We are very concerned about reports of erroneous charges to your Security Deposit Disposition and therefore have thoroughly investigated your report The findings are identified belowJanitorial ChargesThe Security Deposit Disposition was assessed $for hours of Janitorial services in order to restore the previous apartment home to the original condition at move inUnfortunately we sometimes find that the definition of "clean" varies from person to personThe Cleaning Vendor spent·a total of hours cleaning your previous apartment home, you were charged for hoursEach resident is given hours of complementary janitorial services, which most usually covers the differences in opinion of "clean"In order to clarify the work completed in your previous apartment home, a detailed description of the items cleaned with comment is provided belowKITCHEN -New cabinets in kitchenDishwasher had grime inside (this wasn't too bad), on door & sides,'deaned dishwasher 2x w/PinesolHand washed kitchen light fixture w/degreaser & hot water 2x(Itwas super greasy & dusty)Fridge interior was mostly clean except for refrigerator door bars which happened to have food still on themCleaned fridge 2x w/Pinesol & used on door bar areas although hand washed interior parts w/soap and waterFridge had lots of grime especially on gaskets at bottom side, used 3x on gasketsCleaned fridge exterior w/2x & used degreaser mixture on stove side due to the stickiness on that sideSprayed degreaser on oven 3x, scrubbed & scraped black baked stains from top of ovenCleaned broiler, removed all dust and scraped of black baked stains then used Pinesol 2x on broilerSoaked burners & racks w/degreaser & using a stainless steel sponge scrubbed as much as possible the first time to remove brown stains, repeated the same process 3x (usually racks & burners are really hard to work on)Cleaned cooktop & underneath cooktop 3x with Comet cleaner & degreaser on edges 2x to help with the grease accumulated on edges of stoveScraped off lime scale from faucet (there was just a little bit which was around the faucet's handleCleaned the faucet and sinks thoroughly & polished the sinks and faucet Cleaned and scrubbed floor w/since it had a lot of grease under appliances area 3x, then used Pinesol for the finishing mopping.BATHROOM - Toilet was ok, didn'thave any lime scaleIt was just especially dirty behind the toiletwhere the tile had mildew and stainsOther than that it was all fine and just needed a regular cleaningSoaked tub & tile w/Pink tile cleaner & scrubbed so all soap sm would come off from tile and also from tub Then only scrubbed w/soap & water in order to remove tile cleaner residue Cleaned light, bar and ligt bulbs with Windex 2:xWiped down sink, faucet and vanityThe floor was actually very, very dirty especially near vanity on right side, it had lots & lots of grimeScrubbed floor 3x w/& mopped it w/Pinesol lx.Light from entry was hand washedCleaned window & patio door 2x w/Windex & shined it w/foam window cleanerSoaked patio tracks w/2x & brushed off dirtyCleaned AC w/409, it was just dusty Cleaned closet tracks w/Pinesol 2x, there was some grime & dust Vacuumed unit thoroughlyWith reference to the photographs of your apartment home that you were provided, you had some questionsPicture #is a picture of your patio door tracks that show that they are dirtyAfter checking your patio door there is a crack on the bottomPicture #is a picture of the register and patio door This is not a picture of your AC.Picture #is your bathtub but maintenance had already removed the caulking from your tub and tub spout Picture #is your bathtub drain without the cover on it.Picture #is your tub faucet handle conditionPicture #is a picture of your oven.You had nothing to say about Picture # .Picture #is a picture of the door gasket on the lower part of the refrigerator door _Pictures #& #are showing the hard water residue that was not removed from the kitchen faucetCURRENTS did not charge you for the scratches that were on the sink.Picture #is a picture of your kitchen sink The janitorial vendor stated, "Cleaned thefaucet and sinks thoroughly & polished the sinks and faucet" This means that the janitorial vendor didn't have to spend a lot of time on the sink ·Picture #is a picture of the dishwasher, it was run simply to wash the switch plates and outlet coversPicture #is your stove top without the grates showing the condition of the burners.Picture #is a picture of under the cook top and shows that there are some crumbs and that the burners still have some black on them.And pictures #& is of your oven.So with reference to the photographs "are not all taken in ***" the photographs are indeed of your previous residenceWe find this practice eliminates questions regarding the condition an apartment - home was left inAny accusations or assumptions on your behalf suggesting it is not your previous residence are incorrect The staff member that completed the Move-Out Inspection with you on June 10, at 9:a.m states that you had a lot of boxes and furniture in the apartmentHe had told you that it is best to do the walk through when everything is moved out so_ he could give you a better idea 6f how the apartment home lookedHe had also told you that the Cleaning Vendor could not make this Move-Out Inspection appointment and that he would do his best to show you what to clean This staff member did show you·the dishwasher and refrigerator gaskets and said that a lot of people forget to clean theseYou told him that you would clean them He also lifted the stove top and told you that this is another area that needed to be cleaned better He asked you if you had cleaned under the stove and fridge and that you· had said, "No"He also told you that it lookedas if you made a good attempt of getting the kitchen clean but that there was still stuff in the apartment home and he could not give you a proper estimate of the time it would take to cleanHe then noticed that the