When I reached out to Tammy about the blinds, she had stated their handy man had listed of different dates and times that he had contacted us and left voicemails, and emailsTo which I responded that we ALSO check our emails and voicemails daily, and we had never received a single noticeTo which Tammy replied, "I'm sure the phone don't go back that far." She also stated that this handy man was their employee of years and would never lie about thisSo if I came off defensive about this, it is due to the fact that she is questioning whether or not I am telling the truth and explaining that it is IMPOSSIBLE that he did not contact usWhen I looked into this company it has records of being a year old establishment so where she got that his person was a year old employee is also beyond meAnd when Nick (the main guy) came to my place I told him about the situation he shook his head and said he was looking to get out of this companyHe also said he has been there for years and has never heard of this Ed who has been there guy for in any case, Tammy also refused to give me Eds number, when I offered to contact my cellular company to be even more thorough that we were never contactedAs far as me texting her that I believed "i suppose this is on me too' is because when we first struggled to pin down some truth about Ed contacting me she blamed us for not responding to emails and texts we never received, and why would the plumbing issue be any different when all she stated to me was, "well he is there and has been knocking on the door for fifteen minutes." Good Afternoon Bradley I am writing in response to a dispute we would like to submit for Key Rentals ID #***. Any responses from here can they be emailed to me, the original complaint shows it was mailed on Sept13th according to the letter and we did not get it until today
Sept20th so the mail took quite a bit of time to get to us. This way being informed by email would be much faster for all parties involved. Kayce reached out about her blinds and yes we typically have a person who will do our handy work BUT when he gets busy and we need something we will reach out to another handy man to see if he has any time to do repairs or light handy work for us. In which case we did because Nick (our main person) was very busy at the time with our Parade homes because he is one of our main painters for the homes we build. When we were told he couldn’t get there any time soon we reached out to Ed. Who said he would contact Kayce or John to set something up. Now keep in mind I’m not sitting next to them when calls are made I’m going off of what I was told that he left several messages and has not gotten calls back. Back when they first moved in I know it took several emails until I heard from them so I assumed it’s the same thing. After not getting a hold of them he took on more work and yes I’m at fault for not checking and forgot until mid to late Augthey reached out about the disposal not working and said they hadn’t heard about the blinds. At that point I reached out to Ed he said once he said he is very busy and left messages that went unanswered so I had to reach out to our main person Nick. (If Kayce feels like she is being blamed I’m sorry about that if she feels that way that is not the case. I am the middle person hearing the repair guys side and the tenants side.) Nick was able to get there once he got a hold of Kayce and it’s my understanding when Nick called to let me know he got there and was missing something to complete and would get it and go back. Plumbing again we hire an outside company *** *** to do the repairs. They will contact the tenant (Kayce) directly to set up a time to repair. I do not know what those times are we wait a week and check back with the plumber to see if it’s been completed or scheduled. Kayce texted me that they were supposed to be there between 12-1pm and no one showed. I called *** *** and they mentioned they would have to place me on hold to find out where the service tech was. They got back on the line apologize and said he was held up at the previous job but was now outside and had knocked on the door but did not get an answer, that was at 1:20pm. When I sent that text to Kayce she said she had left she had errands to do so I told her I would have them reschedule with her. *** *** sent me the attached email when they had left her two messages and did not hear back from herI texted Kayce back that very day they were supposed to be there and she had left and Kayce replied “I left at after 1. As I was told he would be there from 12-1(they got there shortly after she left because they sat outside after knocking). But I supposed this is my fault too. So he was late and because he’s been waiting that’s my faultNo.” that was on 08/17/at 1:26pm. I did reply back that “Kayce that was not necessary” at 1:28pm because she was becoming very defensive for no reason. On Augat 9:54am I texted Kayce stating “Hi Kacey. *** *** said they left you two messages to reschedule. When you have time can you contact them. Thank you” At 9:57am Kacey replied “Ok thank you. I am up north so my service is touch and go. I will get back to them asap. And I apologize for letting the confusion get the best of me. I appreciate you taking care of it. Have a good weekend.” Then she texted back at10:06am and said “It is scheduled for Wednesday at 8amThanks” I replied back “thanks” Kayce requested to speak to *** *** of the properties, I am the Property Manager. I did reach out to him made him aware of what was going on blind repairs and disposal (which had been taken care of for a few weeks now when she got back to the plumber). All is done with her items. *** *** mentioned that he would give her time to cool off a bit because she tends to become very defensive and says not so pleasant things for no reason. And he is not around much because he has three other companies which is why I was hired to manage the properties with no problems thus far. As far as Kayce desired outcome we would be more than happy to give her the security deposit and pet fee back when she moves out per the WI state law and her lease she signed. Her lease is up in Decif Kayce would like to move out prior to then so she can receive her security and pet fee back we will need this in writing right away can also be sent in an email that will be responded to when receivedThe WI state law says a landlord has days (post marked) to return any and all security and/fees from the day the tenant vacates the property along with explanation of any money held back if there is any held back. Per the lease (see attached) there are no move outs from Nov1 to April 1 because of the winter months. I would be more than happy to help her sub lease the rental for her because the lease states if your moving out tenants must give a day notice in writing. She past the notice deadline that would have been Septto be out by Nov1 because of the “no move out clause”. I assure you I did not lie to her I do not lie I am very up front with people. The old phrase goes “Pick your own battles” applies here. The other handy man said he is too busy to argue whether he called or not when he knows he did. So I am honoring that. Broken blinds and disposal are far from unsatisfactory conditions they were fixed when she got back to them. Review: Signed contract for an apt on Wed. Apt would be ready on Sat. Walked in felt hot and clostraphobic so changed my mind, called to tell them at 4:55, no answer although info stated 5:oo closing office. Sunday at 10:00, mgr not there, left word with assistant that I had changed my mind, Monday, 9:00 Mgr, said would have to check with her boss, I called back at 4:00, said Co. would not release me. I offered to pay a month rent along with the $535 I had already paid, but still answer was no. I would like to break this lease, could get some of my deposit back if not all.Desired Settlement: Break the lease and refund deposit

