2014. They were given a move in/move out checklist to document the condition of the property and asked to fill it out and return a copy within seven days. The seven days was to give the tenants a sufficient amount of time to properly document the condition of the property in their own words. This checklist was to help aid the tenants in the prevention of deduction from their security deposit from any damages that they did not cause. Unfortunately we did not receive a copy of the move in move out checklist at any point. Our company installs new filters, light bulbs, batteries and instructs tenants that within the course of their tenancy that these items are their responsibility to replace. The lawn care was the tenants responsibility as well.The lawn was to be mowed, trim, edged, free from weeds etc.the slider blinds were damaged in the living room and missing completely in the bedroom. The UV film that was on the bedroom slider door was not authorized and needed to be removed and left a very sticky residue that then needed to be cleaned. The garage fire door had light damage at the beginning of the tenancy however the door was functional.The door was never reported to be non functional. When the tenants vacated the door would not close or lock due to further damage. Only one third of the cost for the blinds and garage fire door was charged to the tenants due to normal wear and tear laws. Everything that was charged was minimal and reasonable. A refund will not be granted.

I do not accept their response because should not be charged for normal wear tear or damages that where there already and we where never told that we had to buy batteries, light bulbs ,and filter she is making things up by law you cannot charge for any of those things and the lawn she is charging excessively dirt and weeds we did trim trees I took pictures of all property before and after move in and we did fax the check list she probably lost it just like she had lost a money order she tried to say we didn't send for rent but I got it certified with her signature on it I am a honest person but I absolutely think it's wrong when a company tries to come up on money the deposit and starts charging excessively and is breaking the law

We have no intention of going back and forth on this matter. The charges that are to be deducted from the tenants security deposit was explained to the tenants upon move in and before move out. We let our tenants know what their contractual responsibilities are when the lease is signed on move in day. Then before move out we tell our tenants what to expect once again. They had the choice to clean the house, shampoo the carpet, repair what they had damaged, replace the things that were missing,remove the items that were not authorized and mow the lawn one last time; however they choose not to. Reimbursement will not be granted.

disposal was cracked and leaking and in need of replacement on November 25th 2015. Due to the urgency for a quick response and with the Thanksgiving Holiday approaching a text message was sent to him in regards to options in the prices and sizes of garbage disposals. The pricing was $170 for a 3/4 HP and $190 for a 1/2 HP garbage disposal. We then asked Mr. [redacted] to email his authorization for the garbage disposal work to be completed. The email confirmation below from Mr. [redacted] authorized work to be completed for his rental property in the amount of $190. Our company then installed an 1/2 HP insinkerator brand garbage disposal in November 2015. Mr. [redacted] then asked for the warranty info and when we sent him a picture of the warranty. Mr. [redacted] then claimed that he thought he was getting a 1 HP for $190. We believe that the the text message was misinterpreted. He would now like for our company to extract the 1/2 HP garbage disposal that's in place and purchase and install a 1 HP garbage disposal at our own cost.

1. [redacted], informed my by text 11/20/2015 stated the more powerful(1HP) is @$190 including installation.
2. She wanted to have email to confirm and I sent out.
3. 12/25/2015 text her for photo & Mfg warranty document.
4. 12/28/2015 [redacted] sent photo of the 1/2 hp unit by text. I then asked her I paid for 1HP and she confirmed below
The warranty is on the box. Our guy didn't keep the original box. He took a picture of a bix he had on hand. We got the bigger disposal.