windows were dirty and asked if ymi were' going to clean them and that you had said, "No, because the Bedroom window needs repairs it will just get dirty anyway"He also said the patio windows were dirtyHe wiped his hand on the wall tile in the shower and showed you the white residue on it and told you that you would need to wipe and clean betterYou mentioned about the free hours of cleaning and were told that even though we allow free hours of cleaning it gets consumed fast if the kitchen and bathroom are not cleaned You thought it was pretty clean and that it could be completed in hoursYou did know of some of the cleaning shortfalls before you moved out on June 12, Please refer to the NOTICE TO VACATE Addendum to Rental Agreement, Move Out Inspections: Agent shall conduct inspection of the Resident's apartmentfor purposes of determining the condition of the apartment and assessing any charges or deductions from the security deposit IfResident wants an opportunity for a move out inspection to be completed before Resident's required check-out timeAgent will attempt to accommodate such a request and schedule a move out inspection with Resident present subject to thefollowing requirements: (a) Thejoint move out inspection must be requested and scheduled at least days in advance of the move out date to allow scheduling by _all of the persons thatparticipate in Agent's apartment turnover and inspection process (b) Resident must have all personal property, trash and debris, and cleaning per formed before the time set for the inspection Agent will not conduct an inspection and determine charges until the Resident is readyto return keys and possession and all cleaning and move out requirements have been completed (c) move out inspections are a courtesy of Agent and are not guaranteed orpromised under this Notice to Vacate or the Rental AgreementSuch requests are subject to the availability of Agent staff and scheduling andbusiness need of Agent and (d) if Resident, for any reason, is not readyfor a move out inspection at thetime scheduled, Agent has no duty or obligation to reschedule or to offe_r another move out inspectionANDResident is required to insure that all use, care, maintenance and cleaning guidelines arefollowed as specified in the Rental Agreement, Move Out Instructions, distributions and/or common sense application in restoring apartment home back to its original condition with the exception of wear and tearThe Move Out Inspection on June 10, should not have been made because you did not have all your personal ·property removed until June 12, You were in the apartment home another days after the Move Out InspectionPlease refer to the Rental AgreementParagraph 6.) USE OF APARTMENTSubparagraph fApartment CareAgent will provide to all Residents at move-in, and as may be updated from time-to-' time, a Resident Handbook and Apartment Care Guide (the Handbook) with instructions and direction for the proper care, general upkeep and maintenance of the ApartmentThe Handbook includes instructions and information on the proper use and operation of the appliances, mechanical devises, materials, andfixtures in the ApartmentFailure to read and comply with the instructions and upkeep requirements set forth in the Handbook is a violation of the Rental Agreement and may result in the assessment of service charges, damages or other amounts billed to Resident, under paragra ph d Payment for Damages or Charges or deductions and charges to Residents' deposit( s)AND You may also refer to the Operations Manual provided to you at the time of your move in and the Move Out Instructions provided to you at _the time you gave your Notice to Vacate for further information regarding your cleaning responsibilitiesIt is clear from the conditions found in your apartment home at the time of your move out that adequate efforts to restore the cleanliness of the apartment were insufficientIn a good faith effort and in appreciation of your residency CURRENTS will concession $for (1) extra hour of cleaning charges as a courtesy This means the total charges for Janitorial Services are $ CURRENTS paid an outside contractor $to clean your apartment home in addition to suppliesCARPETS/FLOORSThe Security Deposit Disposition was assessed $for a standard one bedroom carpet cleaningPlease refer to the Notice to Vacate; Residents shall comply with the terms of this Notice to Vacate, the Rental Agreement, Move Out Instructions and the Resident Handbook and Apartment Care Guide regardin_g move out procedures and requirements.Please refer to the Notice to Vacate; Please refer to your Rental Agreement regarding your obligations related to vacating your residence. Paragraph DURATION OF LEASE AND RENEWAL. Subparagraph bMoving out Before the Lease Ends. The Rent charged by Agent is premised on Resident fulfilling the entire term of the Agreement. If Resident moves out of the Apartment before the date this Agreement ends, Resident is responsible for the full market Rent through the end of the Lease Term (without any concession deductions) and other losses or costs of Agent including court costs and attorneys’ fees. Further, Resident must refund the amounts of any concessions received for months preceeding Resident’s early termination date and repay Agent the value of any concession awards, Rental Term without responsibility for paying each months full market Rent until the end of the Lease Term, Resident may do so by paying the Lease Break Fee set on page and, separately, refund or repay any amounts owed under any Concession Agreement for not completing the full term of the Rental Agreement… And, Subparagraph gMoving out of the Apartment. We will find another person to finish lease.” This notice was signed by you *** *** and *** ***.Based on your correspondence, Currents understands you were seeking a Change of Roommate to assume the remaining term of your Agreement. The check provided to initiate the Change of