Customer's Statement of the Problem:
I moved out and cleaned the entire apartment including kitchen and carpetsTwo weeks later, I received a bill claiming I owe $worth of cleaning feeThere are stains on the carpet which I note and
agree that it needs extra cleaningHowever, I cleaned the apartment and carpet thoroughlyThere is a $charge on extra cleaning which is fraudulent; the entire apartment is clean and spotlessThere is a $charge for cleaning the stove which is also fraudulentAfter years of living in the apartment and using the stove, the state of the apartment and stove should be considered wear and tearI even bought a new dripping pan to replace the originalThey are posting fraudulent and excessive cleaning charges which should be considered wear and tear.
I see that the resident states that they contacted C&R on April 3, I did not receive a phone call from them, because if I had, we could have settled this thenWe agree to waive the extra cleaning charge in the amount of $However, the carpet cleaning charge and removal of bleach stains will remain per the lease agreement, page 3, section 14, titled Security Deposits, as it states:
"Owner/Agent may deduct the cost of carpet cleaning from the deposit regardless of whether Resident cleans the carpet before delivering possession of the dwelling unit back to Owner/Agent"
By waiving the extra cleaning charge, the balance owing is $Using the $Security Deposit, that leaves a refund of $14.48, which will be processed and mailed direct to the resident at:

immaculate condition and the charges are excessive. We have been in email contact with the previous resident and came to a mutual agreement. The resident was informed that we will be happy to refund the cost of paint, as well as the cleaning charge. However, the carpet cleaning charge will remain per your lease agreement, page 3, section 14, titled Security Deposits, as it states: "Owner/Agent may deduct the cost of carpet cleaning from the deposit regardless of whether Resident cleans the carpet before delivering possession of the dwelling unit back to Owner/Agent." We have agreed to refund them an additional $255.00, which the resident's response was: "That sounds fair. Thank you very much for taking our complaints seriously and handling it quickly. Thank you." The additional refund check will be mailed to the resident by the end of this week.

We just received your letter dated October 26, 2016 regarding [redacted], a Resident atChateau Hills.
The Resident notified the On Site Manager that she had a leak in the first floor bedroom, which is under the exterior deck area. We repaired the ceiling and deck area.
We hired a...

Contractor to do all future work on the deck. While the deck was being worked on the Contractor discovered dry rot. We then hired an Engineer to do further research to be sure all repairs would be a permanent solution.
During this process there were more leaks, which were repaired. Additionally, the Contractor secured plastic tarp over the deck to prevent any further leaking issues into the bedroom area.
We have offered the Resident rent credit, transfer to another unit and to let her out of the lease. She has not accepted any of our offers.The Contractor is scheduled to complete work on this deck starting on November 15th.We are still willing to offer the Resident rent credit and/or to let her out of the lease.
