I am rejecting your responseIn response to you being confused about me saying it kept it very clean but then spend hours cleaning it I did keep it very clean on a daily basis but your list of things to do when you check out takes several days to complete and do it correctly and we knew from previous people who have rented from you that you nickle and dime people on their security deposits That is why we took pictures upon moving in and leaving I do have pictures that are time stamped to show my cleaning I totally disagree that you say this apartment was not move in ready It was not move in ready when I moved in with all the nicks on the wall that you never repaired when I brought it to your attention You did not even enter the apartment until a week later which with the construction going on right across from the building would be enough to make some dust in a weeks time You are stating that it needed to be wiped down from water spots If this is true it does not take hours of cleaning to wipe them up I can understand an hour or two but the fact that you didn't even go in until a week later is just wrong I have reviewed the response made by the business in reference to complaint ID [redacted] and have determined that this does not resolve my complaintFor your reference, details of the offer I reviewed appear below [To assist us in bringing this matter to a close, we would like to know your view on the matter.] Regards, [redacted]

After reviewing the file I believe the cleaning charges need to standI'm somewhat confused by the comments made in the complaintShe states that they "cleaned that apt for days" and then at the bottom of the complaint she states that "I kept up on my cleaning on a weekly basis"There was detailed cleaning, hard water on faucets, range, etc that needed to be refinedI believe that an outstanding attempt to clean was made, but it just was not move in ready for the next tenant on the several items were missedCleaning charges stand

I have spoken with and apologized to both tenants at this apartment It was a mistake in the building letter that was reported No adverse action from management towards these tenants

*** was a tenant in one of our apartmentsAfter doing some research we did find that the drapes were an issue upon them moving inHe is indeed right about the drape cleaning and related charge that they should not have been chargedAs of today I have issued them a refund check in the amount of
$

We too have looked at the pictures and have come into the Pimlico office originally to discuss this The issue is not the non time stamped pictures you took We too took pictures We still do not believe those are from my apartment and you say they are The issue here to us is not the pictures We have from the very beginning of this disputed the amount of time you say it took to clean it What your pictures show is not hours of cleaning There is not way it took that long and we are not agreeing to that That from the start has been our issue You over charging for cleaning We totally understand the charges for carpet which was separate and stomach an hour of cleaning but not It does not take people and half hours to wipe a few things down They had to be just sitting in there if that is the case I am sorry you disagree but you are doing this to people over and over and its just not right [To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the responseIf no reason is received, your complaint will be closed Administratively Resolved]

I am writing in response to your email of 7/9/15, concerning the security deposit for #***After researching the matter,I have reached the following conclusions:
Repainting Charge (75%) $361.88: The apartment was freshly painted just prior to your move in of June, Upon vacating, different inspectors noted the
numerous "bad patches" in the living room and 2nd bedroomYour Apartment Lease Agreement states in clause Deposit: "Tenant shall clean and restore
apartment and return the same to Lessor in its initial condition acknowledged by tenant, except for reasonable wear and tear." Just because you patched the
numerous screw holes, doesn't mean they were done to our standardsYour patches had to be repaired and those rooms required painting due to the number
of patchesNumerous touchups done in the same room stand out and would not restore the rooms to the freshly painted condition in which you received them
You were charged the portion of the total painting bill that covered those rooms
Blinds: You mention a concern that you were charged $for cleaning your blindsIf you look at your statement more closely, you will find no charges for cleaning
window coverings
Payment must be made within days of this email
If you should have any additional questions or concerns, please feel free to contact me

***,
I'm glad to hear that it wasn't sent to an outside collections agencyThat had my roommate and I pretty worriedPlease let me know if the following is sufficient to count as in writing:
We moved out of *** providence court on June 15thIn the apartment, we spent a lot of time cleaning but I'm sure we missed some spotsWhen it comes to damage, there was no need for patchesThe invoice sent to us, included a statement somewhere along the lines of a 75% repaint due to multiple large patches and full rooms of damage
Now, it's easily visible in the pictures that no patches were required and that the largest screw holes in the wall had been spackled by usThese were the largest holes done to the apartment and were caused by tv mountsIn addition to that, several light paintings were hung on the walls around the apartmentThe holes made by these are too small to spackle and require a coat of paint over themAlso, some photos were difficult to see damage in so I'm assuming they include scuff marks on the walls of the apartment which are included in wear and tear
At the end of the day, the full room repaint was an over kill job or an inaccurate descriptionIt essentially claims we did $in damages to the apartment and I know for a fact that was untrueIn addition, I believe we had part of the deposit removed because we didn't get the curtains dry cleaned but the plastic slats can't be dry cleaned
We know there was some damage done to the apartment but we know that the assessment of the place after we left is unfair
Thank you,

I sent a response email days ago listing the grievances I have with their damage assessment However, they have yet to respond to my email. I believe that they are hoping to tell me that the debt being "wiped" and me oweing $is sufficient But I know that there was not $in damages to the apartmentWhen I get access to a scanner I will scan the photos of damage sent to me so that you will also be able to see it was just small spackle marks and scuffs to the wall In addition, they took ~$for not having plastic blinds dry cleaned Which I beleieved to be an error in the lease because you don't get plastic blinds dry cleaned If they are actually, trying to keep my deposit, I think they expect to keep it when people sign the lease and they are preying on the college students who will be less likely to fight back I am not happy with where this is right now so I am not accepting their response

