Quality firm
Cutting Edge Homes was a pleasure to work with. Designing phase was relatively painless, the workmanship quality and delivered as promised scheduled was top notch. We appreciated their upfront nature when it came to our expectations to financial reality ratio. I highly recommend Sean and his team.

Terrible Experience - Did not pay subcontractors and poor quality
We hired Cutting Edge to do a substantial home renovation on the south shore. Our issues can be summed up in three main categories but each has several examples and issues along the way. First and foremost, despite us paying all of our bills to them in a timely fashion, they failed to pay subcontractors resulting in 2 liens being placed on our property one of which took more than 2 months for them to resolve. They were doing a classic ponzi scheme and taking our money and paying off old debts but not paying the contractors working on our house. Second, the project design and oversight / communication was terrible. We would have weekly calls for 1 hour where they would have 2-3 members of their team on and I am not sure their design professional ever had a clue as to what was going on. She would recommend things that didn't match or go with other items she had recommended the week earlier etc. The third and final complaint is the quality of work which could only be described as cut-rate despite paying a premium for the services. We had to have three other subcontractors come back and fix everything from locks being installed crooked, lightswitches in the wrong places, light fixtures not being installed correctly and tile flooring being put in that had cracks in it before it was installed... All in all I would tell you to never give this company a dime, Sean is not trustworthy.

Keep clear of Cutting Edge Homes, Inc!
A warning to all!
We have been working with Cutting Edge Builders on a full renovation of our townhouse in Wayland. We started the design process 6/22 and got our permits in March of 2023. Demo began shortly after that. Unfortunately, unbeknownst to us, that is when the company spiraled into financial difficulties. They strung us along, asking for payments according to the payment structure that was set up. In June we started complaining that we were significantly ahead of the work that had been done. The company owner kept promising they would get us back on track and even asked for another installment. We paid it in good faith, expecting our kitchen cabinets to be ordered and work to pick up. Everything came to a halt mid-July. All the sub-contractors walked out and refused to work until they got paid for work done on other jobs done for Cutting Edge. We had a port-a-potty in our garage that we have been complaining needed to be cleaned. We discovered they did not have enough money to even pay for it to be serviced.

We paid 2/3 of the budgeted project and only 30% of the work done. Our whole townhouse is gutted w/about 90% framing & electrical worked roughed in. Our cabinets for new kitchen, bathrooms and other millwork, which we signed off on in April, haven’t been ordered and Cutting Edge couldn’t make the deposit. They suggested we pay the subs and kitchen cabinet manufacturer directly to keep the job moving forward and Cutting Edge would reimburse us once they were able to do so. We declined to give any more money as we paid more than enough for the millwork deposit already. We even had to pay the port-a-potty company directly to have the toilet removed in August. It was disgusting. Cutting Edge hadn’t paid them since mid-April with a hold on servicing it since mid-July.
Cutting Edge said they were still committed to finishing our job, but they have basically abandoned us.
Please read other reviews, which we unfortunately did not, and stay away from Cutting Edge Builders!

Very similar experience to us, we had a porta potty stuck for over 3 months and a dumpster they said they couldn't pay to remove for 3 months as well. This company is terrible do not do any business with them

To Whom it May Concern:It is constantly the goal of Cutting Edge Homes to exceed our clients expectationsUnfortunately, in this case, we could notWhat is very common in the Architecture field is that during the excitement of Design clients wish lists expandIn this case the scope expanded drasticallyEven after the scope of work was reigned in Cutting Edge Homes Construction division could not complete the project at the clients desired budget rangeWhat must be separated is that the client signed a Design Agreement, not a Construction AgreementCutting Edge Homes agreed to design a project with certain perimeters - which we didSpecifically in the contract it states, "Upon execution of this contract client will receive one set of architectural schematic design drawings (not construction drawings) including 3Dimensional renderings with full feasibility study." It does not say, Cutting Edge Homes will then execute Construction for $200,000-250,000.In this agreement we are not agreeing to any Construction Services or schedulesThe client received several design iterations and options and several feasibility or budget studiesEven after we realized that the Cutting Edge Construction Team would not be able to meet the clients desired budget we offered to make referrals to other construction firms who have different cost structure who may be able to meet the clients budgetThis was rejected by the clientThe client does possess several different schematic design iterations and a feasibility study as promised to be delivered by Cutting EdgeFurthermore, we would be happy to offer the client the [redacted] file, or working file, the architect created so it can be easily manipulated by another firmWe must separate the difference between a Design Agreement and a Construction AgreementThe client received real value and countless hours of Design and Budget work which actually exceeded what they paid.I am available at any time to discuss this matter furtherCutting Edge takes these matters very serious
