August 16, 2016Revdex.com [redacted] ***Re: Case # [redacted] To Whom It May Concern:We have received your correspondence dated August 11, 2016, regarding the above referenced case number In response, the complainant has been a long time resident of Countryside Village; however, Sun Communities, Incacquired this community in Since the acquisition, Sun’s management has made various changes and increases according to our corporate policies and in accordance with the laws set forth; unfortunately, these policies are not always appreciated or accepted by residents with a lengthy history and deep roots within the community In reference to base rent increases, the complainant’s rent increases are due to annual market increases only Our records show the complainant’s monthly base rent was $per month at the time of our acquisition in The annual market increase for took effect on September 1, 2015, increasing the complainant’s rent $per month, making his new rental fee $monthly Please note that the annual market increase for is once again set to begin on September 1st and will increase the complainant’s base rent by $per month, raising his monthly rent to $per month.In reference to garbage increases, the monthly garbage fee was raised on April 1, 2016, from $to $per month to cover the individual resident site cost being charged by the City of Great Falls, Montana In reference to pet fees, management was unaware of the complainant’s dogs and was not charging for pet fees; however, a recent audit was conducted that uncovered management’s oversite and pet fees were assessed beginning June 1, 2016, and were not backdated for the oversite Sun Communities’ policy is a $monthly fee per pet, with a maximum of two pets per residence The complainant, however, has three dogs of which management has allowed to remain so long as he complied with the City of Great Falls and received a multiple animal permit The complainant did comply and is now being charged $per dog, per month, for a total of $monthly pet fee In reference to the parking, the complainant has been issued two parking spaces in front of his home of which he uses to park other recreational vehicles, parking his automobiles in the guest parking throughout the community With additional RV storage available onsite, management has attempted to work with the complainant and offered him storage parking at a $per month fee for any additional motorized vehicles in accordance with Sun’s policies and as all residents are held to At this time, however, the complainant has chosen to not comply and continues to take up guest parking while choosing to only park in one of his two issued parking spacesIn reference to continuous rules changing, this statement is not accurate Sun’s standard corporate policies were to be issued and abided by upon acquiring this community Upon hiring a new Community Manager in December of 2015, it became evident that Sun’s policies needed to be enforced In January 2016, all residents were mailed the Countryside Village Community Rules that became effective March 1, 2016.In reference to evictions, any and all evictions are done in accordance with the laws set forth.In reference to management never calling back and the corporate office never answering their phone, this statement is not accurate The community management’s hours of business are Monday through Friday from 8am to 5pm, and all calls are returned promptly The Community Manager, Kaylene K [redacted] , has spoken with the complainant several times, but to no avail As far as the corporate office, that phone number is 248-208-and is answered by the corporate receptionist Monday through Friday from 8am to 5pm EST Please note, each corporate contact is logged At this time, our records indicate that the complainant has contacted the corporate office two times since Sun acquired this community back in The dates the complainant contacted the corporate office were July 7, 2016, and August 10, The contact made on July 7, 2016, was with regard to his having vehicles and the parking situation within the community The second contact on August 10, 2016, was with regard to rule changes and management’s response to the residents Each contact resulted in my reaching out to the complainant by phone, attempting to resolve the issues In reference to the community amenities, we are in the process of remodeling our basketball court, playground, gym, and clubhouse and are working as fast as we can to get these projects complete In reference to the clubhouse fee, once the clubhouse renovations are complete, a refundable deposit will be required for residents to utilize the clubhouse for private events.If you have any further questions with regard to this complainant, please feel free to contact me directly.Sincerely,Derek W***Derek W***Regional Vice President, Sales and Operations
