March 2, Revdex.com NDelaware St #Indianapolis, IN ATTN: [redacted] Case ID #: [redacted] Dear Ms***, Mr [redacted] did sign a lease and move into [redacted] on 5/13/A move·in inspection sheet was provided to Mr [redacted] , but never returned to the leasing centerI have attached · a work order summary of all work orders called in from his date of move·in until today's date As you can see, the first work order called in for beetles in the apartment was on 9/29/On 10/3/our maintenance supervisor treated said apartment with a general spray, which is called Home DefenseMr [redacted] did not call back after the apartment was sprayed, leaving us to believe that the problem was solvedAs of the date of this letter, there are no signs of beetles per our pest control company The next work order called in by Mr [redacted] was on 2/17/stating that he had ants in his kitchen and bathroomMaintenance responded to the service request on 2/20/and stated that the resident had bait traps out and did not want to spray to counteract the traps Mr [redacted] came into the office on 2/24/to speak with the property managerHe stated that he still had ants in his apartment and had asked for a hole above his kitchen cabinets to be filled, but it had not been doneI apologized for the hole not being filled on the former service request, but Iwould have maintenance over shortly to fill the hole and that we would call our exterminator, [redacted] to treat his apartmentMr [redacted] said that he has dealt with bugs since he moved into his apartment, first carpet beetles, then spiders and now antsI explained to Mr [redacted] that in the lease it states, "Residents are responsible for pest control (ants, spiders, flying insects, centipedes, hard shell or other bugs) and must furnish bug spray unless management determines an Infestation exists of a more extreme nature which requires treatment by the maintenance staff." Iexplained to Mr [redacted] that the ants in his apartment are called slab ants and that we would have [redacted] come and treat his apartmentOn the same date, our office called [redacted] and scheduled them to treat for ants and our maintenance technician filled In the hole above the cabinet and sprayed the apartment with Home Defense [redacted] was scheduled to come out on 2/28/On 2/25/2017, Mr [redacted] 's wife called into the office and asked who was going to clean up the dead ants that w!!re left after our maintenance had sprayedShe began to curse at the assistant property manager and then was directed to meI explained to Mr [redacted] 's wife that our maintenance staff was not available to clean up the ants, but that a wet paper towel or broom should wipe them right upShe began to state that she wanted to move, as she could not live with all of these bugsWhen I asked her about the amount of bugs she was talking about, as we only have work orders concerning beetles, which were treated and then the ants that were reported on 2/24/2017, she began to talk about spiders as wellI, again, referred to the Resident Community Policies concerning pest control and commonhousehold pests being the responsibility of the resident unless there was an infestation and that we had responded to each work order in a timely fashion and had now called a pest control company ( [redacted] ***) to come and treat the antsShe said she couldn't live in the apartment and was going to move out and she would leave the apartment a mess.2/28/2017, [redacted] treated the apartment throughout for antsUnfortunately, maintenance issues arise, however our goal is to take care of the repairs in a timely manner and to provide quality work and service during the process, Our records indicate that this was done in this caseWe regret that the resident does not agree, but we continue to strive to provide excellent service to the [redacted] 's, and all of our residents in the future.Sincerely,Kelley R***,Property Manager

I am in receipt of the letter dated August 19, that I just received today regarding a resident referral reward claim made by resident *** *** for referring *** *** to lease and moto our community We determine if the resident is eligible for the resident
referral reward by verifying the first initial contact that the applicant gives us and we record on the guest card. Therefore, the initial guest card recorded the source of his call as ApartmentGuide.com (a renting on-line website) so we initially denied the claim that the reference was from resident *** ***. Only after Mr*** contact our home office requesting that we give Mrs*** the referral reward did I speak to my regional manager and suggest that we give Mrs*** the referral reward as a gesture of goodwill since the two work at the same company together. I suggested to my supervisor that more than likely what occurred was that Mrs*** had indeed suggest our community to her co-worker but he logged onto the renting on-line website to acquire more information regarding College Courts of Nora before he actually visited us at a later date. No mention was made of Mrs*** referring him to us until he returned his application to our office, well over a month after his visit. My supervisor at Muesing Management Company, Inchad already spoken to Mr*** yesterday and informed him that we had ruled to give Mrs*** credit for the referral source instead of the on-line renting website since it was logical that she probably had initially spoken with him first about our community. I had already processed the paperwork and was awaiting Mrs*** to return a completed W-form to us so that I could submit the referral to our home office for a check to be issued when I received the letter from Revdex.com in today’s mail This matter has already been settled and Mrs*** will be receiving a $resident referral reward for Mr***’s move-in. If they wish to know the extent they can always ask the maintenance man who did finally close up most of the hole. I do not think it's right to live in a place which is supposed to be nice and not some crappy apartments, and to have to live like this. Me and wife are stressed and at breaking points. I wake up and find bug bites on me and everyday question how someone could be so cruel and not care about someone paying for a service. I'm human and I just want results because I pay for it.
