I can't help but think that when the owner showed up at the house months before the tenants lease expired and told the tenant that he had to leave since she just got out of Navy and wanted her house back, that it may have upset the tenant and things never again went smoothly after that I explained to the tenant that he was in a contract and the owner could not make him leave until his lease expired unless it was mutual, "which it was not"By the owner completely disregarding the contract and attempting to throw out the tenant, "base on the phone call I got from the tenant", and again the owner confronting the tenant in a store she saw him in and from what the owner, Ms***, told me" was not very nice to the tenant", set the future for the condition in which he would leave the house when he left I was over to the house at least every 3, or months making small repairs or looking at issues that the tenant had with something that was not workingProof of these trips to the house would be proven by invoice repairs that she would have been given with her monthly statements as repairs were madeI did not think about it at the time, but never did get another call from the tenant after the owner had showed up at the house to tell him that he needed to leave Until this point the tenant never had any trouble calling me no matter how small the issue If there is no reason that I need to go by the house for whatever reason for months or more than I will set up an appointment to go by the house to make sure things are in good condition and make sure the tenant is keeping the house in good condition over allBut frequent trips were made to the house, so I didn't feel it was necessary to make an appointment specifically to walk through the house It was clear to my repairman that the tenant had attempted to repair the garbage disposal himself and broke it in the process, causing water to leak from the garbage disposal underneath the sink, for a prolonged period of timeit was not until after he moved out that the damage was discovered When the tenant left, the house was not cleaned up at all and there was a lot of trash left behind and cleaning that needed to be done and touch up painting etc At no time was there any work done to the house after the tenant moved out that was charged to the ownerAll of the repairs that were made, the cleaning that was done, was taken out of the tenants security deposit and was not charged to the ownerThis is not the owners money, and is to be taken from the tenant security deposit a very specific and legal wayThe tenant is the one that has the right to contest how the money was spent to repair the damage that was done by the tenant A garbage disposal has a year warranty parts and installation."Standard from Home depot."
