Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my complaint For your reference, details of the offer I reviewed appear belowFirst I would like to make a correction to a statement MrH [redacted] made in the second to last paragraph of his responseI did NOT approve for the painting and repairsThis is not the first time that a paint job was made without my approvalA paint job of $was done back in Aug 2016, and I was not informed of this until the bill arrivedI was very dissatisfied with this issue, and had expressed my concern with this painting company with MrH [redacted] MrH [redacted] again asked me to use this painting company in Feb 2017, which I explicitly told him noWhen the issue of paint job came back in Feb for the kitchen, I told him that I will get the work done myself, and yet he told the painters to start the work anywaysNot only that, the part of the job that was charged to me was for painting of the basement, which MrH [redacted] never told me needed workNot only did he not asked for my approval after I expressed my disapproval multiple times prior, he didn't even inform me of this workHe knowingly sent that painters to the house while we were still in discussion of when I will get the job done myselfOn the maintenance work, I had asked MrH [redacted] for details on what work was done on which day, or an estimate of how much time each item tookMrH [redacted] was not able to provide any details on these inquiries.When MrH [redacted] found out that I had a pending offer for the sale of the houseHe went directly to my realtor and told him that I owed MrH [redacted] 's company money, and demanded that the money be taken out of settlementThis is before I even got the bills that I have been requesting for over a monthTo clarify, I still have not received the final bill todayMrH [redacted] have my full contact information and never had issues getting into contact with meYet, he went and defamed my reputation with my realtor before I was even aware of the issueI see these charge issues and the fact that MrH [redacted] provide my confidential information to someone else without permission as major violations of code of ethics.I understand that the work has already been doneAs a compromise, I am willing to pay for the cost of the material ($for gallons of paint, and $for the sink), but not any of the labor cost I would like to thank Revdex.com for the assistance on this matterI am very gratefully that Revdex.com provides a way for consumers to address issues with businesses Best regards, [redacted] ***, Ph.D, PMP

Park Forest Enterprises, Incis a property management real estate company in State College PaWe accepted management of *** ***’s property at *** * *** *** *** *** in July As agent for the owner, we provide the leasing, rent collection and provide maintenance as necessaryThe
owner receives a monthly statement of income and expenses, along with any receipts for expensesThere is a provision in the agreement that requires owner’s approval of expenses in excess of $in any one instance unless considered an emergency.***’s tenant gave notice they were vacating in January and I emailed *** of the marketing for a new tenant and the proposed rent amountI also emailed *** asking permission to replace the dated kit*** wallpaper to improve obtaining a new tenantI gave an estimate of $1,to do this*** replied he wanted to do this on his own*** was given access to the house and no charge was made for kit*** work.As is routine procedure, when the tenant vacates, we make an inspection to determine if any damages were made by the tenant and charges made before releasing the security depositWe also ascertain any improvement should be made to attract a new tenantIn order to minimize rent loss, we move quickly once the unit is vacantMost of the walls had been painted a year before and were acceptableThe walls in the basement were scuffed & marked and a work order was written to paint themOther items were to replace a kit*** light switch, calk around the kit*** sink, tighten all kit*** cabinet knobs, repair the basement heater and replace a bathroom sink basin which was failing from ageWe do not ask owner’s approval for these necessary improvementsThe basement painting amounted to $1,(hours labor and gallon paint) and labor for maintenance items came to $Replacing the sink was more than anticipatedSink materials were charged to our Lowes account and were not invoiced until March’s statement amounting to $106.85.In my research, I discovered that *** did not receive a March monthly statement detailing the final purchase of materials used in the repairsI have since sent his copy with the supporting receiptsI exchanged numerous e-mails with *** to support these expenses which did not satisfy him.On February 12th *** requested a release of our management contract and his intention to sell the now vacant propertyI agreed to this releaseHe listed with a Realtor and I surrendered key to his agent.While I regret losing *** as a client, this work was done in good faith and for the benefit of the propertyI’m sure these improvements aided in finding a buyer for his propertyIt is not unusual for turnover expenses to exceed $In retrospect I should have been in closer communication with him.I understand ***’s point that he did give approve for painting and repairs, both exceeding $We took these steps in the property’s best interest and *** received the benefit of this workAs a compromise, I will credit ***’s account for painting in excess of $and also maintenance labor in excess of $which is the agent’s authorityThis is a credit of $897.96.If *** will accept this compromise, we can resolve this complaint todayI wish to thank Revdex.com for brokering a solution to this matter without incurring legal expense.Sincerely,Samuel H***, CPM

I have received the Mr***’s response that our offer to settle this dispute is not acceptableI offered to absorb the labor in excess of our authorization limit and materials.Mr*** believes he should not pay for any of the labor because he did not pre-approve any work in the townhouseHowever our contract pre-approves owner’s consent for maintenance up to $This allows us to move promptly to ready the property and attract tenantsWe acted in the best interest of the owner as we do with all properties we manage.This work has benefited his property and should be compensated for this workOur offer is to settle for $1,010.85, forgiving labor in excess of $for each task remains unchanged.Sincerely,Samuel HH***, CPM

A paint job of $2277.53 was done back in Aug 2016, and I was not informed of this until the bill arrived. I was very dissatisfied with this issue, and had expressed my concern with this painting company with Mr. H[redacted]. Mr. H[redacted] again asked me to use this painting company in Feb 2017, which I explicitly told him no. When the issue of paint job came back in Feb 2018 for the kitchen, I told him that I will get the work done myself, and yet he told the painters to start the work anyways. Not only that, the part of the job that was charged to me was for painting of the basement, which Mr. H[redacted] never told me needed work. Not only did he not asked for my approval after I expressed my disapproval multiple times prior, he didn't even inform me of this work. On the maintenance work, I had asked Mr. H[redacted] for details on what work was done on which day, or an estimate of how much time each item took. He went directly to my realtor and told him that I owed Mr. H[redacted]'s company money, and demanded that the money be taken out of settlement. Mr. H[redacted] have my full contact information and never had issues getting into contact with me. Yet, he went and defamed my reputation with my realtor before I was even aware of the issue. I see these charge issues and the fact that Mr. H[redacted] provide my confidential information to someone else without permission as major violations of code of ethics.I understand that the work has already been done. As a compromise, I am willing to pay for the cost of the material ($234.72 for 8 gallons of paint, and $106.85 for the sink), but not any of the labor cost.      I would like to thank Revdex.com for the assistance on this matter.
