I am rejecting this response because:
Ok this is getting ridiculous with the  lies that are being told by Cornerstone but here we go ....
in response to [redacted].....  No I  had not told you that I was unhappy with Cornerstone or [redacted] at this time.  I was trying to just deal with the issues and be quiet because I didn't want to complain and cause a problem.  I liked the house and needed to stay there so  didn't want to make anyone mad.  So at that point no I had no said anything about how unhappy we were. nor did I want to be a big tattle tale going over a million different complaints.    He also said that they were selling the house due to our high amounts of service requests.  As a tenant when you have a problem with your toilet (that had to be replaced)   or with the garbage disposal, or with EXCESSIVE amounts of spiders, or when your garage door doesn't work or when you are not receiving your yard maintenance then you call or request maintenance.   That is what we were told to do and that is what we did.   We did not have excessive calls in any way.    
Now onto [redacted]'s list of lies.
1.  [redacted] states that we had a 6 oclock appointment and that he admits to being 10 min late.....   Well that is another  lie.  We had a 5:30 pm appointment.  I have copies of last years appointment calendar to prove this if needed.   So as you can see by his own words that yes he was 45 late.   We did arrive 5 min early, which is what you should do in any business situation.  I am punctual and on time to anything I do especially with business.  There is no need to even discuss the weather because it is irrelevant.   He already admits to being late and I can prove he was 45 not 10 min late.  Just another lie.
2.  co2 detector situation-  [redacted] states he never told me not to call him regarding this.  This is the biggest lie yet.  This was a HUGE ordeal that my entire family was involved in because of the extreme noise the detectors were doing and the time of morning it was.   Three people heard our conversation and also heard him call me back apologizing for his rudeness and told me to feel free to call him for anything.  I  had explained to him earlier that if I cant call the property manager when there is an emergency like that then I would just call the fire dept.     I have never been treated so rudely at this point and was blown away by his attitude but what was even worse was he insisted we take the batteries out of the detector even though it was going off.   He insisted that everything was fine and then they brought new detectors later the next week.  He made me feel like I was a complete bother to him and his company and left me feeling very unsafe since the CO2 detectors had been going off and nothing was checked to make sure there was no Co2.  So of course he Is going to say he was never rude but I have three witnesses that heard him.
3.  yard maintenance-  I contacted [redacted] numerous times to let him know that the yard people were not doing their job.  On 12/30/13  I talked to him and he insisted that they were just there and that he had been paying them so they had to be coming.    I kept trying to explain to him that he might have been paying them but they were not coming.   I finally went out to the yard and took pictures of weeds several feet high and other areas of the yard showing that there had not been any yard care done.  (I also have copies of these pictures and copies of the text message to go with it)     At this point he said he would send someone else named [redacted].......      so then he talks about the payments that he had made to them.  I again had told him numerous times that he was paying for something I was not receiving.  But if you go by just his payments and nothing else you will see that we did NOT receive service from April to July .  You will also see that they paid them in December but it was proven to him that they did not do service.   Then in January he shows no service and shows a payment to both companies for Feb 2014.    So [redacted] stated that I was "obviously exaggerating"   no he is OBVIOUSLY LYING nor does he know how to manage his contractors.  
4.  When you are not receiving the yard services that are part of your rent and your being treated like garbage its upsetting to have someone try to raise your rent.   But whats more upsetting is when they treat you like your ignorant.  This again shows what I mean....  Here is a quote from [redacted]......      although larger in square feet,had the same 3 bed, 2.5 bath count as her residence.  As I stated in my complaint they tried to use houses that were NOT comparable to mine.   You cant use a house that's over 2000 sq ft when mine was 1500 nor can you use houses in other areas of town. So once again he proved my point with this.  He tried to use houses that were not comparable as a reason to raise my rent.  I told them fire the yard people and don't raise my rent because I can do my own yard and you can quit paying someone not doing the work they say they are.   
5.  Again as I said ....  We were giving as 60 day notice to move but really what it said was we had to move within 60 days but couldn't move for at least 30.    Again proving my point.
6-9  As for the move out date.  They had agreed to let us stay through July so in my first letter to them I specifically told them I was giving them notice but I didn't have a specific date yet because I was waiting to find out when we could move in but that we would not be there through July that for sure we would be out BY THE END OF JUNE.   Once I knew the exact date I gave them that date.  He mentions the first email and the last email but he failed to mention the middle email giving him the exact date of move out.  Originally I had told them that I would go ahead and pay Junes full rent and they could credit back any unused days, but then when I gave him the final date of the 20th there was no reason to do it that way and that I would pay the correct amount of rent due.   They had asked us to leave by June 14th.   We were all working to get us moved out as soon as possible even though they agreed to extend the date past the 14th if needed.   When we gave them the exact date to leave of the 20th they tried to say that we had to pay the full month of June anyway because we had not given them 30 days notice.  However they had been given 30 days notice.  This was again another one of his games.   The first email was written was keeping in touch with them minute by minute, on 5-16-14 giving them the 30 days notice.  That would be for June 16th but they agreed to give us extra days so I told them I would for sure be out by the end of the month.  I told them any days that I had paid for already they could credit back if we moved sooner and they agreed to this.  If they had needed a specific date then or needed clarification he should have said so.  I was very lengthy in explaining when and how I would know the exact date.  Since they agreed I was under the impression that we were all working together to make this happen and I would update them when I knew more.   That was when I gave them the 20th date. 
Through this entire time [redacted] was nice and workable in ALL situations that [redacted] was completely rude and aweful to deal with, which is why I didn't want [redacted] to have my new address.  I felt in my gut very  uncomfortable with him having the new address so I gave him the address to my business that I own where he could mail my check.    I gave them in writing where to send the check.   [redacted] then googled the address that I gave him and decided that it would be funny to send my check to another business that was there years ago.   Not even my business that is currently there.   There was NO reason what so ever for him to have googled my address I gave him, and that is the only way he found that old business listing, nor was there ANY reason to address the paperwork to this company and not me.  
[redacted] also told me that I was trash and he was removing the trash out of the house as well as numerous other slanderous things.   They should not be allowed to treat people this way.

