I rented a property from Cox Premier properties, My husband and I have 3 kids between us. We didn't have hot water when we moved it, I had to call a plumber because it was going to take them a week to have someone out. We rented this house for 2 years. Moved in and the house was not completed painted as Dana stated the lady that lived there before use ran a daycare out of the home. All of the closets had been colored on. We didn't care, the dishwasher broke, the part was replaced but the dishwasher was old. Ruined all of our dishes, we didn't complain. Our AC was not running properly and had to make MANY request to have it repaired. We had to switch our electric company because $1200 bills for a 2 months is crazy. They finally fixed the AC. Great. I told Melissa that our goal was to buy a house be the end of our 2 year lease. We started the process to build beginning of this year. Our lease ended June 1st. We were going to stay until our house was done but decided to move in with my parents to save. Which was the whole point. Melissa told me, we would only have to pay a prorated amount. Which was a lie. I paid a double deposit $3390 and first month rent when we moved in. We cleaned the entire house, baseboards, etc. The only thing that didn't get clean was the light fixtures as I'm 7 months pregnant and forgot. They're trying to charge me $2740 to paint the entire house, the entire month of June $1695 and additional things they've tacked on. They are now trying to keep our ENTIRE deposit and say we still have a balance. This house looked better when we moved out then it did when we moved in. I would never rent from this company as all they care about is making as much as possible and do not care about there tenants. I told Melissa house our deposit was super important and that we were using as much of is towards our closing cost and she knew and manipulated the situation to benefit her, the owner and her company. Total they are wanting almost $5000, which is absurd. I've been renting since I was 18 years old and I've never experienced anything like this until now. I wouldn't recommend anyone to every rent for this company ever. I have emails from Melissa and Dana that completely go against everything she has said to me. Biggest mistake was trusting these people. In 2 years of renting we've spent over $45,000 in rent living here and they just want more.

I was a tenant on property 2844 St. Bernard Dr from March 2016-July 2018. I left the property in clean condition with no damage inside and outside. I am being charged $1700 for "interior paint beyond normal wear and tear" and I was still on the property when the Realty company's paint team showed up to paint. There was no inspection of walls or damage, they just started painting. I witnessed this on July 31, 2018 while I was still under lease at the home. That same day I paid for lawn services to mow, weedeat, and clean yard and I am also being charged a fee of $125 to "mow, weedeat, edge, bedwork" There is also a cleaning fee of $350 when I left the home in pristine order. I tried to contact the company on the number provided but it is a machine that says to call back during normal business hours (and I am calling during normal business hours) I have also emailed the company requesting pictures proving these charges are valid and invoices paying these charges for this property. The company not only wants to keep my $1550 deposit, they claim I owe them $1124.50 on top of that. This company is fraudulently producing charges.

Billing Adjustment I would like proof with pictures of any areas requiring $1700 worth of paint and $350 worth of cleaning and pictures of the yard that required lawn services (date stamped) Also invoices reflecting these amounts were paid for the property of 2844 St Bernard Dr on or after August 1, 2018.

This managment company is awesome! They help make my stay here as comfortable as they possibly can. Mr. Cox is the icing on the cake. He goes ABOVE and beyond and get things done for you. As well as communicate and follow up with you to make sure your maintenance request were taken care of. I would recommend this managment company to anyone as I already have. Keep up the good work!

I have rented two properties through this company and could not have asked for an easier experience. Melissa was very punctual on answering emails and getting all the paperwork together.

Very good people! The property management people were easy to work with. We leased from 2014 through 2018 until we moved out of town. We are very pleased with our experience and will look to them in the future if needed as well as recommend to family and friends.

We rented a home in Forney four years ago and they have been the best leasing company we have ever had. Even when my wife's mother passed away they worked with us on the rent. I would definitely recommend Cox!

