Concrete to be installed in bedroom to level condition as specified by structural engineer. This was not completed satisfactorily.
Contract signed with Integrity Concrete on January 31, 2014. Job completed unsatisfactorily on Feb 24, 2014. Paid $3120 by check. Contract specified concrete to be removed and re-installed in master bedroom to a level condition as specified by structural engineer. Concrete was removed and re-installed, but is not level. In fact it was re-installed in exactly the same condition as before the work took place (nearly 3 inches out of level). Structural engineer/inspector will not accept in current condition. Integrity Concrete has admitted they made a mistake. They want to grind down installed concrete to make it level. Structural engineer rejects this option. Integrity concrete told us today (March 24, 2014) that they will neither remove and repour the concrete nor will they refund the money we spent ($3120). Since our company ([redacted]) plans to resell the property, this refusal has put us in a bind. Without engineering/inspector approval we may be unable to sell the house. Originally contractor said he would either grind down concrete to level condition (if acceptable) or refund money. Today he said he talked to another 'concrete guy' who said he didn't need to refund any money to us. This seems very unprofessional to us. American Concrete Institute spec ACI 117 says that moderately flat floors are suitable for carpeted finishes. Definition of 'moderately flat' is equivalent to 5/16 inch per 10 foot straight edge. For a 16 foot room, it should be just a little more than 1/2 inch. The bedroom is nearly 3 inches out of level, which is much greater than 1/2 inch. The piering company we used ([redacted]) says that they generally make sure the levelness is within 1/4 inch for any specified length. If back-up documentation such as copies of the contract, or handwritten details of laser level measurements are needed, we will be happy to provide them.
