gradual deterioration, maintenance, inherent vice, latent defect, mildew, mold, wet or dry rot, atmospheric or changes in temperature, delay, loss of use, or loss of market.Therefore, the complaint filed by [redacted] is inaccurate, [redacted] was contacted in writing by our office three times [redacted] received a written denial of her claim as indicated by the aforesaid Exhibit DIn addition, [redacted] 's Certificate of Insurance, as well as the brochure, clearly state that mold is not covered under the policy.If we can be of any additional assistance, please let us know.Very truly yours,Jerri-Lynn W., Director of Claims

We are in receipt of your inquiry dated August 25, 2017.This loss was reported to us on 07/21/with a date of loss of 7/20/17.Ms*** reported to both the facility (SecurCare) and Cornerstone that she went to her unit on 7/21/to move her belongings to her apartmentWhen she went to the
unit the locks she placed on her unit were still intactShe reports after she left the facility she noticed some belongings missingShe reported the loss to the policeThe Police Report confirms no forced entry.Ms*** policy provides coverage for Burglary under the Additional Coverages sectionIt states:aBurglary100% of the amount of insurance coverage for loss by burglary or holdupThe term Burglary means the act of sealing property by forcible entry into the storage space described in the "rental agreement'However, this coverage only applies when such storage unit is Securely locked at the time of the forcible entryVisible signs of forcible entry must be evidentThe mere absence of a lock will not constitute forcible entry.The policy clearly defines burglary as Stated aboveBased on the investigation, there were no signs of forced entry and Cornerstone denied the claim.Please let me know if you need anything further from CornerstoneI can be reached at ###-###-#### X5986.Sincerely,Erika C***, AlC Claims Manager Cornerstone Operations Group
