Initial Business Response / [redacted] (1000, 8, 2015/06/05) */ In late January someone who was a friend of Mr [redacted] tried to break in to his apartmentHe called our office on a weekend and we went out immediately and secured the back doorThe following week Mr [redacted] called to inquire about the cost of replacing the entire door, as he knew the perpetratorAt that time we asked him to file a police report and check with his insurance provider (Renters Insurance) We told him at that time the cost would be about $and to please file a police reportMr [redacted] indicated that he knew he was responsible and that if he wanted us to make the repair he would begin making paymentsWe never heard whether the perpetrator or his renters insurance corrected the issueOn May 19, his girlfriend called about having dogs in his apartment in violation of his lease and let us know that he had done nothing and wanted us to replace the back doorWe couldn't talk to her since she isn't on the lease and requested she have Mr [redacted] callThe phone number provided was incorrectWe could not make an appointment to measure the door, however we managed to gain access and a new door was installed on June 2ndOur office had not received any communication and presumed that Mr [redacted] had done the repair/replacementThe work is complete

Initial Business Response / [redacted] (1000, 8, 2016/06/08) */ This was a very wet springOur office does not manage the lawn care, we have a contract for lawn maintenance at this property with Johnny O's LandscapingWe received a letter mid May(see attached) they were having difficulty, as were all outside contractor, Thunderstorms were restricting their ability to stay on mowing schedules, and asked that we please bare with themWe emailed them on May 4th after they had mowed and requested that they return to bag up the mowed clippingsWe received Justin's complaint on May 13th, stating that the grass was not cutThe grass was cut on 5/4, 5/14, 5/17, 5/and 6/The difficulty over this time is that the amount of rain caused ponding water in several areas, and the equipment was getting stuckSome areas were impossible to cutWhen MrC [redacted] , the owner of Johnny O's called, we had followed up, indicating they needed to use light equipment or weed trimmers to insure an even cutThe amount of rain over the first weeks of May was uncommon, and made everyone aware that the land behind MrV [redacted] 's unit may require sod removalEngineering is being done to create drainage so this problem does not persistThe major issue is buried utilities, and cable in this areaWe want to thank Justin for his call, and apologize, as we did not understand he wanted a return callThe receptionist who answered the phone may have given the wrong impression, because the truth is we do not have control over the subcontractor, and it was a friday afternoonOur office had put an earlier call into Johnny O's, and we had not yet received a call backOur receptionist was attempting to convey this, only to be misunderstoodThe owners of this property have had Johnny O's for a number of years before we began managing, and it has not been apparent that this has been an issueSince they have a good reputation, we were just as disappointed and requested their cutting scheduleWe have forwarded MrV [redacted] 's complaint to Johnny O'sOn the 11th & 12th, before this complaint, you will see Jason's e-mails attached, we were making requestsWe have a meeting scheduled with Johnny O's and the ownersThis may necessitate a change, or a solution on drainage in the wet areasWe have maintenance staff at the property routinely, and since 6/1/2016, the grass has been totally cut weeklyWe have the original copy of MrV [redacted] 's phone message, and will keep him in the loop as to the final solutionIn the future MrV [redacted] should speak with Jason or Cindy regarding any future complaints, as we are working with the owners on their decisions for the future

On Friday *** *** called my office and said she would be in to sign a new lease - We waited till 5:30pm, and could not reach her by phone. When checking my e-mail on Sunday, I was surprised to receivea Revdex.com complaint - ***'s lease expired on the 30th of
May, and automatically renewed on a month to month basis at $per month - This lease was signed in May 2016. *** called our officeas we suggested she sign a one year lease at the $rate, as street rents for that property are $845.00. The owners have been more than generous to keep ***'s rent low since she has been a tenant for a long time.It appears that *** thinks the $owing on her account is late fees or penalties, but this is NOT the case. No late fees have been charged even though she did not pay the month to month rate for the months of May, 2017, June, 2017, & July, So instead of paying $for those months as the lease provides, she only paid $2235.00, which is a difference of $90.00 Please see the lease attached. We have responded to any maintenance requests *** has submitted, and would be happy to look at the patio door. We need to know when she willbe home for our technician to see her concerns, or if we have permission to enter, we will let her know what needs to be done, and follow through with the necessary repairs or replacement.At the present time, *** is being offered a one year lease at the $rate which she requested that this amount be continued through the 31st of July,

She did not pay April rent in the amount of $385.00 and we didn't even charge her for a late fee - We found someone to complete her lease and charged nothing - One month's rent is customary, so she should have been charged $38.50 late fee, and $385.00 re-leasing fee-as we did the work to secure another tenant. (they signed May 1st) She could have been liable for rent for May - October 6 months at $385.00 = $2310.00
When she moved into the unit, she signed an agreement which stated the charges if she did NOT clean. She was charged for itemized cleaning charges per an agreement $400.00
In addition an itemized amount was charged for damages $319.00 - Attached is a copy of the agreement, and a total of $1104.00 was deducted from her $385.00 security deposit. This leaves a balance owed of $719.00 -
Compared to late charges & rent to complete lease, and re-leasing charges that we waived - we felt we were more than accommodating in this instance -
She had the opportunity to do the cleaning and repairs herself - which she chose not to do. We needed to clean and do the repairs to accommodate the new tenant and we limited [redacted]'s damages considerably -
