I received your letter dated Friday, January 19, with ID of The manager [redacted] is the one who rented to them & takes care of them as tenants I have asked her to write a response back and to include any lease violations, copies of paperwork, anything that would be of help to resolve this I have attached everything she has sent After reading thru all this and talking to her about them several times the last few months, I believe that [redacted] has done the only thing she could do These are government subsidized housing and we have rules we have to follow alsoPlease let me know if ou have any questions

Dear Sirs:
Consumer moved into ***sometime in Sept The unit was new out of construction so no one had resided in the home before herShe notified us last summer/fall of pests in her unit which we determined to be bedbugsAs I recall she brought in a sample of the pest not even knowing what it wasWe scheduled treatment immediately and followed through until her home was free of bedbugsWe also let consumer know immediately that she would be held responsible for the treatment because she was given a unit free of pests at the time of move inWe would also like to note that consumer frequents second hand stores and garage sales which is stated by experts the most common way the bugs are introduced into the home
She did do some paid cleaning for Canyon Trails vacant units last JuneI had only started at Canyon Trails on June 6, and had absolutely no knowledge of bedbugs existing in the units we agreed she would clean, or any of our unitsI did not tell her to "watch out for bedbugs." Further, had I knowledge of an existing issue I would have begun treatment immediately and held off on cleaning or any entry into unit until abatedThis is a statement I just would never make based on liability itself and health and safety concern for vendorsAs well I would do everything in my power to keep them from being spread to any other unitsAdditionally on 7-5-a new resident occupied the unit in questionTo this day (and she is still here) we have not received any reports of pests in her unit, nor did we treat for bedbugs after consumer cleaned it, nor did she mention any findings of bedbugs during or after her cleaningHad she, again I would have insisted she stop
Regarding her surgery scars, I never told consumer she should get a tattoo, nor would I say something of this sortConsumer did come to the office shortly after a surgery to show myself and our maintenance employee her scarsShe certainly did not leave the office upset or offended in any wayI cannot answer to her findings of me overcharging residents for damages as I would not discuss other residents with herShe did attempt to engage with me over her sister's (previous tenant)closing statement charges but I did not prepare it as it was before I was employed
Regarding deposit refund consumer did leave her unit in immaculate orderWe did not charge her any cleaning or painting feesAs explained to residents upon move in and reiterated at the time of the notice to vacate we always have carpets professionally cleaned at a reasonable expense charged back to the tenant (deducted from security deposit) of which we did charge her as well as three visits of pest control charged to us at the very reasonable rate of We have all receipts to back up these chargesShe had in security deposit, so she was sent a check for the remainder of on 3-21-to the same address she provided you of ***We feel this was a fair assessment of charges the resident signed and agreed to upon her move-in