[redacted] came to Country Vista and requested a ground floor 2 bedroom 1 bathroom and wanted to be put on a wait list, since we had none available at that time. We had one come available and called her to let her know, [redacted] said that she was very interested and was coming to put an application and hold on this apartment, and wanted to move in very quickly, since she shared apartment with her son, and he wanted her to move out. Country Vista staff told [redacted] that after she got approved we would get the apartment ready immediately for her since she was told to move out from her son’s home. She made an appointment to sign the lease so she could move in a.s.a.p. [redacted] made an appointment with us to sign the lease contract on 7/18/2013 and took possession of her apartment and only paid security deposit and non-refundable fee which you need to pay in order to get keys. She took the keys and was ready to move in. We gave her a move in bonus, and she would owe for August 1st for the full month.

Before she moved in we emergency booked carpet cleaners and did an extra wipe done late Friday night on the 19 of August. Since she was going to move in August 20th per her signed lease contract. Carpet cleaners could not come in until 9pm Friday night and had to turn on the heat for it to dry by the time she wanted to move in the next day. [redacted] did call Saturday 7/20/13 about changing her mind the assistant in the office was very busy and could not get to the phone fast enough so it went to voicemail which she heard the next morning, we close the office at 5pm on Saturday, her message was left at 4:55 that she changed her mind. The manager does not work weekends and [redacted] was told on Sunday by the assistant that she would bring the manager up to speed on Monday about her changing her mind about the lease and then [redacted] told the assistant that she did the walk through on the apartment and everything looked really good. Country Vista staff and corporate office tired many times to talk with [redacted] about options she could do but every time we

talked with her there was different reason why she wanted out of the lease. She was tight on money, she was too hot in the apartment, she was not in her right mind she stated, she wants to live with her son, she wants to move to her daughters, she wants to move in with another single lady apartment. Our staff has been in contact with her each day since Sunday,

and stated we will and have been trying to rent her apartment, but she is still responsible for the lease until we can rent her apartment since she signed the lease.