Review: Dealings with this company started bad from moment one when we were left to sit out in the hot sun for almost 45 min because [redacted] was late showing up to show us the property. His attitude was snotty & rude from the beginning but we really liked the house so we went for it anyway. The first week we were there the CO2 detectors started going off at 6 am.... I tried to call [redacted] numerous times but he didn't answer till after 8:30. There was no other number to call for emergency maintance either. Understanding that this was an emergency due to the text messages & VM messages I left him he finally called me back. All the while the detector is going off so loudly that you can hear it outside down the street. [redacted] told me that morning that I was bothering him & not to all him for stupid things like this again. I was very angry & asked who I was supposed to call if I cant call my property manager. Did her want me to call the fire department? He ended up apologizing to me & told me to just remove the detectors. Now if you have CO2 detectors going off at 6 am shouldn't that be checked out? Well it wasn't. All they did was bring new detectors over the following week. Our rent included monthly yard care. We received this only 5 times the entire time we were there. I complained about this over and over again but they did nothing about it.Then when it came time to renew our lease he told us they were going to raise our rent. I argued over this considering we had only been there for a year and were not getting the yard service. I explained that they should stop the yard service that we were not getting and keep our rent the same. He tried showing examples of houses in the area that supposedly were going for a higher amount, but he must have thought he was dealing with a dummy and I would notice the fast one he was trying to pull but using houses that were not comperable to my house at all. At this point when I pointed this out they said they would keep my rent the same. And sure they kept my rent the same as they gave us a 60 day notice to move. And not only did they give us 60 days to move they required that we give them a 30 day notice before we do. So we cant move for 30 days but MUST move in 60. WTH???? That is crazy.Through the move out process there was nothing but problems from [redacted].... TOOOOOOOO many to list and too many words to be read but let me say I have dealt with nothing like it.Then when it came time for the move out this is when it gets funny. Have you ever done a walk out where it took almost two hours? Me either. This company charged us because we didn't clean the tracks of the sliding glass door, or take the metal grates out in the ceiling above the airfilter and clean it. They charged almost $200 for carpet cleaning on three bedrooms and the list goes on and on. But the topper came when the refund of my deposit came. Due to the extreme unprofessionalism I didn't want [redacted] to have my new address so I gave them my business address to mail my deposit to. It was given to him in written form and was very clear on where I wanted the check to go. [redacted] decided he wanted to google my address I provided to him and found the name of a business that has not been in business in years and mailed my check there. When I approached him with this problem he was very rude and said that he was doing his due diligence to make sure I receive mail there. That is absolute nonsense. I gave you the address and there is no reason for him to have googled me. Then when confronted about his he sent the attached email....Desired Settlement: no settlement desired: but this is part of his email since I cant attach itOn Thursday, July 10, 2014 6:57 PM, [redacted] wrote:Don't flatter yourself in thinking I'm trying to find out where you live. Re: response to complaint by [redacted], dated 7/11/14, re property

