I have reviewed the response offer made by the complaint ID [redacted] and would like for them to go to and purchase the wood lattice and I will pick up the materials and come and start replacing the lattice. Our last conversation with Mr. [redacted] Sr. I told him that I could not meet him because I was working, but I told him I would come to the [redacted] and look at the lattice, which I did. If this will work for him, then it will work for me as far as getting the job completed.

My last conversation with Mr. [redacted] was on Saturday May 3 and he had agreed to meet me at the [redacted] but did not show. In the conversation, I agreed to pay The $250.00 for the wood lattice once he delivered the material and installed same since I have no way of hauling the material. He has not returned my calls since this date. It appears to me he is just dragging this out with no intention of making it right. As I stated, I will pay for the material once the job is complete. He just needs to to do the right thing and give me a date he plans to do the work.
The  total job material cost was $679.00 and he was paid $3850.00 so he did not loose any money on this job.
I have discussed with our attorney and was advised to wait on his action with the Revdex.com. Hopefully, he will do the right thing and provide a date for work to be completed and I will pay him for the material once same is completed. Otherwise, we will proceed on our attorney's advice.

On approximately June 1st, 2013 we were given permission to replace vinyl lattice and replace 13 boards on [redacted] deck. My workers and I were told that the boards were 30 foot long that we needed to replace, but then we later found out they were really 40 foot long. We decided...

to do the work anyways without any extra charge. Also, we built the panels away from the [redacted] so we would not disturb the customers. Then we came over on one of the Sundays they were closed so we could replace the panels and so the [redacted] would not have to close down their deck on a day they would have been open. I never asked for any money until the job was done. They said that the job looked "fine". Later, I was asked to come back 3 times to tighten up the lattice. Also, I explained to them that the vinyl expands and contracts due to the weather. In other words, when it's hot the vinyl will expand and when it's cold the vinyl will contract. I am very experienced with vinyl lattice. I use vinyl around the bottom of the deck to close it in. I have never had any issues with it, and I have never had to stretch it like they asked me to do to make it tight. Finally, I have asked them to pay for the materials and I would furnish the labor, but I am afraid to use the vinyl, because they want it so tight. Another option I have recommended for them to use instead of the vinyl is 1/2" thick wood lattice. Once they pay for the materials I will come and replace the vinyl. The approx. cost to replace the vinyl is $250.00. If you need any additional information feel free to contact me.
Thank you,
Mike [redacted]

I am going to submit my response at [redacted]. [redacted]. I met with the owner and he told me to give him an estimate on a 10x30 deck. I gave him a written proposal and a price. He asked many questions about the deck and I told him how I would build it. The only request he had...

at the time was he wanted the post on the outside of the deck instead of on the inside. After, he told me I had the job. Approximately 6 months later when I went to sign the contract he had the scale drawing for me to take to the inspector and the way he wanted it built had totally changed, which meant more cost in materials and labor. I went ahead and took the job with hesitation. He was on the job the entire time and would continuously change or add little things, but I did as he requested. He was going by the building codes in [redacted] rather than [redacted]  I did learn something from this. I thought the code was the same for the entire state, but after talking to the inspector in [redacted] I found out it is not. The requirements I had to do for him I have not had to do in [redacted] and surrounding areas. Some things I have never had to do, like the rim joist, which me special and aren't even stocked in surrounding areas. I had the entire work inspected and was only turned down for a side handrail, which I have never been turned down before. I used a 2x6 for a handrail, but I learned that I like the little side handrail and I will figure that into my work for future decks. The inspector told me that it is for children and handicapped people. He got a custom built deck, and I will never build another one like that in future because it is not as attractive as the ones I have built in the past. My beef is he should have been a real man and gave me a drawing of what he wanted in the beginning and then we wouldn't have had any issues about what he wanted. Furthermore, he went to [redacted] on vacation and I did not do any work without him being there. And as far as the handrail being on the wrong side, my worker told me he spoke with him and told him where to put it.Thank you,[redacted]

Review: Custom Remodeling /[redacted] was hired in a written contract to build a deck in [redacted], **. He was very professional before contract award. He assured me that he wanted to build my deck exactly like I wanted, that is, according to my scaled drawing, written specifications and county code. He said he wanted me on the job site all of the time to make sure he was doing it as required. He explained that once he accepted a job, he stayed with it until it was finished. He didn’t jump from job to job as other contractors did.

