Crest Management is an agent for Heritage Square Community Association, which has a Board of Directors elected by the residents of the community We will forward Mr [redacted] 's request for a waiver of attorney fees and reimburasement of emergency room fees to the Board and after review by the Board we will respond in writing to Mr [redacted] There are approximately to letters sent every month for deed violations, therefore there is no selective targeting of Mr [redacted] Our records reflect that Mr [redacted] lives on a corner lot with several tall Palm Trees on his property that require trimming on an on- going basis Our records also reflect that currently there are no outstanding deed violations for Mr [redacted] 's property and that the Palm trees have been trimmedMr [redacted] has not been fined, the charges on his account are attorney fees incurred, as after sending several letters asking Mr [redacted] to trim his Palm trees and he did not respond, the Board authorized Crest to contact the associaiton attorney and ask him to correspond with Mr [redacted] If Mr [redacted] wishes to met with the Board we encourage him to request a meeting in writing and Crest will schedule a meeting

Additionally I have identified residents with "untrimmed palm trees" who, despite not trimming them, have nonetheless not been charged "attorney fees" which are, in effect, fines.I would gladly meet with the Board on any matter specified in the Deeds and Restrictions, but to request a meeting in this matter would imply that they have the authority to enforce this alleged violation, which they do not.I would hate to take the next step of litigation, but at this point Crest Management has not offered an acceptable alternative.Regards,Frank ***

We  have spoken to several residents from  your community regarding the various issues at your pool and have informed them  of the steps taken to identify the problems and that we will try to come up wth some solutions and resolution.

Attached is an email from the account rep with Crest who communicated with Mr Clow.  She explained that the statement  states that all legal invoices may not have been included in the statement.  There was $376 of legal invoices not included in the statement and $147 finance...

charges.  She states that she can waive $147 in finance charges, but can't waive $376 legal fees as the HOA has already paid the attorney and must be reimbursed.  Therefore if Mr Clow will pay $376, the association will waive $147

The pool company was checking the pool 2x week, however, effective today they have been directed to check and clean the pool and take photos before and after.  Keys to the pool have been duplicated (even though it is stampled on them Do Not Duplicate) and they have been handled out ...

to people who do not live in the community.  We have been told that they were handled out at a bar down the street from your community. The equipment room has been broken into several times and the pumps have been vandalized.  Hopefully, with daily visits and cleaning there will be improvement.

Effective today, The pool company has been authorized to check and clean the pool daily and take photos before and after.  Someone  has duplicated the keys (even though they are stamped Do No Duplicate) and is giving the keys to people who do not live in the community, therefore, there is...

alot of vandalism happening.  The pumps are vandalized, the timers  to the pool lights are turned off, the photo cell is removed.  We have authorized an electrician to check all pool lights, timers, . photo cells,for the pool and also check the lights on the poles in the park.

This is an HOA pool that does  not have lifeguards.  The pool keys have been duplicated by people who do not live in the community and there is alot of vandalism.   The room where is equipment is has been broken into several times and the equipment has been vandalized....

I have spoke with a Jennifer [redacted] from YOUR company who never seems to answer the phone anymore. I have been in contact with your company since you all took over, since you all took over the company you all are responsible for dealing with their unresolved issues.
I have attached a copy of the last correspondence via email I exchanged with the previous owner explaining to her the issue with the refund.

There are not funds for security patrol for 2015.  Gates and security camera cannot be placed on public streets and the streets in the communiity are public streets

[Provide details of why you are not satisfied with this resolution.]The pump still has not been repaired.  There are residents like myself who has a pool key but no bathroom key even though newer residents have access to pool and the bathroom with the proper key.  The pool company comes and leaves with the pool still not functioning to his proper capacity.  I've lived one block from the beach and never once was that pool as filthy and pose as a health concern as this one does.  Let's be realistic and respectful.  Residents have been running off trespassers who have keys to the pool.  There is no trespassing sign.  The residents of Edgewater have held a meeting at my home just to come together to present our issues and concerns to Crest.  We have all made calls and spoken to many individuals with promises that are not being kept.  We even offer someone from Crest come to our meeting on this Thursday to hear our voices.  A resident has taken a trespasser's key.  That same resident tried to run off another trespasser only to have that trespasser to become agitated and confrontational then cruised through our entire neighborhood what we believe looking for that resident.  That trespasser has a violent past with burglaries.  We have recently had two homes burglarized along with vehicles broken into.  Our residents are taking a stand and fighting against our neighborhood turning into where people do not want to live.  We want our value of our homes to be profitable.  Most of us now have our own personal security system.  I'm one of those.  I have an old key but no key to the bathroom at the pool.  I have three boys who I fear allowing to swim at the pool with them getting sick or ear infections.  I am now concerned that some "outlaw" is going to be in our pool when he is not a resident and perhaps follow me home.  There are simple solutions to working together.  We would like to check into the FOB system and perhaps a wristband for the pool.  We used to have a security system at the front entrance.  Where is that now?    Our sign out front used to have a working fountain.  Why is not that working?  We have dead out of season plants in our entrance.  Why is the landscapers not taking care of this?  Why is the pool not working and crystal clear?  I would also like to request to see Crest Financials.  I have heard you send them out with our invoice but how may I get a copy of the last three years.  I'll be more than happy to pay for copy or if you can email it to me personally.  I would love to sit down and speak to someone face to face.  I have taken the time out of my day to voice my concerns and would like to see that Crest cares.  If not, I will not be afraid to turn to other facets of the media; news and social.  It should not have to come down to this.  Please please please understand where we are coming from.  We live here.  We wanted to live here.  We don't want to move.  We want to feel safe and heard.  I am seriously afraid the next correspondence you receive from one of the residents here is a lawsuit.I would be more than happy to have you come to our meeting this Thursday at 8:30pm or contact me, Jen Pope at 904-945-0235.

Jenny [redacted] and Crest Management work at the direction of the board of [redacted]. They directed Crest to send monthly courtesy  letters to residents who have violations of the CCR's for Lakemont.  After receiving a courtesy letter if the violation is not corrected Crest is directed to...

send a Notice of Intent to Fine letter via Certified mail. The resident at [redacted] lane in [redacted] received letters 8/6/15, 12/8/15, 3/16/16, 6/1/16, 8/17/16, 9/8/16, 10/5/16 for various violations. There were 232 letters sent after the last inspection to residents in Lakemont who have violations.  The resident should contact Crest and ask to have a hearing before the board and express to the board why they should not receive letters.  The resident will not receive letters if there are not any violations.  The current letter is asking the resident to replace the dead shrubs at the fence line and the photo taken  shows there are at least 3 dead shrubs.