Roommate, was returned for Insufficient Funds. Please review the correspondence provided to you on December 12, regarding the NSF Fee. Understand your Rental Agreement Lease End Date is February 28, 2018. You are responsible through this date. At this time there is no Change of Roommate approval as the Change of Roommate fee was returned for insufficient funds.With reference to your claims that the residence was unlivable and unshowable, your claims are and have no bearing on your responsibility date.The facts of the matter are that upon an Annual Inspection, Management found that there was an active water leak to the ceiling of the bathroom causing water damage. Your household failed to report this damage which is a Breach of AgreementPlease refer to your Rental Agreement, Paragraph 6.) USE OF APARTMENT. Subparagraph fApartment CareAgent will provide to all Residents at move-in, and as may be updated from time-to-time, a Resident Handbook and Apartment Care Guide (the Handbook) with instructions and direction for theproper care, general upkeep and maintenance of the Apartment. The Handbook includes instructions and information on the proper use and operation of the appliances, mechanical devises, materials, and fixtures in the Apartment. Failure to read and comply with the instructions and upkeep requirements set forth in the Handbook is a violation of the Rental Agreement and may result in the assessment of service charges, damages or other amounts billed to Resident, under paragraph d Payment for Damages or Charges or deductions and charges to Residents’ deposit(s)…ANDPlease refer to your Rental Agreement, Paragraph 8.) MOLD AND MILDEW PREVENTION AND PRECAUTIONS. …Resident agrees to immediately report to Agent (i) any evidence of a water leak or excessive moisture in the Apartment, as well as in any storage space, garage, or other common area; (ii) any evidence of mold or mildew-like growth that cannot be removed by simply applying a common household cleaner and wiping the area; (iii) any failure or malfunction in the heating, ventilation, bathroom fan, or air conditioning system in the unit; and (iv) any inoperable doors or windows. Resident will be responsible for any damage to the Apartment or Resident’s property, as well as injury to Resident and members of Resident’s household, resulting from a failure to comply with this paragraph.ANDPlease refer to your Rental AgreementParagraph 9.) RESIDENT PROMISES: The Resident Agrees: Subparagraph cTo comply with the Handbook and rules and requirements and any other posted or distributed policies, notices or regulations. And, Subparagraph fTo keep the Apartment clean and sanitary, free from trash and garbage accumulation and any offensive odors. Resident agrees to read and to follow any use, care, maintenance, or cleaning guidelines that are specified in the Handbook or otherwise distributed to Residents. By way of example, many of the amenities in the Apartment such as dishwashers and disposals require regular use and operation to prevent deterioration of parts, motors, or seals. Even if a Resident chooses not to use a dishwasher or disposal, the Handbook informs the Resident that the proper care of these devices require that they be run at least one time per week to prevent damage and deterioration. It is Resident’s responsibility to affirmatively read and follow the entire Handbook. A Resident’s failure to follow these instructions will result in the Resident being responsible for any repairs, replacement or damages. Further, Resident will cooperate and comply with any requests or notices that are given whether as a result of any inspection of the Apartment or general advisory to all tenants, and Resident will promptly take any actions required or correct any problems or deficiencies noted.The source of the damage was promptly repaired by Management. At the time of the repairs, your residence was vacant. Due to your failure to report the water damage, drying time was necessary for the affected area before aesthetic repairs could be made.Please refer to your Rental Agreement with reference to your obligations to notify Management when you will not be present and your obligations to monitor the residence as well as report maintenance issues in writing. Paragraph 9.) RESIDENT PROMISESSubparagraph hTo notify Agent in writing of any conditions that may cause injury, require repair, or affect the habitability of the Apartment or Common Areas. Residents have an affirmative duty to periodically inspect and to report any lack of repair or condition requiring service within the Community and in all areas of the Apartment leased to Resident including all closets, cabinets and any bedroom or room that may not be in daily use. If a condition occurs in Resident’s Apartment that is not reported in a timely manner, and as a result of this failure to report the extent of the damage or needed repair is greater, or spreads to other Apartments or areas, Residents will be responsible for the increased damage for failure to promptly notify Agent in writing. It was your obligation to schedule the aesthetic repairs and you failed to do this until December 11, which was provoked by the filing of an Unlawful Detainer for Non-Payment of Rent. In response to your request aesthetic repairs were completed within hours.To recap, your responsibility date is February 28, 2018. As you have not returned the keys to your residence, you are responsible to monitor the residence for notices, condition, to run the dishwasher and garbage disposal weekly and other as specified in your Rental Agreement. You do not have a Change of Roommate in process as you provided a check with insufficient funds.We hope that this brings you a better understanding of your obligations under the Terms of your Rental Agreement

This letter comes to you in response to the recent correspondence received by CURRENTS related to the Pet Fees assessed to your account on May 15, 2015.
