New home build. Workmanship issues with repair on some deficiencies. Numerous outstanding deficiencies remaining.Date started was December 21/2012. Warranty was registered as completed in Dec/21/2012 but never took possession till Jan/26/2013. Painting and stain of interior is atrocious. Eves trough have leaked from day one. Roof leaks between house and garage, condensation build up under soffit at front entrance also in master ensuite and in garage where ceiling meets floor of upper bedrooms. The driveway/sidewalk cracked and is poured at approximately 2.5", [redacted] There is concrete that was left and cured in gutter at end of driveway. Holes in garage floor from poor finishing also cracking. They had to replace the basement window (was not to code)when they cut it out did not leave room for insulating or studs and now have frost/condensation issues there.Had to do our own lot clean up of construction debris and garage clean up of pigeon feces, [redacted]Floor joists squeak on second level. Master bedroom colder then any other rooms. Duct work full of sawdust/debris, mark on front door since flooring replaced. Shingles have exposed nails on garage roof. No drip edge on garage.Never received paper work for rebate from[redacted] for$1000.00 and found said paper work stuffed in with manuals for furnace,air exchanger after time was up so lost out on that money also. Desired SettlementAll we are asking for is to have the deficiencies and poor workmanship completed as promised at time of possession [redacted]Business Response With respect to the above complaint, we at Crawford Homes Ltd. have continuously attempted to satisfy the customer's request. There still remain issues to be completed; however we are in process of working said issues out with the homeowner. [redacted]Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)We have waited for over a year on some of the said issues.[redacted]There is still outstanding issues and major ones like roof leaks and condensation that have not been addressed. Final Business Response This homeowner has contacted our third party warranty provider. The three of us, the client, ourselves, as well as [redacted] have worked together to resolve the clients concerns. We have completed all repairs that were deemed warrant-able by [redacted] and have received our clearance certificate from them. All issues that the client is stating are outstanding have been determined as not warrant-able and are caused by lack of homeowner maintenance.

Complaint[redacted]November 2012 was our move in date. Grading was completed by Crawford, and we have complained on many occasions that we could still see the tar line around the house. This should never be the case, and we wonder if the grading was actually completed properly. We have had many other issues such as our basement windows being replaced twice because of poor workmanship and proper employee training. We currently have issues with our deck movement as well, and Crawford does not admit blame...yet we have never had much dirt around the house or deck area for proper support. The deck was built before the grade was done. It was never secured properly and without much dirt to begin with, I believe the lack of dirt and grading by Crawford has caused issues with the deck as well. Currently, we are awaiting for Crawford to return to finish some stucco work around the new windows and back door. With Crawford ...when one thing gets fixed, it is never completed entirely until months later. Like the basement windows...installed a few months back, but now we are still left waiting for the stucco work around the windows and door to be done. Desired SettlementComplete the grading properly. No tar line should be showing around the house. Second, the deck issue needs to be inspected by someone that knows how to secure decks properly. Our yard has a steep incline, and this should have all been taken into consideration when building our deck so far off the ground. Crawford should be accountable for the grading and the deck build. Business Response This homeowner has failed to maintain proper grading of their lot, causing the deck to move due to soil settlement which is out of our control as their builder. The grade of this home was verified as completed by[redacted]. Also, the City of Regina has attended this home and have advised the homeowners that they need to bring up their grade level. The homeowner has refused to complete this work. The parging around their basement windows has been unable to be completed due to weather. This is on our list to complete within the month and the homeowners have been made aware of this plan.Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)I have photos to proof that Crawford never filled dirt to the house tar line, nor did they ever attempt too. I took many photos of the windows, deck, etc through the past two years...from the start of build to completion and the height of the tar line stayed the same. Not once did Crawford bring in any new dirt to attempt to cover the tar line before our possession date in November, not did they at time of grading. The dirt did not wash away as there was never enough dirt to wash away. We have seen many new builds still vacant in our area, and not any of these homes have tar line showing before occupancy of the new owners. Why would this builder think that this is our responsibility. The City told us the tar line should not be visible, and we have told them that it was never covered since we first moved in. They have been provided photos as well of the deck and tar line and we have not been held responsible. As for the deck, it was built shortly prior to our November possession and because of the upcoming winter months, no grading could occur until the spring/summer of the following year. Although the grading was done, the tar line was never covered. It should have been at the time of grading! The deck stands more than 7 feet off the ground, sitting above ground on patio blocks. They are adjusted fully without the ability to adjust further. This deck should have been cemented into the ground by code standards. The City has told us that [redacted] signed off on the deck as it is, which means the [redacted] would be responsible if something happens. We contacted the [redacted], and although he signed the deck blueprint off, he didn't seem to know anything about it. He was to call us back, but never did. Strange. There have been many other large issues that we have dealt with during the past two years including twice basement window replacements, and a sink water line in the basement that continued to freeze during the last two years. We finally got this rectified two months ago. That water line was placed on the cold side of the outside wall. The old site supervisor for Crawford told us that the likely hood of it freezing again wouldn't happen...and it did many times. We paid lots of money to have our dream home build by Crawford. [redacted]Final Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)I do appreciate that Crawford will be fixing the deck, covering the very visible tarline, and the stucco job around the basement windows and back door. The sooner the better as we are very tired of waiting, and the excuse of bad weather.The comment that Crawford makes about the deck and customer working with decking company is false. We have "never worked" with the decking company. We paid for Crawford to do the deck..they just contracted it out to a company that shouldn't have been building the deck in the first place. There is more to this story than Crawford is admittng about the deck. I would like to know why the site supervisor and sale person we dealt with at Crawford hardly ever visited the build of our house. Could it be that everyone was just too busy working on their own new build? Had our home built in 2013. We too possession of it in Nov. 2013 and it's been a nightmare.
We have Crawfordvin litigation because they refused to repair with any degree of satisfaction.
Some problems are basement cracked and heaved 2 months after being poured. Windows framed in too high and some crooked.
Heating and cooling duct work 25% undersized.
Exhaust system going through brickwork and placed on the wrong side off the house. Cabinets wrong size.
The list can go on.
Had our home appraised for sale before beginning repairs ourself and sueing Crawford, was told we would have to discount the house between 100-150 thousand and still it probably wouldn't sell.
Like I said we are in litigation with Crawford.
Unless you have 20-40 thousand to take this real bad builder to court then do yourself a favour and get a different builder. You will thank yourself later","neg-1

We wanted a home that we could customize to fit our families needs but needed to stay within our budget. Crawford Homes was able to make our dreams come true! We started from a stock plan and ended up moving walls, and changing the layout and mechanical to make it our own, all while paying less than the competitors quoted us for a standard home. We enjoyed our building process and had fun working with all of the subtrades to pick our finishes. The subtrades made sure that we would be happy with the finishes, that they worked with our lifestyle and our budget.
Crawford Homes was great to work with. I would recommend them to anyone looking to build a new home. ","pos-1