[redacted] started the job on May 2, 2016 and worked several days at a time and was off several days at a time. This continued until May 16. During these two weeks, he complained about having to do required tasks such as (1) making sure that beam joints occurred only above the 6X6 posts (2) installing required lateral bracing (3) installing required rim joist brackets and (4) attaching the beams to the 6X6 posts with two ½” hex bolts and nuts. [redacted] kept saying that he had never had to do these things before. He got to the point where he wouldn’t talk to me anymore. When I saw something wrong, I had to tell one of his men to get it changed. I had to go to [redacted] and buy the rim joist brackets and have one of his men install them where I specified because [redacted] couldn’t figure out where they went.

[redacted] left the job site on the afternoon of May 16 without a word. He was gone for almost four weeks in spite of the fact that he stated he stayed on the job until it was finished. I called him and left messages numerous times but to no avail. I asked various officials what my options were since the contract period of performance ended on May 31, 2016. As I was preparing a certified letter to him, he showed up on June 13 with no explanation and installs the safety rail runners on the wrong side of the 4X4 posts and the entire safety rail with pickets on the wrong side of the 4X4 post for the steps. I told his helper that they had to be corrected and [redacted] took his crew and left. He returned the next morning and corrected the runner installation and finished the safety rail and installed the remaining lattice. [redacted] called for the County’s final inspection the next day. The inspection failed because no hand rail was installed on the steps. After he installed the hand rail several days later, another inspection failed because he had not installed returns on both ends of the hand rail.

The good thing about this job is that it is over. If you want a job done by a competent and professional contractor who can correctly read approved drawings, written specifications and county code then this in not your man. I would never have this person do another job for me nor would I allow anyone else to think he was a contractor to select. He is rude, arrogant, incompetent and totally unprofessional.

[redacted]Desired Settlement: I want the public to know exactly what they are getting into when they enter into an agreement with this person. My contract with him was in writing and very detailed and I still had all of these problems. My advice - get someone else!

Response:

I have reviewed the response offer (he made no offer)made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

Most of [redacted]’s response is not true. (1) He said that when he picked up the scaled drawing to take to the inspector, the way I wanted the deck built was totally changed. The truth is that the only change to the design was the addition of two 6x6s to meet county code. We had thoroughly discussed this change and had adjusted the bid price to accommodate it. (2) [redacted] writes that he went ahead and took the job (signed the contract?) with hesitation. A contractor who has been in business since 1992 would never sign a contract unless he fully understood and agreed with its terms and conditions. (3) He says that I was on the job the entire time and would continuously change or add little things. Let me be very clear – absolutely NO changes were made after contract award. As I mentioned in my original complaint, [redacted] would initially refuse to follow [redacted] County code until I insisted. Beam joints above the 6x6 posts are addressed on page 5 of the county requirements, lateral bracing is shown on page 12, required rim joist brackets on pages 14 and 15, and requirements for two ½” hex bolts and nuts to attach the beams to the 6x6 posts is clearly stated on page 7 of the county code. (4) He writes that I was going by the building codes in [redacted] instead of [redacted] Virginia. I don’t know what he means by [redacted] Virginia – I will assume he means [redacted], Virginia, since that is where he built the deck. I was going by the building codes for [redacted] County. I even printed off a copy of the 19 page document and mailed it to [redacted] BEFORE he signed the contract. I had my copy on the job site and would try to show it to him every time he wanted to skip one of the requirements – that’s when he stopped talking to me. (5) [redacted] writes that I went to [redacted] on vacation and he didn’t do any work without me being there. He was gone from the job about 28 straight days – I was gone 3 of those days. I had someone available to be there if he showed up to work but he only picked up his equipment and left. (6) As far as me telling his worker to put the handrail on the wrong side of the posts – absolutely not true. In closing, I want to state that I do not want this incompetent, rude, arrogant individual or his worker on my property ever again so even though the returns on the handrail passed inspection after two attempts, they are still an eyesore. I want a partial refund of $25 to have someone else make them presentable.

Review: Custom Remodeling/Mike [redacted] was hired to replace 18 panels of lattice for the outside deck at [redacted] in July 2013. He replaced the existing wooden lattice with a vinyl lattice product per his recommendation. The vinyl lattice has broken or split in 14 of the 18 panels. I contacted Mr. [redacted] repeatedly this spring to come out and look at the problem to discuss possible solutions but he would not return my phone calls. I had to go to [redacted] myself to initiate the process. The ProService Specialist from [redacted] took pictures of the product and submitted to the manufacturer who determined the product failed due to improper installation. Mr. [redacted] has refused to replace the panels with wood panels or vinyl. He continues to evade my telephone calls to resolve this issue. The total cost of materials for the job was less than $700 but he charged $3850. Needless to say, we are very dissatisfied his integrity and craftsmanship.Desired Settlement: We would like panels replaced as we originally hired him to do.
