In the customer's second response, she wrote as if we do notify customers of billing or tardiness of paymentWe in fact sent out invoices monthly, send out payment reminders if a customer is more than month late.and we send a notice of lien sale if a customer is more than months lateLikely many other storage facilities, we've noticed that lenient policies result in late paymentsTo have to send reminders and notices outside of the regular billing invoices is an added cost of both time and money that we're attempting to reduce by encouraging our customers to pay on lineOur late fee will be implemented through legal means of contract revisions for new customers and disclosures for existing customersThis is an extremely common industry practiceIn our attempt to contact this customer by email, no names, account balances or unit were mentionprivacy policies or acts were violatedTo reiterate standing facts: the customer was not charged a late fee, no contract clauses have been violated and all attempts to contact the customer have gone un returnedWe have discussed this late fee with several customers it has applied to and have yet to change anymoreWe fully intend to raise awareness of this charge and it's purpose before enacting in fullyWe have not and will not charge any custoemr that hasn't signed a revised contract or fee disclosure form

This issue was fixed , a few months back there was a Culvert put in and there has NOT been any Other issues that we are aware ofThank you [redacted] ***

We did pass the Inspection of this home , or we would have never been paid, and he would not be living in his home, We did not have enough Tie downs the first time so we went back and did what we were told to doThank you [redacted] *** D&H Housing LLC

I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # ***D&H Housing has not followed proper business procedure with notifying their customers when they decided to change contractsThe excuse given by the owners grandson which was stated in front of another customer was " they are not going to waste ink, paper, and there time printing out notifications or invoices for their customers." Instead they just change policies written in a legally binding contract, and tell you when you call or stop by to make a paymentThis is very sneaky and deceiving and an investigation needs to be done, and all customers need to be notified about thisI can imagine how many other customers have paid these fees not knowing that the business didn't follow the process of notifying the customersThe owners grandson wrote me a pretty cocky message referring to other customers as well which also violates the customer privacy actPolicies haven't been followed, and there is no excuse why they can't take the time to spend updated notices and invoices to their customersIt is being lazy and cheapThis is a company who makes a lot of money of from selling houses, lands, and storage unit, NO EXCUSES FOR BEING CHEAPWe have been customers of there's for over eight years a believe, and have never been charged anything until Brendan took over running the officeUnfortunately for there business we will be looking us as customers once we submit our notice to vacate, like the contract requestsRegards,

To Whom it may concern : Repairs to the the Drive way will be taken care of with in days .The Lawn was seeded and top soiled , We went to check it was coming in there were a few bare spots and we told them
that we would fix them when we came out, The lawn was very high it had not been mowed , We did not see any ruts. The Propane bill has been paid we will follow up with *** *** to see Why They are still getting billed . Thank you ,

This complaint is an absolute misunderstanding and attempt by a customer to seek an undue refundWe're in the process of instituting a very routine and late fee through contract revisions and disclosuresThe customer owed $for months of Mini Storage rent, and when told that we were
in the process of instituting a late fee for payments more than days late, was not happy over the charge and insisted that she not pay for itShe then sent her husband to pay 175.00, but we told him was all he owed and that we'd appreciate it if they made payments on time and not months lateHer refund request makes no sense, as she owed $165.00, that's what she was charged, and there was no late feethis late fee process is not all about making extra revenues, but is purposed to see that customers that routinely stretch to an auction notice have reason to pay on timeWe tried to contact the customer directly, with no responseNo refund will be processed, we'd appreciate if this complaint was closed

Likely many other storage facilities, we've noticed that lenient policies result in late payments. To have to send reminders and notices outside of the regular billing invoices is an added cost of both time and money that we're attempting to reduce by encouraging our customers to pay on line. Our late fee will be implemented through legal means of contract revisions for new customers and disclosures for existing customers. This is an extremely common industry practice.
