Complaint with general services & contract issues but most recent complaint involves vehicle being towed off without notification or proper notice.
My vehicle was towed away from the lot of the apartment complex that I live in without notification. The apartment manager stated that she sent out a mass text to notify renters that the vehicle would be moved. This is highly questionable but every tenant doesn't have a cell phone or a text plan with a cell phone. No one that I spoke with here knows anything about the so called 'mass text' message. The vehicle was locked and the ignition was also locked. The transmission may have been damaged in towing the vehicle away from the parking lot. I ended up paying $315.00 to retrieve the vehicle and took a couple of days off from work to deal with the problem. The vehicle was mechanically in good shape but didn't have a current license tag on it because I have a second vehicle and hadn't driven the van that was towed away recently. I've had other issues since staying here at the apartment including being here for a year before my air conditioning unit was activated because the wall switch wasn't installed and only a wire was extending from the wall, where the switch should have been. Again, there was another incident where I was charged $80 when I informed the management that my heating unit wasn't putting out hot air. Instead of sending one of their maintenance workers over to look at the unit, a private contractor was sent over and charged $80 to inform me that the heating unit was a gas unit, instead of electrical. There are other issues but I won't mention any other for the sake of brevity.

Desired Outcome

A refund of the $315 paid to retrieve the vehicle or compensation with a free month of rent.

I have attached the lease for documentation to reference. As stated on page 3 of the lease, item 10, it states all vehicles must have current registrations at all times, as it is a city code ordinance and the law. It also states that if they do not, the vehicle will be towed at their expense. It also states on page 8 of the lease, beside vehicles, that the vehicle will be towed with no notice. We did send out a mass text as a courtesy even though our lease states that we do not have to. *** apparently had his number changed and did not notify us, which is also a breach of lease as stated on page 8. Tenants are to notify us with 10 days of any changes. I made the tenant aware via email when he inquired about this vehicle issue and he has still yet to let us know his new number. As for his work order issues. I have also attached them as proof. The tenant moved in 5/22/2017. He turned in his first work order for the HVAC unit on 5/8/2018, a year later. This work order was completed on 5/10/2018. He turned in another order on 7/30/2018 for his HVAC unit and it was completed by 7/31/2018. His final work order that we charged him for was made on 1/2/2019 and was completed by 1/7/2019. Due to the tenant having lived there for 2 winters at this point, it was unimaginable that he had never had the gas turned on. I'm still unsure how he ever heated his apartment correctly as the HVAC unit runs on gas heat. It clearly states in the lease we do not cover the gas utility on page 3, item 9. It also states on page 5, any unnecessary work orders, i.e. issue not properly working due to tenant not properly using it, will be charged. Due to all of the issues the tenant has complained about being breaches of the lease by him, we are unwilling to credit or refund any monies.

I have attached the original lease that he signed with the original signatures. The lease page that he submitted has been altered, which is fraudulent. I will agree to give the tenant a $75 credit to settle this and be done with it. That is the most they are willing to do. There will be no more negotiation past this point.

I'll accept a $75 check or money order but it is nothing close to covering the $315.00 I spent to retrieve my vehicle from the crooks that towed it about 1/4 of a mile and then went on vacation. It appears that the local BGS operation is closely associated with a network of crooks that charge 2 to 3 times more than other businesses for the services they provide. Apparently, they go by the YOU SCRATCH MY BACK and I'LL SCRATCH YOURS philosophy!

