She went through some of this situation before I was managerWhen she brought her maintenance concerns to me in July, we did show that we took care of it on July We try to send out maintenance within hours if not same day when we're made aware of issuesWe have a work order showing this
She hadn't report any other work tickets since JulyShe came to me at the beginning of September looking to break her lease and move early so I let her know the protocol for thatThen she let us know that the leak she'd earlier reported had returned a while agoWe asked why she didn't report it in a timely manner, she stated she felt she shouldn't have to call us back, we should knowWe wouldn't know there's a problem unless someone lets us knowWhen she did report it in September, maintenance came to quickly address the ceiling and leakThey made sure to paint, sand and mud the area after fixing the leak and even addressed an area in the utility closet (which was also never called in)We did this right awayShe still refused to pay her rent, leaving an outstanding balanceShe did break her lease and move earlyShe left the apartment in good condition, so we forgave her outstanding balanceBut when she broke her lease, she forfeited her security deposit

We moved her into the unit 2060 A and unfortunately after the rain came.  The mud did occur in the bedroom area.  She called the emergency maintenance line.  There was an underground pipe that bursted. We do accept total move in amount and we accepted her amount.  We did not...

leave her in that unit.  We were unable to move her into another unit because we had to wait for St Louis County to inspect another unit.  We offered her a prorated amount for her unit.  We apologized to her and we tried to do whatever we can to resolve this issue.  We got a unit inspected and we invited her to come and look at the unit.  She came out and she didn't want the unit.  She wanted a refund.  I explained to her that I submit a request to corporate and they will send me their response.  It can take up to 30 days.  We are not ignoring her and I have encouraged corporate to speed up this issue.  Her refund should be on her way because I put a priority on it.

We installed a new Heating/Air Conditioning system for this apartment August 2017. All calls are logged, and answered the same day,and our records show this tenant has received notice of non payment for past due rent.

This has been an ongoing issue. We have been out there at least 3 times, because her grand kids were putting things in the toilet. Therefore there was nothing on the maintenance end that caused it, she caused the problem herself. We ended up replacing the toilet with a brand new one and we didn't...

even charge her for it. She must have filed the complaint because she wanted it replaced right away, but we had to wait for the new toilet to come in.

Mrs. [redacted] received her refund check on 12/19/2016 and the check was dated 12/13/2016, and as for the $100.00 non-refundable security deposit this was explained to Ms. [redacted] during the move in meeting.  We are sorry for the inconvenience and the time it took to refund her deposit.
