We have no further response on this claim.? Multiple pictures were sent and we will not be adjusting the security deposit due to damages and property cleanup.? We further will note the snow was covering quite a bit of the horse manure so pictures are not as telling as the actual view when the cleanup beganWe have multiple witnesses as well.? AT NO TIME after they moved was anything sent to the rental home in the mail.? Correspondence and the remaining security deposit was sent to Mrand Mrs [redacted] the same day we received the phone call from the military with their forwarding address.? The [redacted] 's could have contacted our office at any time concerning their account.? I am not quite sure why this avenue was used when they had every opportunity to contact our office by phone or email?Also, point of clarification, in my original email, I clearly said I spoke with the military concerning their security deposit.? [redacted] Mr [redacted] ,? This email is in response to the complaint for the above individual and our phone conversation.? All of the items asserted in the statement are incorrect with the exception of the rough estimate of the amount to be returned from their security deposit? That figure DID change when we found out they had been flushing wet wipes and totally backed up the septic system? It had to be pumped for the new tenant in order for them to move in? This was discovered AFTER I emailed the Tenant’s with a ROUGH idea what their deposit would be? Page of their lease clearly outlines this charge? The septic was NOT maintained during their stay resulting in the additional charge? We can have a statement provided from the septic company if needed.? As far as communication, almost all of our communications with the tenants were via email communication with [redacted] specifically, the one- time one of my agents spoke to the tenant it was regarding a repair, that we needed to make on a kitchen cabinet door, the tenant wanted to know why we needed to do the repair and we explained that it was due to our bi-annual inspection that had taken place, the tenant claimed to not have any idea we were coming to the home, the agent advised that we send letters to the property weeks prior to the inspection, notifying them of the date and time that we would be entering to complete our inspections? Most other communication was due to the lack of timely payments on their rental account.? When the tenant vacated they indicated they did not have a forwarding address and were told to provide one by the end of the coming month, we made multiple attempts to phone and email to get the address with no response, yet, my observation is they seem to have email communication because they are definitely referencing an email I sent about their deposit, in the claim? Why did they not provide a forwarding address at any time or return phone calls? ? This would have eliminated the wait time for the return of their security deposit (also outlined in move-out document).? Additionally, they had a friend staying with them and brought an additional horse onto the property WITHOUT authorization as well as goats? These animals were removed when they left but left quite a mess behind? It is no exaggeration as to the amount of horse manure that had to be removed from the property? Also, we cleaned up from the goats and (chickens authorized) too.? We NEVER came to the property without notice? That is blatantly untrue? We ALWAYS provide written notice of trips to the property? NO prospective tenants were shown the home WHEN they occupied it, so this is a claim? In fact after returning keys and claiming they were vacated we met the new tenant (at the property) who applied online sight unseen to show them the property for the first time and [redacted] arrived at the property removing some of their personal property, this is how they know who the current tenant of the property is? The Agent did mention to [redacted] that she had notice lots of light bulbs out throughout the home and that there was some touch up paint on the main level in the bedrooms, [redacted] said “ohI meant to leave light bulbs”.? As far as their deposit being sent to their rental house, that is also false? They told us they would call when they got relocated as to where to send their deposit reconciliation and we NEVER heard from them? We sent multiple emails and tried calling them and no response? A liaison with the military called and said they never received their deposit and I explained they never called to give us a mailing address to send the payment? She indicated she would call me back with that address? She then called quite a few weeks later and asked about the status and I explained AGAIN that I needed their address and she apologized profusely and said she thought she already gave it to me and called me back and gave me the address? I immediately sent out the reconciliation and the check that day TO THEIR CURRENT ADDRESS.? It is a tremendous misconception that we (the management company) get to keep or in some way are compensated when a full security deposit is not retuned? Our company DOES NOT have any interest in those funds and they are used to bring the property back to rentable condition PERIOD.? ? I am sending in multiple Emails, the photos that were taken at the property when inspections were performed and AT MOVE-OUT that document the unauthorized pets and the damages as well as the horse manure left behind to be removed.? Complaint: [redacted] I am rejecting this response because: This is not correct information from property managementThey were even contacted by the military TMO regarding this claimThe tenants moved the day after we left They have childrenNothing was asked about checking anything when we had the man come and fix the door for the cabinetThe pictures of the land we have taken the day that we left we have sevberal witness seeing the land just because we had our doupt Regards, [redacted]