The first correspondence received was on June 4, 2015 at...

which time you submitted with your June 2015 Rent payment 250.00 and a Payment Plan. CURRENTS agrees to the proposed plan of paying 106.66 with your July, August and September Rent payments in order to fulfill the obligation within ninety (90) days. .
Prior to responding to your Payment Plan proposal letter, we received on June 10, 2015 correspondence from you by way of the Revdex.com. In seeking assistance from the Revdex.com you have made the case that you should not be held responsible for these charges for the following reasons:
"I was under my original lease at the time the poop was found. I signed a new lease that started May 1, 2015. This new lease included the updated pet policy (poop fines). If the apartment found this poop in April I was under the old lease which did not state anything about the poop fees so I dont believe I should be responsible for paying this." - ...witnessed something that made me believe these charges to be fake. in the dog park picking up any dog poop he found and putting it in a white bag (the bad they put the poop they find in) then he was standing by the garbage for a minimum of two minutes and looked like he was digging in it. I believe he was grabbing the poop out of the trash and charging people even though that trash can is for dog poop. He also had his young son with him and he was picking up poop he found. How can that be legal or fair"
You additionally imply you believe these charges were assessed in an effort to recoup the Resident Referral of 500.00 you recently received. Please understand the sum of what you are implying based on this reasoning is that our Grounds Crew was given a directive to dig through a trash can of feces, sampling each piece of waste for the sole purpose of financial gain at your expense, as we had just given you a rent credit. As you can see, this is neither sound nor accurate reasoning.

What you likely witnessed when you were observing our staff perform the assigned tasks, was the process of emptying a Pet Waste Station trash can, putting a new bag into the Pet Waste Station trash can, and preparing a sample of waste found for DNA processing. The process is much less simple than one would think and includes labeling a very small plastic bottle, using a mini spatula to collect dog waste from the outer crust of the sample, placing the sample into the bottle and mixing andor shaking it to a very particular consistency. The Crew member is also required to make note of when and where the sample was found.
From start to finish, per sample, this process could take anywhere from one to three minutes. As you indicated this observation was made while the Crew member was in the Dog Park, it is likely the most convenient, if not only, surface available to write on or set any sample-specific equipment down would be the lid of a Pet Waste Station.