management services on 52 Seraspi Ct, Sacramento, CA.

Dear [redacted], Revdex.com,

I am the owner of [redacted]. I have reviewed the complaint

submitted by [redacted] dated July 11, 2014. I have also reviewed the response by

our property manager, [redacted]. Although I was not personally the subject of

the complaint, I do have personal knowledge of certain facts on the incident.

I retained Mr. [redacted] and Cornerstone Property Management in 2011 to handle the

renting and management of [redacted]. On March 2013, we approved a one year

lease to a new tenant, [redacted], as to [redacted], we requested

Mr. [redacted] to raise the rent on [redacted] as a condition of lease renewal. Ms.

[redacted] complained about the price increase, but she indicated that she wished to still rent

the property from us. We agreed to maintain the rent at $1400 but indicated that the there

would be no lease. Instead, the tenancy was month to month.

As of March 2014, she did not indicate to me that she was dissatisfied with Mr. [redacted]

[redacted] or us as landlords. She did have an unusually large number of maintenance

requests, pest requests, and other requests. We accommodated her requests to the best of

our ability.

In May 2014, we decided it was not economically feasible to continue renting [redacted]

[redacted] because of the large number of service requests from Ms. [redacted]. I understand that

she and [redacted] had disagreements on how to handle the exact moveout procedures. My

expectation was that Mr. [redacted] comply with the law and procedures associated

with move out. My understanding and belief is that he did comply. On the other hand,

Ms. [redacted] was concerned with extending the tenancy long enough to find a replacement

rental and for her children to complete the school year. We attempted accommodate her,

but she did not update Mr. [redacted] on the exact date of her move out and that caused

much confusion.

The last task for Mr. [redacted] to mail the final inspection report and refund of the

deposit to Ms. [redacted]. Another dispute arose over disclosing her new mailing address.

My understanding is that Ms. [redacted] was very upset at Mr. [redacted] that he

“googled” her address to find out where to mail the report and funds. I do not know why

Ms. [redacted] was so upset that Mr. [redacted] did a google search for the mailing

address.

Most of Ms. [redacted]’s deposit was returned to her after a rental inspection report was

completed. She called me personally to complain of a charge for light bulbs. I offered

to settle the issue by refunding the charge. She accepted the offer, and I made the

payment. She did not dispute any of the other charges when we settled the issue of her

deposit refund.

