On 9/14/Tenant sent a text to management that her sink was clogged, but that she was not able to come by the office to put in a work orderI told her I would put the work order in and notify MaintenanceMaintenance arrived around 10:am and attempted to unclog the sinkHe was not able to clear it by plunger so he used some liquid fire (which is an acid) That did not work so he pulled the pipe underneath to access the pea trap, when he did so some of the water and liquid fire splashed onto a large towel and a small hand towel that were laying on the kitchen floorLater, Maintenance called Management and asked for assistanceHe did not inform me at that time what had happened with the towelsWhen the assistant property manager and I arrived, there was a terrible smell from the front balcony, as we entered the smell was overwhelming inside the apartment, we proceeded to open all the windows to vent the apartmentThis is a second story apartmentAnother tenant approached me and asked if she could talk to me and complained that the smell was also coming into her apartment for the last few days and she wanted to inform me of it I notified the tenant that we were opening the windows to vent the apartment and that she would be receiving a lease violation for the state of the apartment as a health and pest hazardShe did not object at the time to her windows being openMaintenance continued to work to try to clear the pipes using a sink snake but determined we would need a plumber to bring in a sink machine to drill out the pipe to clear the lineWe called the plumber in and he was able to finally clear the lineThe plumber found multiple large food particles and a lot of grease in the pipesI explained to the tenant that she cannot put food or grease down the sink drain as there is no garbage disposal on her sink When the tenant arrived home later that afternoon and saw her lease violation she became upsetIt was then she informed me that some of her property had been damagedI was not aware at that time of what she was talking about, so I called Maintenance and he told me what had happened, and that he had thrown the towels in the dumpster due to damage from the liquid fireI then called the tenant back and apologized, I told her that I wasn't aware of what had happened and that we would replace the towelsI asked her how many towels and she stated it was a beach towel and a hand towelI went to the local store and purchased a full size towel and a matching hand towel and brought them to the tenantShe then stated she did not want me to replace them, and that she was contacting her lawyerI apologized again and asked her what she would like me to do to make it right, she stated "It's fine, just go." I put the replacement towels on her doorstep and left In response to her statement about "unlawful evictions", I have not filed any evictions at [redacted] since my employment began with [redacted] *** As to her statement about giving other tenants warnings and not lease violationsUnless it is a serious offense, tenants are given a verbal/written warning first, before giving a lease violation, all warnings are documented in tenant filesI have found that this is effective to resolve issues that are not seriousIf a tenant commits a serious offense or ignores the verbal/written warning then I will issue a lease violationThis policy is in place for all tenants at all my properties As to her statement about not feeling safe, I have informed this tenant several times that neither I or the property is responsible for her safety, if she feels unsafe or threatened about something she needs to contact the policeI have also fully explained that if she is fearful of living there, how she can properly put in notice and relocate As to her statement about persons with felonies living in the apartments, it is our policy that felonies must be years or older form the date of application in order to reside in the apartmentsAll tenants are allowed to have guestsGuests are allowed to stay up to days/nights in a day period, as per the lease agreement, but must be registered with the office if the visit is over daysIt not our policy to run background checks on guestsIf a guest is found to be staying longer than the day/night period they are required to fill out an application and pay for a background check to be added to the tenant's lease if they will continue to stay with the tenant, unless said guest provides proof of domicile somewhere elseThis policy is in place for all tenants at all properties As to her statement about pulling her security camera down, I have never touched her security camera As to her statement about drug use, any reports of drug use are investigated, and if found to be accurate and provable, then the offending tenant has received a violation for it, as per our policyWhen she has reported drug use after hours I have instructed her to call the policeI do perform a follow up the next business day with the police department and the tenantTo this date, there are no records from the police department of drug use that they were able to confirm at [redacted] since my employment began with [redacted] *** As to her statement about her argument with another tenant, on 8/14/the other tenant had contacted me to report that this tenant had burst into her apartment several times over the course of the weekend and was yelling obscenities at her over a dispute about that tenant watching this tenants babyThe other tenant had refused to watch the baby and this tenant became upset with herI confirmed what happened by speaking with other tenants and all had the same description of the events that took place that weekendOn 8/15/Tenant was cited with a lease violation for disturbance, as per our policyThe tenant stated she had video evidence of that tenant screaming at her and starting the argument, however, when she came to the office to show me this video there was no evidence of the other tenant screaming at her