Regarding your original lease" versus your new lease, we refer you to your Paragraph 24, Subparagraph c of your Rental Agreement which has not changed since the time of your Application:
Resident Handbook and Apartment Care Guide (Handbook). At the time this Agreement is signed, Agent has provided to Resident a Handbook and Apartment Care Guide governing Residents use, occupancy and care of the Apartment, Common Areas, and amenities in the Community. Resident acknowledges receipt of the Handbook as an addendum to this Agreement and agrees to read and comply with it. Failure to comply with any rule, regulation or policy in the Handbook or requirements of the Apartment Care Guide will constitute a breach of this Agreement. Agent may make reasonable changes in its Handbook and such changes shall be effective immediately upon delivery of notice of change to Resident in writing. (Emphasis Added)
As you can see from this excerpt, CURRENTS has the right to amend the terms of the Handbook Agreement so long as the Residents are notified in writing of the change. We now refer you to the lawful Notice provided to each household on November , 2014 at which time CURRENTS utilized this right to change to the Handbook, effectively adding the policies you are disputing:
Paragraph 21. PETSANIMAL APPROVAL.... Additionally, .. c) Animals) will urinate and defecate in designated areas only. Resident will immediately remove and properly dispose of animal waste. Management shall have the right, at its discretion from timeto-time, to implement and have in place a DNA testing procedure and requirement for all Residents that own dogs to have each dog tested to determine its DNA, and for the Resident to pay in advance the then applicable charge for DNA testing and identification for each animal. Management may, but is not required to, have a DNA testing process for determining the source of any animal waste found at the Community. If waste is identified as belonging to a Residents animal, the Resident agrees to pay for the then applicable fee for not picking up all animal waste, which fee can be set from timeto-time but will be a charge of no less than 100 for Agents time in collecting and preparing waste for testing plus an additional sum that is at least

two time the charges paid to the DNA testing provider for determining the identity of the animal responsible for the animal waste. If the fee is not immediately paid, or there is any repeat violation with failure to remove animal waste, it is a breach of this Handbook and ground for revoking Residents permission to have an animal at the property and to otherwise enforce Agents remedies under this Handbook and the Rental Agreement. Further, any privileges or activities, including use of any dog park area, may be restricted or withheld from any Resident or Residents animal that has not completed DNA testing or has an outstanding charge for failure to pay a fee relating to DNA testing for not removing animal waste.
The changes made to the Handbook on November , 2014 went into effect for all existing and upcoming Agreements at that time. This was outlined in the May letters sent to your household informing you of the Pet Fees assessed to your account.
Finally, regarding your curiosity related to the young boy assisting with these duties, you must be referring to our Take a Child to Work" Program. Occasionally, authorization is provided to our weekend staff to bring a child whom is related to them into the work setting. We find this program to be very educational for the children.
Please understand CURRENTS has no control over when the BioPet VetLab completes the processing of the DNA samples we send in, hence the sample was picked up in April and identified and billed in May. As you are now aware of the process and timeline CURRENTS works with, any further questions you may have regarding the DNA test results can be directed to Poo Prints or BioPet Vet Lab.
In conclusion, you will remain responsible for the additional 320,00 owed as proposed in your correspondence of June 4, 2015 and outlined above. Again, you are advised any additional matches identified with your household will incur a separate 300.00 Fee.
You will not receive another reminder regarding your payment plan. Failure to submit the agreed upon amounts as per the terms set forth above will result in a Breach of Agreement. If this occurs, the total sum owed at the time of Breach will be added to the following months rent and rent will not be accepted without it.

This is not my patio door. I vacuumed and scrubbed them twice before I left.  There was also no crack in the bottom of the  door. Picture #2 Register/AC. I don't know where this picture was taken. My registers were all vacuumed and scrubbed.  And what part  of the AC am I supposed  to bee looking at? Picture #3 This is definitely not my bathtub.  My tub had chalking all and the tub and around the spout.  I would have never such a mess. Picture #4 If that is supposed to be the drain in my tub, it is not. My drain was no rusty and it had a cover over so I could take a bath.  It was not open and  rusty. Picture #5 Not the handle on my tub. The disc around the handle on mine was upside down so that the hot/cold were reversed.  It also shined  like the faucet  in the sink. Picture #6 Stove/Oven If this is part of my stove I don't know what I am looking at. I was given this stove when my quit working. I never used the broiler and I cleaned the oven twice and did not use the stove or ovenfor  the last two months because afriend  provided  me withfrozen  meals and I heated them in the microwave. Those were made by who'ever put in the faucet.  