Mr*** presented me with an agreement with no time limitI signed it andreturned it to him at the address listed on the quit claim deed which I returned notarizedand executed as he had requestedAs you can see in Mr***'s AgreementExhibits I and and in HIS Quit Claim Deed there I no phone number or email forCSLKB! There is an address which is where I mailed the Agreement and Quit ClaimDeed - Certified - Exhibit Mr*** would not accept the quit claim deed whichwas clearly from me as indicated by the return address- unless the address in thedocuments was bogus?At the time of Mr***'s agreement, CSLKB had only a deposit on the property.Not 1st National Cash Refund,IncMr*** listed the property on MLS with*** Contemporary Real Estate when he did not have title to the propertyTheoffer of $for a quit claim deed was bogus to keep me distracted until he could listthe property and sell itCSLKB did not finish their transaction until December 14, 2017.CSLKBdid not have title to the property without the Quit Claim DeedTherefore,Mr*** was trespassing when he entered the propertyHe was seen by theneighbor and told her he had purchmed the property.MrW*** agrees to take the property off the market when he has done that weeksago because he had a buyer before he finished paying for the property as CSLKB,LLC.Please see Exhibit 4- Real Estate Sale Information specifying conditions of the sale.Owner has redemption rights for 30-days-page 2, depositor does not own the propertyuntil confirmation! property in question was purchased as stated by our company. We did in fact offer Mr. [redacted] $500.00 for aQuit Claim Deed in order to secure the real property known as [redacted].The fact Mr. [redacted] failed to deliver the deed, call or email me, showed a lack of interest as far as I wasconcerned. I was prepared on the date I approached Mr. [redacted] to pay him $500.00 and consummate thetransaction. I even came back the next day, because I never heard back from Mr. [redacted].Mr. [redacted] claimed he had a buyer for the property, if this was the case why didn't it close? The fact is the realproperty is far underwater. The seller owes far more on the property than what it's worth.Mr. [redacted] has no legal interest in the real property at this point. His rights were extinguished once the Sheriff ofReal Estate was confumed.Please note the property is no longer in the name of Gary [redacted]. I never received nor recorded the deed sent byhim to our office.Mr. [redacted] has let the property fall into an advance state of disrepair. I would be agreeable to give Mr. [redacted]$100.00, as a settlement of this complaint without the quit claim deed.I in fact have an A+ rating with the Revdex.com as a Non-Accredited business. I never suggested I was an Active memberof the Revdex.com. However, I have the paperwork and my application is under review at this time.I admit to No Guilt here whatsoever. I will acknowledge this was an unfortunate miscommunication due to Mr.[redacted]'s lack of follow up, Mr. [redacted] should have called and/or emailed me relative to my receipt of the QuitClaim Deed, and his cash consideration of $500.00.Also, I am Agreeable to take the property off the market.Sincerely,Carl W[redacted]
