See attached document.Revdex.com ID of [redacted] Thank you Revdex.com for allowing us to address thisFirst, had the renter told us at the time of booking what her plans were, we would have referred her elsewhereOur expectation was that she was booking our single family home to accommodate nine people.My husband and I have been landlords for over thirty – five years; we have had over one thousand contracts and leases during this time period They are industry standard, simple rental agreements, attorney approved In particular our short term rental agreement is a single page of size font.This renter was in violation of numerous straightforward clauses Her complaint is delivered in a shot gun approach and it would take far more space - not to mention time - than the Revdex.com would likely allow to fully respond, so I will do my best to answer a few.The renter states that she was told children are free and that she could have persons plus childrenThe renter’s lease states the number of persons for the duration of the lease is Children are paying guests and are included in the lease agreementTo do less would invoke Fire Marshall concerns.A professional cleaning company cleans the house They cleaned prior to this renter’s arrival and after her departure They do the walk-throughs if a renter desires one They also let us know about extra cleaning and damageThe cleaners reported they found a large burn mark on the wood floor, which they notified us ofBy initial estimates for the repair it was thought to be $but it will actually be $The renter was only charged the lesser amount The cleaners also reported they found burned matches and ashes throughout the house The cleaners charged for extra cleaningPer the rental agreement this was passed through to the renter.The renter states my husband repeatedly came overOther than at check in and check out and some information they inquired about, we were only on the property once during their stay (and that was in a parking stall).The renter is correct, there was a parking issueDuring one of the parties, the renter was unable or unwilling to get her car into her wide open parking stall (we provide parking stalls on the property) and left her car abandoned on the street, blocking both the street and a fire hydrant – see [redacted] The vehicle was there for several hours The lanes in Birch Bay are quaint, about feet wideBesides the safety hazard, this caused an access problem for our neighbors as there is only one street in and out.In years of renters, we have never had to have police out, that is, until this renter The person the renter claims we banned was not on her tenant leaseWe have parking stalls reserved for our rentersHe demanded to park his car in one of themHe was so inappropriately behaved law enforcement was called While on the phone with he yelled “they’d better bring back up because they’re going to need it”sent back up He of course left before their arrivalPolice were able to locate him and told him not to come back.We charged for petsOurs is a no pet propertyThis is clear in our ads as well as in our contract We charged the renter for pet violations and for rug shampooingA rug shampoo on a pet violation is a common practice in the hospitality industry.Speaking of grief, yesterday morning my husband’s mother, who had been in hospice care for four months, passed awayThe week of this renter’s visit to Birch Bay was my husband’s final opportunity to visit her before her passing (she lived some distance away and he also has guardianship responsibilities for her)We were denied this, -- even though we kept our distance from this renter, given the problems this renter presented, we felt we could not leave the property unattended.And finally, this renter, by separate correspondence, has stated she accidently took a valuable item from the cottage and says she will return itWe look forward to the return

Besides the safety hazard, this caused an access problem for our neighbors as there is only one street in and out.In 35 years of renters, we have never had to have police out, that is, until this renter.  The person the renter claims we banned was not on her tenant lease. We have 4 parking stalls reserved for our renters. He demanded to park his car in one of them. He was so inappropriately behaved law enforcement was called.  While on the phone with 911 he yelled “they’d better bring back up because they’re going to need it”. 911 sent back up.  He of course left before their arrival. Police were able to locate him and told him not to come back.We charged for pets. Ours is a no pet property. This is clear in our ads as well as in our contract.  We charged the renter for pet violations and for rug shampooing.