They were there when I moved in.  As far  as the sink goes, they were cleaned with special cleaner as my instructions said.  There was nothing wrong with my sinks. Picture #11 I would like someone  to tell me what is wrong with my sink.  I see nothing dirty at  all.Picture #12 Dish washer I notice that some one is using the dishwasher because there are items in it. I cleaned the dishwasher two weeks before I moved.  I hardly used the thing and never used it after it  was cleaned.  Whoever is using it in the picture  left the mess not me. Picture #13 + #14 Top of stove wheat is wrong with the picture? where are the grates? I referenced the pictures in my July 3, 2016 letter. I explained why I know the pictures were not taken in [redacted]It has been two weeks and I have not heard from you. How long does it take to go into the apartment and see that they were not taken in [redacted] I believe that a date needs to be put on the pictures so a person knows when they were taken.I am sending you copies of some of your pictures and the pictures I took two days before I moved out, June JO, 2016. I am sure you will be able to see a difference. I do not believe that it took seven hours to clean my apartment ([redacted]).I believe that you owe me more of my deposit. I had a resident check my apartment and myfamily checked it after we moved everything out.  No onefound  what is in the pictures.  I took pictures when I was done cleaning just for this purpose. People told me I would not get my deposit back because you found  things wrong when they moved out.To me, you are cheating residents when they move out. You send pictures taken somewhere else and send afew dollars or none. I sent along the pictures I had taken after I finished cleaning (everything on the 12 pages of instructions).I you sent a response on July 12, 2016 telling that you were going to investigate erroneous charges that were made.  I do not believe it takes a month to go through an apartment to check the problems  stated in my letter. You can tellfrom my pictures that the pictures you took were not all taken in apartment [redacted] I would appreciate a response regarding the investigation.  I still believe that I am being taken advantage of  just like many others who have moved out of your facility.I know for afact that you have raised rents on some apartments where the couples and individuals on very low incomes that had their rents raised so high they are looking for  a new residence.Please send me a copy of your so called investigation as soon as possible. I say so called investigation because the pictures you are using were notfrom  my apartment." We are very concerned about reports of erroneous charges to your Security Deposit Disposition and therefore have thoroughly investigated your report.  The findings are identified below. Janitorial ChargesThe Security Deposit Disposition was assessed $71.93 for 3 hours of Janitorial services in order to restore the previous apartment home to the original condition at move in. Unfortunately we sometimes find that the definition of "clean" varies from person to person. The Cleaning Vendor spent·a total of 7.0 hours cleaning your previous apartment home, you were charged for 3.0 hours. Each resident is given 4 hours of complementary janitorial services, which most usually covers the differences in opinion of "clean". In order to clarify the work completed in your previous apartment home, a detailed description of the items cleaned with comment is provided below. KITCHEN -New cabinets in kitchen. Dishwasher had grime inside (this wasn't too bad), on door & sides,'deaned dishwasher 2x w/Pinesol. Hand washed kitchen light fixture w/degreaser & hot water 2x. (Itwas super greasy & dusty).. Fridge interior was mostly clean except for refrigerator door bars which happened to have food still on them. Cleaned fridge 2x w/Pinesol & used 409 on door bar areas although hand washed interior parts w/soap and water. Fridge had lots of grime especially on gaskets at bottom side, used 409 3x on gaskets. Cleaned fridge exterior w/409 2x & used degreaser mixture on stove side due to the stickiness on that side. Sprayed degreaser on oven 3x, scrubbed & scraped black baked stains from top of oven. Cleaned broiler, removed all dust and scraped of black baked stains then used Pinesol 2x on broiler. Soaked burners & racks w/degreaser & using a stainless steel sponge scrubbed as much as possible the first time to remove brown stains, repeated the same process 3x (usually racks & burners are really hard to work on). Cleaned cooktop & underneath cooktop 3x with Comet cleaner & degreaser on edges 2x to help with the grease accumulated on edges of stove. Scraped off lime scale from faucet (there was just a little bit which was around the faucet's handle. Cleaned the faucet and sinks thoroughly & polished the sinks and faucet.  Cleaned and scrubbed  floor w/409 since it had a lot of grease under appliances area 3x, then used Pinesol for the finishing mopping.BATHROOM - Toilet was ok, didn'thave any lime scale. It was just especially dirty behind the toiletwhere the tile had mildew and stains. Other than that it was all fine and just needed a regular cleaning. Soaked tub & tile w/Pink tile cleaner & scrubbed so all soap sm would come off from tile and also from tub.  Then only scrubbed w/soap & water in order to remove tile cleaner residue.  