Was told by woman in the office that only making twice the monthly rent would be acceptable. Low & behold after I paid non - refundable application fee was told 2.5 times the rent was neccessary & denied telling me that 2 times rent was ok .. why would I spend $ 50.00 to apply somewhere I dont quality .. ridiculous ..

Country Square Villas is an apartment community located at 8449 Aiken Ct., Tampa, Florida. This letter is in response to the above referenced complaint.
The complainant was an applicant for residential tenancy at Country Square Villas. The applicant submitted an electronic application with partially missing documentation on August 4, 2020 and paid a non-refundable application fee in the amount of $50.00. On-site property management promptly began processing the
application, and within thirty-two minutes of receipt of the application contacted
the applicant to request missing requisite paystubs and inquire whether the
applicant could demonstrate additional income. Ultimately the applicant did not
meet income qualifications and was not approved for tenancy.
The complainant alleges that he was told that "making twice the monthly rent would be acceptable." We have confirmed with the rental agent and property manager that this is incorrect and was never communicated to the
applicant. Our rental policy is that applicants are required to demonstrate stable
income equal to no less than two and one-half (2.5X) times the monthly rent.
The complainant supplied two paystubs with the application. The paystubs demonstrated an earned salary less than even 2x rent on both a YTO and weekly basis; so even if the Income requirement for tenancy had merely been 2x rent, the
applicant would not qualify.
The application was promptly processed In accordance with company policy
and was rejected due to material deficiencies with the application. In his complaint,
the complainant acknowledges that he paid a non-refundable application fee in
consideration for the processing of the application, Therefore, no refund is due.
