Discovered a leak in my garage and needed a quick roof replacement. Crown were able to schedule the work quickly and were able to complete reshingling in a single day. The crew worked very quickly and did a thorough cleanup after. I consider the price reasonable and appreciated their prompt service.

Dear sirs,

I am a 1/3 owner of a triplex townhouse. My neighbour downstairs had leaking issues. We hired Crown Roofing Limited of 118 - 11860 Hammersmith Way Richmond, BC V7A-5G1 to look at the situation and concluded that it was due to failing deck membrane system. Below is the what they have provided to us attached as a cover note to their quote.

"After a thorough inspection we have determined the cause of the water ingress to be a failing deck membrane system. Currently there is a one ply membrane with ceramic tile installed on top (does not meet current code requirements). The natural life of this system is about 10-15 years. The membrane under the tiles has failed around the perimeter of the deck allowing water to enter. The existing system is beyond repair and in need of replacement.

Time is of the essence as the longer this goes on the more rot and structural damage will occur. The interior finishing can not be done until this membrane is replaced. Please see the attached quote for the replacement work. This quote includes all the associated demo work and the installation of a new membrane system and associated flashings and components. All of the work has been quote to RCABC minimum requirments and includes a third party inspection process."

We engaged them too a month before this to replace the whole roof, after hearing from some other "experts" (not Crown) that the leaking was due to the roof.

There are two decks (east and west), of around 6 ft x 6 ft each, and a corridor between the two decks with a main drainage in the middle. There was also a drain on each deck. After they finished the work (hand rails have yet to be re-installed though), rain came. I took a look at the two decks after the rain and had these observations. I have taken some videos and pictures last weekend and today and saved them all in the Google Drive folder below for your review:-

1) I can see the different membranes paved and their perimeters. And there were ponds of water accumulating. They were formed and enveloped within some membranes only (is it because those are not paved flat enough, i.e. concave??), They have no signs of clearance as I believe it may be concaved or not sloped well to let the water flow in the direction towards the drainage. No observations of this type of ponds developed on the previously tiled surfaces.

2) there was a drainage on the east deck, same as the one on the west deck. After the paving work, the drainage on the east balcony is now covered by the membrane.

3) I took a pic of the drainage at the centre. To me, it is installed at an elevated level above the surface. When there is water, I can imagine it won't start draining until it accumulates to a certain level and will not drain completely. Please correct me if I am wrong. In the absence of drainage in the east deck and the elevated drainage in the middle one, is it fair to say that the whole east deck could be swamped in times of heavy and continuous downpours?

4) Crown suggested to us the placement of removable decks on top of the membrane. With the placement of decks above the membranes, I don't think it will stop the ponding will it? It just covers up the problem. Without direct exposure to sunlight and air flow below the decks, it even worsens the situation as it will take even longer (or never) to dry out.

I brought these observations to Crown for their explanation and please find below the responses they provided to date. Currently, no one is working on the decks and they are now without any hand-rails and deck covers. They also issued us an invoice for the 70% remaining balance of the work claiming that the job had been completed. They also claimed it passed the inspection. I talked to the inspector too and he said the scope of his inspection was limited.

To Whom it May Concern,

This comp***nt is unwarranted. The contracted work was done to standard and independently inspected and approved by an RCABC accredited inspection company.

This is a triplex and the two other parties are 100% satisfied and have signed off on the project. Mr. comp***nt is not founded in any technical, practical or functional reality. He is a lay person. The work was done by red seal tradesmen, supervised by an experienced Red Seal Journeyman Project Manager and inspected and approved by a professional third party RCABC Accredited inspector.

What else can we do? All of Mr. concerns were addressed but he doesn't want to accept the facts. None the less, the work is complete, under warranty and was done to the highest industry standards.

The work has been completed as quoted and independently inspected. Non of Mr. concerns are valid. The roof has been on for months without any leaks. If a removable deck is installed none of the concerns about standing water will be an issue. the work has been done correctly, independently inspected and approved. The other two owners signed off and are happy with the work. Not sure what else we can do.

Crown Roofing completed our roof in 2016. They were good with their sales and so was it quick to get our business. However, once completed we found several substandard tasks. They left a large gap the entire perimeter of the roof and resulted in having rodents in our roof. They did not deal the chimney properly with caulking. Their third party contractor who was supposed to review the tasks as completed did their assessment before half of the tasks were done and reported that it was done. We have tried several times to connect with them but they have not replied to our emails. One star for having a good sales pitch.

All of the work was inspected and approved by an independent inspection process (***). We have photos of the inspection that clearly show no gap existed when the work was completed. I offered to set up a site meeting with the customer but they never provided a date. The offer still stands if they wish to use proper channels. All of our work is independently inspected. All of our workers are trained, professional employees. We have thousands of references, view homes and recommendations from satisfied customers since we started in 1902! This complaint has no validity and is not related to the scope of work we were contracted to do.

We just had our roof replaced by Crown Roofing last *** and they did a great job. The workers came right on time and completed the work as scheduled. They worked hard all day and cleaned up the mess each day. Jason was respectful, honest & professional in dealing with us.

Captioned company commenced roof replacement February 19th, 2018 and finished February 23rd per contract. Work force was well trained, efficient and ended each day after ensuring roof was protected from water and work site thoroughly cleaned and all debris removed daily. Management attended the site periodically each day to monitor progress and willingly spent time to explain process to an interested home owner. Price was competitive given the extent and thoroughness of work required.
