This is Daniel W*** the appraiser for *** *** ***, Chantilly, VAThis appraisal assignment was completed on 6/3/with a traineeI am sorry for the delay but I have been out of town for the last weekI am training someone who has to visually inspect the subject property with the appraiser as part of a two year trainingI completed this assignment in full compliance of the appraisal assignmentThe subject property was measured at time of inspectionI personally measured the subject propertyIt appears that the square footage per appraisal and per tax record variesIt appears that the garage was included in the above grade square footage per tax recordIn completing this appraisal assignment I measured the subject property, compared the subject to recently settled sales in the market areaAppraiser researched the subject property for sales in the market areaWithin miles from the subject property from 350,000-435,All homes range in square sales that have sold within the last months range footage but they are all townhouses with car garages similar to the subject propertyI can provide all recent sales upon requestI have been a licensed appraiser in the subjects market area for experience with homes in the market areaI can not remember how long I was in the home but all the over years and I have plenty of appraisal information was received through the visual inspection of the subject property If there are any other questions or concerns I am willing to do the best I can.

I am sorry for the delay but I have been out of town for the last week. I am training someone who has to visually inspect the subject property with the appraiser as part of a two year training. I completed this assignment in full compliance of the appraisal assignment. The subject property was measured at time of inspection. I personally measured the subject property. It appears that the square footage per appraisal and per tax record varies. It appears that the garage was included in the above grade square footage per tax record. In completing this appraisal assignment I measured the subject property, compared the subject to recently settled sales in the market area. Appraiser researched the subject property for sales in the market area.Within .5 miles from the subject property from 350,000-435,000. All homes range in square sales that have sold within the last 6 months range footage but they are all townhouses with 2 car garages similar to the subject property. I can provide all recent sales upon request. I have been a licensed appraiser in the subjects market area for experience with homes in the market area. I can not remember how long I was in the home but all the over 12 years and I have plenty of appraisal information was received through the visual inspection of the subject property.
