I am rejecting this response because:The representative for Sente Mortgage, did not give me options for my new home.  I requested to pay off the "Collection" which appeared on my credit report, while it was still being disputed with the company, AT&T, which was denied.  Also I requested to put a large down payment for the new home, which was also denied.  Also, in August of 2016, when I was told it was time to start the process of building and buying my home.   I notified both [redacted] of Habitat Austin and [redacted] of Sente Mortgage of my emergency purchase of a used car in July of 2016, which I needed to get to work and my children to school.  I was never told anything else about the matter.  [redacted] was never questioned anything of my credit report either.

I am rejecting this response because:I talked with Fannie Mae.  They say they don't deny the loans.  But, I'm sure you're going to tell it's not you guys either.

We have completed our review of the events that have unfolded on this particular transaction.  We have determined that our Mortgage Banker assisted the client to the best of her ability and truly tried her best to help the client obtain financing for a home.  At the end of the day, we are willing to reimburse the borrower for the monies she forfeited during the process.  Please contact me directly so I can discuss this complaint.   Regards,  [redacted]

Hello Ms. [redacted], I appreciate your response.  Unfortunately, the credit decisions aren't always cut and dry.  As a standard, the industry utilizes a decisioning engine knows as Desktop Underwriter.  It's a proprietary system that is owned, designed, and created by Fannie Mae.  When a borrower submits and application, we utilized Desktop Underwriter to assist in the decisioning process.  When someone has credit challenges, such as: collections or late payments, the system does not always give an approval recommendation.   This is what occurred in your situation.  Once that happens, we give recommendations on what we think needs to be done in order to receive an approval recommendation from Desktop Underwriter.  We utilize the system daily, but the logic and parameters of Desktop Underwriter are proprietary to Fannie Mae.  Meaning, we aren't always 100% sure of what will be acceptable and it doesn't tell us exactly what needs to be done.  It gives reasons, but not solutions.     Most mortgage companies sell their loans to Fannie Mae or other investors such as Wells Fargo, Chase, etc.  One of the requirements for the type of loan you applied for was that Desktop Underwriter produced an approve/eligible finding.  Since this did not happen in your case, we were unable to proceed.  I tell you this because I want you to understand that the decision on your loan wasn't simply a manual decision by [redacted] or anyone at Sente Mortgage.  It was due to the findings from Desktop Underwriter.  I apologize for any inconvenience and I understand your frustration.  I can assure you that [redacted] did all that she could to help you with your financing.  She has a lot of knowledge in helping borrowers with credit issues and she understands the different down payment assistance programs.  She is passionate about helping people realize home ownership and was very distraught that she couldn't help you.  I tell you this because I want you to know that she truly did all she could.
