The resident jumped the gun and filed this complaint with some major untruth to her statements First, she has lived her for years and has signed different leases that all say the same exact thing which I can provide and did provide to her There have been no changes to the lease other than dates they cover and the rent amount I do not decide what the rent will be, the corporate office does and yes, there is a $increase most years which the resident is made aware of days in advance so that they can look elsewhere if they decide they don't want to renew the lease for another year.Now, she has not contacted the office regarding any leak since 9-4-until the day before she filed this complaint She filed this complaint the day AFTER she gave a day notice to move December 31, and I notified her that their lease was not up until January 31, and she wanted out early which I do not have the authority to authorize I went to her apartment when I received this notice and looked at her bathroom ceiling which did have a bubble in the paint and I called the plumbers to fix the leak upstairs which they did The maintenance man scraped the paint and replaced the drywall in the ceiling that the plumbers cut out He went back yesterday and sanded that area The other guy scraped the laundry room ceiling where the texture was falling down and painted that ceiling We pride ourselves on taking care of our work orders in hour period but the tenant must notify me when something is wrong OR if a problem is not fixed property and she did not I have been here for years and this is the first complaint anyone has ever filed and it is not legitimate

See attached documentCOUNTRY PLACE APATREMENTSCOUNTRY PLACE COURT HEBRON, KENTUCKY (859) 689–4100March 28, 2016Revdex.com E4th, SuiteCincinnati, OH 45202ATTN: [redacted] ***RE: [redacted] Dear [redacted] ***,This letter is in response to a concern received by your office from [redacted] on 2/26/2016, ID [redacted] .When the tenants moved into the apartment on 4/19/2014, a unit inspection was done, attached is a copy of the signed inspection report showing no damage to any items within the apartment at that timeIn addition, this tenant receives [redacted] and an inspection was completed by the [redacted] office prior to the tenant moving in and one is done at least annually by them alsoWe have also completed our annual inspections of the apartment on 2/19/and 3/16/and found several items not reported to our office that were all repaired (Work orders [redacted] & [redacted] attached).We reviewed our records and all items have been reported have been addressed to include:The toilet in the living room is not in service – work order [redacted] completed 3/1/– toiletwas found broken and was repairedThe seal in the bathroom upstairs – work order [redacted] completed 3/1/– cove basereinstalled that came looseThe carpet in the house are too old and we are all sick all the time, sneezing, runny noise and allergies specially the kids get sick because of that — the carpet at this time does not warrant replacement, we suggest the tenants clean their carpet at least annually to keep it clean and to help preserve it for the length of their tenancyThe stove is not working properly and the oven – work order [redacted] went to apartment torepair on 2/23/2016, found door to oven broken at hinge, photo attachedHinge was repaired, t-stat had to be orderedMaintenance returned on 3/11/to install t-stat received from Supplier, and Oven door was found not closing again (photos attached)T-stat installed and door adjusted, oven working fine and door closing properly - work completed 3/11/The doors needs to be replaced because they are too old enough and not save – work order [redacted] completed-weather-strip was needed and latches needed adjusting, doors are not rusted, are Sound and safeThere was a water leak and the house get flooded before two weeks and reported but theycome and saw exactly what happened and they said they are coming back to fix it but no one showed up at allWork order [redacted] — repairs made to kitchen/living room ceiling due to recent leak — this was not called in until 2/23/2016, days prior to making the Complaint with youWe went on 2/23/as soon as it was reported and found the leak, we made the repair to stop the leak and began drying it out to complete drywall repairs - all drywall repairs were completed on 3/2/2016.I have reviewed the history of their work orders and everything called into our office has been completed timelyWe address work orders by severity of the problem, with emergencies taking priorityAll of these work orders were called into our office on February 23, 2016, unfortunately We did have to order a part for the stove and as soon as it was delivered the repair was made to that.Should you have any further questions, please contact me at [redacted] .Kristen MB [redacted] Regional Portfolio Manager Country Place Apartments

other than dates they cover and the rent amount.  I do not decide what the rent will be, the corporate office does and yes, there is a $10.00 increase most years which the resident is made aware of 45 days in advance so that they can look elsewhere if they decide they don't want to renew the lease for another year.Now, she has not contacted the office regarding any leak since 9-4-2015 until the day before she filed this complaint.  She filed this complaint the day AFTER she gave a 30 day notice to move December 31, 2015 and I notified her that their lease was not up until January 31, 2016 and she wanted out early which I do not have the authority to authorize.  I went to her apartment when I received this notice and looked at her bathroom ceiling which did have a bubble in the paint and I called the plumbers to fix the leak upstairs which they did.  The maintenance man scraped the paint and replaced the drywall in the ceiling that the plumbers cut out.  He went back yesterday and sanded that area.  The other guy scraped the laundry room ceiling where the texture was falling down and painted that ceiling.