Was supposed to receive a refund still waiting.
Was set to move into one of their properties on 4/28 and upon move in the home was still utterly disgusting just as the previous tenants had left it but supposedly they have the best home make ready team lies! I've been dealing with Melissa *** who I'm sure is some relation to the owner. She's unapologetic dismissive and rude. After not receiving the check that was mailed to me without a simple tracking number Melissa told me it would arrive eventually the same attitude she has when I was concerned about the home being ready. Not only was it disgusting it had a leak under the kitchen counter and mildew which I have pictures to prove. Please run far from this company I have 4 children and am trying to get my refund to be able to move somewhere else but does Melissa or the company care since I've talked to several of them. Nope

I have leased a home for 7 years with *** Premier Properties and have no complaints. A few maintenance items were neglected but I received notice from the owner that he declined to repair, that is not something I could blame the management team for. *** and *** have always been responsive to me as a tenant.

We have been in a *** Premier Property for over a year. We have had several maintenance needs and the *** team have always been timely and courteous. The repair folks they send out are professional and do a good job. We are very pleased with our experience.

If I could give zero stars I would. We rented from them for 3 years and I would NEVER recommend this company to ANYONE! They were super responsive when we were looking to rent but once we'd signed the lease that was IT. We had to call, email, text over and over and over to get anyone to respond to us. Maintenance consistently took over 2 months to get anything fixed. We swear the only reason the last thing, the ceiling fan in the master, got fixed after 4 months of us calling was because we brought it up when we gave our written notice of moving out. Speaking of, if you decide to rent from them I sincerely hope you have the ability to never touch your walls because even though there was only normal "wear and tear" (spackled any nail holes - very few thanks to command strips, and cleaned any dirt spots) they took $900 from our deposit to repaint because they deemed that as being unsuitable to rent the house out!!!! That's even after we asked for what paint to buy to do it ourselves but they wouldn't answer and said not to worry about it if it's "normal wear and tear". That's utter bull is what that is. I hope anyone that reads this takes it seriously, they may be quick to get you to sign a lease but you'll barely hear from them after that. Would NEVER recommend them again!

We are very sorry that you're experience with our company was as you have described. We do have a lot of happy residents contrary to your blanket insinuations. We have never claimed to have the ability to make everyone happy and we never will make that claim. The fact of the matter is that we represent the owner of the property and their best interests. You were given the house in good condition. It was clean and had a brand new coat of paint that was all one color. You returned the house to us with dotted walls. The house was not properly cleaned either. You would not have rented the house if we had presented it to you in the condition that you left it in. You would have requested that the home have the items done to it that we had to have done (which I provided you a detailed invoice for everything that we had to do). As for the paint color, you signed a document upon move in that explains in detail how to get your full deposit back. You chose not to follow this and took matters into your own hands by using a paint color that did not match and only painting the areas of the walls where you had applied filler and/or were blemished. The document that you signed explains that if a paint color cannot be provided (as the builder of this home never gave us the paint color) then you have to paint corner to corner in order for the paint to look right. We also offer a service for all of our tenants to have the paint done by a professional paint crew at a reduced price. The 900.00 charge that you incurred would have been over $1700.00 if done by any other local paint contractor. Again, I apologize that you're experience with our company was as negative as you have stated but unfortunately there is nothing that we can do to change that and our decision regarding the charges that were assessed to your account is not up for negotiation. I do hope that your next landlord/property manager is able to live up to your expectations.

An update now that everything has finally been settled:
We had to get an attorney because while Mr. was very responsive to me leaving a negative review on the Revdex.com, none of them responded at all to our attempts to contact them through the means provided by the company. All calls and emails were ignored. After 2 and a half months we finally have our WRONGFULLY KEPT $900 back.

