the complaint, she states that she is not responsible for the carpet anywhere but the living room. In the lease, it clearly states that the tenant is responsible for any damages to the unit. Upon all move-ins/outs, an inspection is done. This tenant signed her move-in inspection that stated the carpeting was in good, clean condition. She admitted to damaging the carpet, but feels that we took advantage of her with the repair. On the move out inspection, it was noted that the bedroom carpet was damaged in addition to the living room carpet. [redacted] was not able to match the existing carpet to replace the damaged rooms, therefore all carpeting had to be replaced. When possible, we remove a specific area and repair the damage. That was not an option in this case, as the damaged areas were far too large to cut out. When damage beyond normal wear and tear occurs, we are required to take photos to show cause of charges. The tenant did not wait for the move out inspection to be performed, nor did she come back or call to be present for it.The former tenant also stated that she had no knowledge of the security deposit disposition, and that the Leasing office did not try to contact her. No forwarding address was given at move out. A letter was sent to her last known address, and she provided the office with a new phone number to reach her on 10/5/2016. If after 30 days, no payment is made, nor are we contacted, the past due amount gets turned over to a collection company.  If you need more information, please do not hesitate to contact me at the number below.