Cleaned light, bar and ligt bulbs with Windex 2:x.. Wiped down sink, faucet and vanity. The floor was actually very, very dirty especially near vanity on right side, it had lots & lots of grime. Scrubbed floor 3x w/409 & mopped it w/Pinesol  lx.Light from entry was hand washed. Cleaned window & patio door 2x w/Windex & shined it w/foam window cleaner. Soaked patio tracks w/409 2x & brushed off dirty. Cleaned AC w/409, it was just dusty.  Cleaned closet tracks w/Pinesol 2x, there was some grime & dust.  Vacuumed unit thoroughly. With reference to the photographs of your apartment home that you were provided, you had some questions. Picture #1 is a picture of your patio door tracks that show that they are dirty. After checking your patio door there is a crack on the bottom. Picture #2 is a picture of the register and patio door.  This is not a picture of your AC.Picture #3 is your bathtub but maintenance had already removed the caulking from your tub and tub spout.  Picture #4 is your bathtub drain without the cover on it.Picture #5 is your tub faucet handle condition. Picture #6 is a picture of your oven.You had  nothing  to say about Picture #7.                                      �... .Picture #8 is a picture of the door gasket on the lower part of the refrigerator door.            _Pictures #9 & #10 are showing the hard water residue that was not removed from the kitchen faucet. CURRENTS did not charge you for the scratches that were on the sink.Picture #11 is a picture of your kitchen sink.  The janitorial  vendor stated,  "Cleaned thefaucet  and sinks thoroughly & polished the sinks and faucet. " This means that the janitorial vendor didn't have to spend a lot of time on the sink.                                     �... ·Picture #12 is a picture of the dishwasher, it was run simply to wash the switch plates and outlet covers. Picture #13 is your stove top without the grates showing the condition of the burners.Picture #14 is a picture of under the cook top and shows that there are some crumbs and that the burners still have some black on them.And pictures #15 & 16 is of your oven.So with reference to the photographs "are not all taken in [redacted]" the photographs are indeed of your previous residence. We find this practice eliminates questions regarding the condition an apartment - home was left in. Any accusations or assumptions on your behalf suggesting it is not your previous residence are incorrect.  The staff member that completed the Move-Out Inspection with you on June 10, 2016 at 9:00 a.m.  states that you had a lot of boxes and furniture in the apartment. He had told you that it is best to do the walk through when everything is moved out so_ he could give you a better idea 6f how the apartment home looked. He had also told you that the Cleaning Vendor could not make this Move-Out Inspection appointment and that he would do his best to show you what to clean.  This staff member did show you·the dishwasher and refrigerator gaskets and said that a lot of people forget to clean these. You told him that you would clean them.  He also lifted the stove top and told you that this is another area that needed to be cleaned better.  He asked you if you had cleaned under the stove and fridge and that you·  had said, "No". He also told you that it looked. as if you made a good attempt of getting the kitchen clean but that there was still stuff in the apartment home and he could not give you a proper estimate of the time it would take to clean. He then noticed that the windows were dirty and asked if ymi were' . going to clean them and that you had said, "No, because the Bedroom window needs repairs it will just get dirty anyway". He also said the patio windows were dirty. He wiped his hand on the wall tile in the shower and showed you the white residue on it and told you that you would need to wipe and clean better. You mentioned about the 4 free hours of cleaning and were told that even though we allow 4  free hours of cleaning it gets consumed fast if the kitchen and bathroom are not cleaned.  You thought it was pretty clean and that it could be completed in 4 hours. You did know of some of the cleaning shortfalls before you moved out on June 12,  2016. Please refer to the NOTICE TO VACATE Addendum to Rental Agreement, Move Out . Inspections: Agent shall conduct  inspection  of  the Resident's  apartmentfor  purposes  of  determining the  condition  of  the apartment  and  assessing  any charges or deductions from  the security  deposit.  IfResident wants an opportunity for a move out inspection to be completed before Resident's required check-out time. Agent will attempt to accommodate such a request and schedule a move out inspection with Resident present subject to thefollowing requirements: (a) Thejoint move out inspection must be requested and scheduled at least 10 days in advance of the move out date to allow scheduling by _all of the persons thatparticipate in Agent's apartment turnover and inspection process (b) Resident must have all personal property, trash and debris, and cleaning per formed before the time set for the inspection.  