Housing issues
Months ago BGS Properties took over management of the triplex I live in at *** They sent out letters assuring us that everything would remain the way it was but indeed it did not! When I went in to sign paperwork on the computer I told the ladies at the front that my lease was up nd I wasn't signing another. Again I was assured that it wasn't a actual lease just part of my paperwork.
I always paid my previous landlord twice monthly with a $25 late charge, but with BGS I was paying once monthly with a $50 late fee! Needless to say I got behind trying to pay them
And began paying them extra to get caught up.
On 9-14 I sent in a maintenance request for them to send someone out because I had suspected bed bugs. I told them I was sure they had traveled from the case next door, but Ashley who I communicated with was very rude and tried to act unknowingly of what I was talking about until I told her that the maintenance man told me about it! She then told me that if I had it it was my own fault because they don't travel, and that if *** has to treat it that I would be responsible to pay them back, when all they had to do was treat my apartment when that infestation occurred! I spent my whole weekend cleaning(buying everything necessary out of my own pocket) to get rid of them. I threw out my whole living room set which was infested and I have pictures! Monday 9/17 I contacted BGS to tell them that if I would be responsible for reimbursement not to send pest patrol because I was sure I found the issue and couldn't afford more charges on my account! She told me it wasn't a choice and they still had to come out, I agreed..... someone came out Monday 9/17 and surely I had conquered the issue myself. Ashley told me that she talked to them and they did say they could travel( which contradicts it wasn't my fault)!
I didn't pay my rent for October because I had to buy everything to rid the bed bugs and buy new furniture! They never tried to take anything off my rent or apologize for accusing me of causing that problem myself, but what they did do was have me served with a court date for EVICTION! This is what I feared because I'm a single parent with 2 small children and why I waited to contact Revdex.com!
They never reached out to me in the month of October besides having me served with court date on Wed 10/31.

Desired Outcome

At least go back and adjust some of the charges. $25 off of each late charge because that was my original with the previous landlord, and adjust my October rent! I just want them to consider if it was them and how they would feel.

Our management company took over the tenant's complex in Feb of 2018. I have attached the letter that we send that nowhere states that the late fees stays the same. I am also attaching her lease showing where she signed and agreed to our terms. We did allow her to sign a month to month lease b/c she did not want to sign a 6 month lease. Also note this lease makes her responsible for any bed bug issues. I have included her text message history where we have sent her multiple messages trying to communicate with her about her past due rent and as you will see, she has never responded once. Also, as you can see on her ledger, she has never paid her rent half and half, however our collections manager did tell her if she chose to start paying that way she would lower the late fee to $25, but again, she has never attempted to pay that way. As for the bed bugs, she did call and state she suspected she had them.*** came out (at no charge to her) and stated she did have them on her living room furniture and that she needed to dispose of this. She also admitted to me that she had gotten this furniture used and I told her it was very probable that they could have already had them on the couches and she would have never known. She did tell me she treated it herself. I told her *** had to come recheck (again at no cost to her) just to be sure. Bed bugs are not something we take lightly, so if she did still have an infestation the apt would have to be sprayed and she would be responsible for this. However, she did a very good job per the *** company and she was cleared of any bed bugs being in her apt when they came to recheck. She has never asked for any help or extra time with her rent. Per her ledger, she has been behind since June, 3 months before this bed bug issue became an issue. She still has not contacted our office to attempt to work out a payment arrangement or ask for any relief.

I have no messages from BGS nor do I have emails to which they usually send. I talked to Ms. Carla in August concerning my past due from July and late fees that had added up from June where I had paid late and she was the one that approved for me to pay my rent 1/2 and 1/2 twice a month. From that point forward(starting sept) I did pay that way with extra to resolve my past due like we agreed, until I didn't pay October rent because of the bedbug issue. Obviously there is a misunderstanding or miscommunication somewhere because I never told Ashley I bought my furniture used! I actually bought that furniture NEW when I moved in almost 3 years ago! The only reason I began treating the situation myself was because she told me that I would be responsible to reimburse them, because it had to be my fault I had the issue which could have been avoided from the beginning if they would have treated my apartment when the other one was infested because the are close together, and DO TRAVEL! Again no one called me(which they do have phone number), so if I hadn't responded the professional thing to do would have been to call! If I was absolutely refusing to pay these people I would not have made an attempt/effort to pay them anything for the month of November knowing that they are taking me to court and possibly evicting me..... I have 2 small children and starting over is something that I don't want.

Since this process has begun, *** has come by our office to resolve this issue. She was not receiving our messages due to she had blocked our number. She stated she was unsure how she had done this. She has worked out a payment arrangement with our collections manager b/c she wants to stay at the property. I agreed that if I misspoke about the furniture then that was my mistake, that was truly what I remembered. I also told her I would be happy to help her with her balance but she had to ask for help, and up until this letter, she had not asked. I feel that these issues are resolved, it will now be up to her to whether she wants to settle this issue with the Revdex.com.