Below is a point by point response to [redacted]’s complaint against me

and Cornerstone Property Management:

1. Complaint about my rudeness at the first meeting – I was never rude with the

tenant when I first met her during the initial move-in inspection. Our meeting was

at 6pm, and I was 10 minutes late, and I profusely apologized. She accused me of

being rude and snotty - I have no reason to be rude and snotty. We normally don’t

accommodate to evening inspections because it was still early spring, and the

sunset is at 7:31pm on April 4, 2013, the date of the move-in inspection. Our

inspections can be an hour to 2 hours long, and it is hard to conduct inspection at

night. She said she waited for 45 minutes in the hot sun. According to the weather

almanac, the maximum temperature on 4/4/13 was 64 degrees – that was actually

a mild temperature. If she waited for 45 minutes, then she must have arrived at

least 30 minutes earlier that the 6pm appointment.

2. CO detector – Tenant called and texted me but I did not have my phone in my

bedroom but in the office. She called and texted and 6am. I got down to my office

and returned her call. I never said that “Don’t call me again for stupid things like

this again.” The CO detector did stop alarming, and I bought a new CO detector

and replaced the existing one.

3. Tenant complained that she only received 5 yard services during her tenancy

from 4/4/13 to 6/20/13. Below are the dates of payments to 2 landscaping

companies: [redacted] Landscaping: 4/6/13, 7/9/13, 8/7/13, 9/9/13, 10/11/13,

11/7/13, 12/7/13, 2/10/14. Paradise Landscaping: 2/10/14, 3/4/14, 4/14/14,

5/15/14 x 2, 6/6/14. Total landscaping services during her tenancy: 14. Obviously,

[redacted] was exaggerating on the minimal amount of landscaping service she

received. We even changed landscaping company to accommodate to her

complaints that she was not happy with [redacted] and his crew.

4. Raising the rent. I sent the tenant an email on 2/23/14 per landlord’s instruction to

raise the rent to $1450 ($50 more than her current rent). I sent her a link from

[redacted] concerning the current rental market rates in her neighborhood. Those

rates were valid because those comparables homes although larger in square feet,

had the same 3 bed, 2.5 bath count as her residence. She emailed me on 2/24/14

and pointed out the difference in square feet in my comparisons, and I presented

her argument to the landlord that same day. She emailed me again asking the

status of her petition to keep the rent the same. I called the landlord again to ask

for his decision, and he asked for my recommendation. I recommended to keep

the rent the same to keep the tenant content. In her letter of complaint to Revdex.com, she

said concerning me that “he must have thought he was dealing with a dummy and

I would notice the fast one he was trying to pull but using houses that were not

comparable to my house at all,” is uncouth and accusatory. I was instructed by the

landlord to raise the rent and I presented to him solid facts based on internet

market data.

5. 60 day notice to move – we served a 60 Day Notice to Vacate on 4/15/14 via

email and regular mail. Her last day of tenancy would be 6/14/15. She was upset

when receiving this notice, so I let the landlord know of her predicament in

finding a new place. The landlord extended her stay until July, and I emailed the

tenant on 4/17/14 to convey to her that she can stay until July. In the email

concerning the 60 Day Notice to vacate, I also included the following verbiage: If

you decide to move out sooner that the 60-day Notice to Vacate, you must give us

a 30-day Notice to Vacate as the rental laws require

6. On 5/16/14, tenant sent my associate and me an email “To whom it may concern.

I am letting you know that we will be vacating by the end of June. You had

agreed to extend our time there till we found a place.”

7. On 5/29/14, tenant sent me an email “After thinking about this I don't think its

wise to pay the entire month and wait for a refund of the extra. So I don't want to

do that. I would like to pay through the 20th.”

8. On 5/30/14, I responded to the tenant “Rental laws require that tenants give a 30

day notice to vacate with your last day being June 30. You emailed me on May

16, 2014 stating that your last day of tenancy is at the end of June. We are holding

accountable to that date.

9. On 5/31, tenant emailed me and complained that I am being difficult to work

with. I was holding her accountable to her date and upholding the rental laws and

to my fiduciary responsibility to the landlord, but I still presented her complaint

and request to the landlord. I advised the landlord to end the lease on 6/20/14 per

her request, and he agreed, I emailed the tenant that he will allow her to end the

lease on 6/20/14 instead of 6/30/14.
