To Whom It May Concern:This letter is in response to a complaint to your office on June 9, 2017, which we received in the mail today.*** ***, not *** *** as mentioned in the complaint, of County Title Company conducted a closing for the property located at *** ** ***
*** *** *** ** *** on February 3, We prepared a tax proration for the and real estate taxes through the closing dateBoth of these documents were signed by both *** ** ***, seller, and *** ** ***, buyer.When the taxes for were prorated, the only exemptions that were in effect with the County Assessor's office were the Owner Occupied for $6,and Senior Homestead for $5,The Senior Freeze exemption had not been applied for with the CountyThe prorated tax amount at closing was $The buyer will have to pay the payable and payable real estate tax bills because his disabled veteran exemption does not go into effect until the first year that he owns and occupies the property on January 1st of this year, which will be the payable tax year.County Title received the first phone call from ** ***, Ms***'s daughter in May 4th, asking about the tax amount stating there was a discrepancyMs*** called in on May 8th and told me that she mailed the application in on January 31, 2017, which she failed to mention to us before or at the closingIn checking with the County Assessor's office again, we were told that a senior freeze exemption in the tax poration was explained to her at closingShe signed the tax proration sheet and the settlement statement approving the figures.County Title Company as been in business in the Peoria area since June of We have processed almost 47,real estate files and have never had an issue such as this arise.Sincerely,*** ***Office Manager/Closer
