the pictures of the unit before she rented it and those taken when she moved outThe property manager reviewed the unit with Ms*** upon her move-out and the unit was in considerably worse shape than when rented only one year beforeThe entire unit had to be re-painted at a cost of $1,We originally charged the tenant $After refunding $625, the tenant paid only $for the damage she causedThis seems more than fair.in reviewing what our manager did, it is unclear why we only charged $of the Scleaning billAs you can see in the pictures, the unit was filthy and covered in dog hair when Ms*** moved outShe should have been charged the full amount of the cleaning.The unit was rented furnishedThe furniture is shown in the pictures providedWhen the tenant moved out, the sofa and bed were unusable due to dog urineWe found used dog pads under the sofa CushionsThose sofa and bed had to be thrown outNot only did we have to remove the many items she left, but also the sofa, mattress and box spring had to be properly disposed ofWe paid $to have items removed from the unitOnce again, we only charged a portion of the full charge because not all items were Ms***'sWe did NOT charge her for the cost of replacing the items she destroyedIf we had, the charges would have far exceeded the $removal charge.Given the above information, we believe the charges are more than fair given the damages to the unit, the cleaning that was required, and the costs that had to be removed and were destroyedThe $seems like a bargain.Sincerely,Sam L* ***