We can finally be done with this company, but let me make a few things clear:
1. We are not new to renting, and we have NEVER left a house or apartment in such a condition that it could be deemed "unrentable" like Mr. claims we left their property. We quickly learned from having to move every few years that command strips are our friends, and so we utilize them as much as possible to keep down the amount of nail holes we make.
2. NO WHERE in our lease did it say that we HAD to paint WALL-TO-WALL if we couldn't match paint colors.
3. WE DID NOT PAINT AT ALL. I'll repeat that again because of that insanely charged $900: WE. DID. NOT. PAINT.
4. Per the move out instructions that THEY provided, we spackled what little nail holes we had, and cleaned as much dirt off the walls as we could. We have 2 children and 2 pets, dirt is going to happen! There was absolutely nothing about those walls that wouldn't have been considered "normal wear and tear" especially after *3 YEARS*.
5. I don't know what house he saw but it couldn't have been the one we vacated if it was filthy. I spent 2 weeks cleaning that house, and the very last thing I did, RIGHT before we called them the morning we vacated the premises, was to mop the floors on my way out. The only thing I'll give them being dirty was the carpets. We vacuumed and that was it because as email records would show we tried to set up carpet cleaning through them before we left but they refused until we had vacated. So carpet stains? Fine, sure. Like I already said, we are a 4 person family with 2 pets, dirt and stains are going to happen.
6. The fact that he had to throw in that we wouldn't have rented that property how we left it when we moved into it with filthy floors and dead bugs everywhere, and a break in (TRASHED HOUSE) just down the block honestly just makes me laugh.

Mr., perhaps you should start reviewing your own leases before trying to throw those same words at your tenants, or perhaps just learn to actually be a decent person that doesn't steal from the people leaving your properties.

I've said my piece, we are now DONE with your company, and I couldn't be happier about that.

I moved into this house Oct. 1 on *** after paying 1st month rent $1,550.00 +$1,550 deposit,($3,100)
only to find out on the first day that 2 of the toilets are totally broken.
I put in a maintenance request right away. I re-submitted the request @4 times.
They wouldn't fix either until 30 days later, and then they wouldn't pay the plumber for work he did
on both toilets, so I had to pay $148 for the work the plumber did on the guest toilet.
He fixed the master bathroom toilet & they paid for that, but they refused to pay him for the work he did on the upstairs toilet. I saved the receipt & deducted that $148 out of my November rent and paid my rent on Oct 31.
Now they are saying I am past due for the $148 and charging me daily late fees

Jason was Extremely helpful in my leasing options on a new home for me and my family, The buying proccess was quick and simple and was able to move in the ideal location I wanted to live. Walking distance from schools and about a 10 min commute to work. I give them a 10/10 because of how I was treated How the homes looked and how easy the buying process was. HIGHLY RECOMMEND for anyone and everyone!

The entire process from repairs to refunds has been inefficient, unprofessional, and all in all a nightmare.
When we first started renting from this company, we thought things were great, until we needed repairs and maintenance. I waited 2 months for them to get back with me on two simple repairs. Finally, I had to go to the home owner to get the matters resolved. When we were moving out, I had the carpets cleaned, as per our agreement. They took the money out of my deposit refund to pay for this AGAIN. They also took make-ready cleaning of $250 for the NEXT tenant charged me for it. They took out $75 for lawn care and another $50 for an outstanding balance" with no explanation as to what this was for. After a month, I finally got the second carpet cleaning fee back but they still owe me $300 with no explanation or agreement as to why they took this money. They nickle and dime the owner for everything and seem to have too many properties to manage without appropriately being able to manage even one. There seems to be about 4 employees, and all of them are impossible to talk to, everything has to be done "in writing", probably because they are getting to many complaints and lawsuits to deal with phone calls. If you are a homeowner and considering renting out your home, DO NOT USE COX PREMIER REALTY. You will lose all of your investment.

Desired Outcome

All I simply asked for from them is why they are charging me $250 for make-ready cleaning when it is nowhere in our agreement that I am to pay for that, and what this $53.23 is that is an "outstanding balance". The cannot and will not tell me, nor will they refund the money or communicate with me about it. It is completely unprofessional and I and the owner are fed up.

Please review the attached lease and supporting documentation which will address every question that the tenant has stated we have failed to answer. The tenant has had these answers all along. This was all provided to the tenant at move-in and bears their signature, (aside from their ledger which they had access to at any time online). Whether or not they bothered to read any of it is obvious. Hopefully they will read it now and stop making false accusations to compensate for their lack of understanding regarding the agreement that they entered into. Good Day