Agent will not conduct an inspection and determine charges until the Resident is  readyto return keys and possession and all cleaning and move out requirements have been completed (c) move out inspections are a courtesy of Agent and are not guaranteed orpromised under this Notice to Vacate or the Rental Agreement. Such requests are subject to the availability of Agent staff and scheduling andbusiness need of Agent and (d) if Resident, for  any reason, is not readyfor a move out inspection at thetime scheduled, Agent has no duty or obligation to reschedule or to offe_r another move out inspection. ANDResident is required to insure that all use, care, maintenance and cleaning guidelines arefollowed as specified in the Rental Agreement, Move Out Instructions, distributions and/or common sense application in restoring apartment home back to its original condition with the exception of normal wear and tear. The Move Out Inspection on June 10, 2016 should not have been made because you did not have all your personal ·property removed until June 12, 2016. You were in the apartment home another 2 days after the Move Out Inspection. Please refer to the Rental Agreement. Paragraph 6.) USE OF APARTMENT. Subparagraph f. Apartment Care. Agent will provide to all Residents at move-in, and as may be updated from time-to-' time, a Resident Handbook and Apartment Care Guide (the Handbook) with instructions and direction for the proper care, general upkeep and maintenance of the Apartment. The Handbook includes instructions and information on the proper use and operation of the appliances, mechanical devises, materials, andfixtures in the Apartment. Failure to read and comply with the instructions and upkeep requirements set forth  in the Handbook  is a violation of the Rental Agreement and may result in the assessment of service charges, damages or other amounts billed to Resident, under paragra ph 10  d Payment for Damages or Charges or deductions and charges to Residents' deposit( s). AND You may also refer to the Operations Manual provided to you at the time of your move in and the Move Out Instructions provided to you at _the time you gave your Notice to Vacate for further information regarding your cleaning responsibilities. It is clear from the conditions found in your apartment home at the time of your move out that adequate efforts to restore the cleanliness of the apartment were insufficient. In a good faith effort and in appreciation of your residency CURRENTS will concession $23.98 for (1) extra hour of cleaning charges as a courtesy.  This means the total charges for Janitorial Services are $47.95.  CURRENTS paid an outside contractor $167.86 to clean your apartment home in addition to  supplies. CARPETS/FLOORSThe Security Deposit Disposition was assessed $95.00 for a standard one bedroom carpet cleaning. Please refer to the Notice to Vacate; Residents shall comply with the terms of this Notice to Vacate, the Rental Agreement, Move Out Instructions and the Resident Handbook and Apartment Care Guide regardin_g move out procedures and requirements.Please refer to the Notice to Vacate; Floor/Carpet: Residents must have carpet cleaning completed before NOON on Actual date of Move Out or when keys are returned, if prior to Responsibility Date. Carpet cleaning must be completed by a licensed professional  carpet cleaning company that isapproved in advance by Management, a receipt of this service must be submitted  by the date of move out which shall be before 12:00 (NOON) on day of vacate or when keys are returned, if prior to Responsibility Date.  If this is not completed as outlined, charges for carpet cleaning will be deductedfrom the deposit asfollows: $95.00 for one bedroom, $115.00 for two bedroom, $125.00 for three bedroom. Understand this standard carpet cleaning does not include additional treatments to remove excessive soiling, stains or to treat stubborn odorsfrom tobacco, pets or cooking, restoration to heavily worn areas (matting), or stains from pets or carpet repairs, chargesfor  these damages will be.deducted from the Deposit. If cleaning and/or restoration work would be more cost than replacement, or would notfix the damage to the reasonable satisfaction of afuture resident, then Resident will be responsible for  carpet orflooring  replacement costs due to lack of care, damage or misuse. AND Please refer to the Rental Agreement. Paragraph 14. RETURN OF DEPOSIT(S ). When the Resident . moves out, the deposit( s) will be returned by Agent  with in/erest  as specified  by Minnesota  Statutes providing Resident has: Subparagraph c. Left  the Apartment  and  Common Areas  in a clean and undamaged  condition,  ordinary  wear and  tear accepted.   It  is agreed  that all dirt, holes,  tears, cuts, burns and  stains  of  any size  or amount  in theflooring,   walls,fixtures,   and/or other part  of thePremises, do not constitute normal wear and tear. Resident must leave the Apartment in the conditions required by Agent's move-out instructions. It is Resident's responsibility to obtain and signfor  a copy  of the move-out instructions when notice to given.  Resident is responsible to secure the Apartment,. garage and storage space with doors locked  and windows closed  and secured  and  in the winter months  set heat in the comfort zone  or air conditioner turned  off  in the summer  months.  Resident  agrees to  have the carpets cleaned by an approved pro fessional carpet cleaning service when vacating the Apartment.  Resident must provide Agent with written proo f of the carpet cleaning from theapproved pro fessional carpet cleaning service. Extra cleaning, painting or treatments to remove stains or to treat stubborn odorsfrom tobacco, cooking, animals, etc., or other restoration are not considered normal wear and tear and these charges will be deducted from  the deposit... Enclosed please find a copy of the Notice to Vacate. As you can see this form was signed by your household and it clearly states that you will be charged $95.00 for carpet cleaning. In addition, as you can see, you also signed the Rental Agreement that clearly state Residents are responsible for carpet cleaning. It is hoped that this brings you to a better understanding of your areas of concern and are pleased to find there we no erroneous charges.
