I recall speaking with Ms*** some time ago with respect to her maintenance concerns and she gave me an itemized copy of her various issues in addition to discussing them with me in my office for the better part of an hour Immediately following that meeting my office generated a service
request identifying the issues individually and we dispatched a technician to start the work requested However, every time a member of our staff goes over to her apartment they are turned away by the resident for one reason or another whether it be she "wasn't ready", was "getting ready to leave", or "it's just not a good time" Consequently our efforts to address/remedy the issues that Ms*** has cited have been fruitless due to her lack of cooperation Additionally I have informed my staff to report to her that any subsequent visits that are met with refusal will be charged to her account for our technician's wasted time It is our intention to efficiently resolve these problems with the utmost haste, but the resident's rather obstinate inflexibility has stifled our efforts and has not only precluded any timely satisfaction to this matter but has prevented other residents from getting their matters resolved promptly

Mr*** was issued/mailed a security deposit refund briefly after his move out at the end of OctoberAfter researching the issue, it appears that the check was never was deposited and after speaking to Mr*** it was confirmed that he never
received said refundWe have had a replacement check drafted which will arrive by Friday January 29thMr*** can come personally to the leasing office to take receipt of the refund check in person, or if he wishes we can mail it to a location that he designatesThank you

Ms*** was sent a statement of deposit accounting to her last known address within thirty days of the move out We have since obtained a current address and have resubmitted the statement With respect to the charges for carpet, after the flooring was examined by our carpet cleaning
company it was discovered to have significant amounts of pet urine staining not only the carpet itself, but the pad beneath, and warranted a full replacement Please feel free to contact my office with any additional inquiries at *** Thank you.*** ***Property ManagerCrossing at Northpointe Apartments

This consumer was paid in full, $600, so we are not sure why there is a complaint.

To explain the issues respectively...1.  We are waiting for a part for the residents toilet that we expect any time.  Our staff did return to the apartment and the resident was instructed to not use the toilet in question until we correct the problem, as there are 2 in the apartment, and...

the other is fully functional.  2.  The water that was coming from the ceiling was an overflow from upstairs that was resolved and a technician will be back this week to paint over any discoloration.  3.  The problem with the building door has been resolved.4.  With regards to the apartment entry door...the unit was recently treated for bed bugs.  This treatment involved increasing the temperature in the apartment to a sustained 120 degrees Fahrenheit for the better part of an entire day.  With those extreme temperatures and the contrasting exterior temperatures it is not uncommon for wood to swell and doors to stick.  Having said that I will draft a work request for that to be looked at.5.  Again the contrasting temperatures with the bed bug treatment could be the cause of the cracking and any additional condensation from upstairs.  And again those issues will be addressed as well.6.  Lastly, the floors deteriorating condition could be a result of mistreatment or a result of the bed bug treatment, or a combination of both.  Either way those issues will be inspected. In closing I would like to inform those that are concerned, with the extreme temperatures outside right now, A/C service calls are of paramount importance to ensure not only the comfort, but the safety of all those that live at Crossing at Northpointe.  Unfortunately in these cases there can be a delay in fixing items of a non emergency nature.  In addition to my staff's understandable reluctance to enter the apartment prior to the bed bug treatment, which has now been completed.

We have dispatched our staff to ensure that any maintenance related aspects of Ms. [redacted]'s complaint have been addressed thoroughly I will note that we attempted to replace her toilet and she refused service. As far as the ongoing insect...

issue, we have had her unit in addition to the entire building treated by a professional exterminator as well as our on site staff several times to resolve the issue. However, we discovered some rather disturbing house keeping problems with her next door neighbor, which is the apparent source of the issue, and who is currently in the process of eviction. Lastly, it is my understanding that Ms. [redacted] may have "skipped out" on her lease/residence at that unit.