Subject: RE: Revdex.com COMPLAINT # [redacted] VS DABCO PROPERTY MANAGEMENT, LLCHi [redacted],I just received this email.  Thank you for changing my email address so I now can respond sooner. The apartment has already been rented and their deposit returned.  The sublet fee is for...

processing any  screening application, writing a new lease, collecting and refunding the funds attached for the apartment.  So I’m not sure why she is upset.  This was all explained to her when her son was no longer enrolled at WSU.  Please let me know what more I should do.

I am rejecting your response. In response to you being confused about me saying it kept it very clean but then spend hours cleaning it.  I did keep it very clean on a daily basis but your list of things to do when you check out takes several days to complete and do it correctly and we knew from previous people who have rented from you that you nickle and dime people on their security deposits.  That is why we took pictures upon moving in and leaving.  I do have pictures that are time stamped to show my cleaning.  I totally disagree that you say  this apartment was not move in ready.  It was not move in ready when I moved in with all the nicks on the wall that you never repaired when I brought it to your attention.   You did not even enter the apartment until a week later.  which with the construction going on right across from the building would be enough to make some dust in a weeks time.  You are stating that it needed to be wiped down from water spots.  If this is true it does not take 5 hours of cleaning to wipe them up.  I can understand an hour or two but the fact that you didn't even go in until a week later is just wrong.

I have reviewed the pictures, as have 3 other people, that show the necessary cleaning, if you would like to come in and review them with me I'd be happy to take the time to go over them with you. Please let me know so we can resolve this matter. Debbie

I have spoken with and apologized to both tenants at this apartment.  It was a mistake in the building letter that was reported.  No adverse action from management towards these tenants.

I rented from Birch Hills in Dabco, was charged $120 for cleaning. Not even the issue I'm the most upset about (but still a scam, I have photos showing how clean everything was). I Moved out early , had contacted dabco ahead of time and filled out the lease take over form stating I would be out by August 6. Get my refund back and I was charged 530 dollars in August rent. When I called to ask, I was told that I should have been informed I paid until the new tenant moved in. Uh, not in the lease take over form or any of my email correspondence. Guess I'll see you in court

Review: I rented from Dabco property management from June 15, 2014-May 14, 2015. I paid a security deposit of 350 dollars. When you move in you are given a list to check off if things are damaged or clean and other things which we did. They didn't come in and fix all the items we listed off which was fine as long as I didn't get charged when I moved out.

When you move out you are given the list back and items as to what to clean in the apartment. We cleaned that apartment for days and upon moving out it took them an entire week, May 21st before they even went into the apartment to inspect it.

I recieved my check in the mail for refund of my security deposit minus carpet cleaning, a new drain in the tub which I never used and it was probably broken upon moving in as the apartment was new, and the shower curtain rod which I forgot was theirs. I was also charged for 5 hours of cleaning! I understand all of the charges except the cleaning.

Pullman is a very windy place and by them waiting to inspect the unit the deck certainly got some dirt on it. They chose to have two people go into the unit and clean it and charge us for 5 hours of cleaning. We took pictures upon moving out of the unit and it was spotless. There is no way it took an additional 5 hours of cleaning a one bedroom apartment. They also had pictures they claim the cleaners took of the unit of what they cleaned and there is no way they are from our unit. They had pictures of the microwave and washing machine that were disgusting. There was no proof of time stamps on their photos.

They ended up charging me $25 per hour for the cleaning, resulting in a total of $125 just for cleaning. After multiple attempts on my part to contact management to give me cleaning photos and the cleaning list, they finally mailed me the questionable photos and list a week after I received the cleaning bill. After reviewing the list of items that were supposedly cleaned (item cleaning did not exceed anymore than wiping surfaces down), there simply was no justification for 2.5 hours of cleaning performed by the two individuals that cleaned my apartment. When I took the time to speak with management in person, they tried to get rid of me by stating "you must submit a written request about cleaning" in which I responded that I had already done so and requested to speak in more detail about the charges in question. When I mentioned to the woman in the office that I believed the photos they gave me were not my apartment, she physically laughed at me and questioned my comments in a very unprofessional, rude way. I then gave her my personal photos of the apartment after I had cleaned and requested to be forwarded on to the corporate office in order to receive justification for the absurd cleaning charges. A good week passed before I received an email from the top manager of DABCO in Pullman, not corporate, stating that after reviewing my information and the cleaning fees he believed that the total of 5 hours of cleaning performed between two individuals was justified. I took pride in keeping my single bedroom apartment clean, and I kept up on my cleaning on a weekly basis. They take advantage of people when they move out. I have tried to work with them on this matter and they just want you to go away.Desired Settlement: Refund of 125 for 5 hours of cleaning they claim to have done.

It was not move in ready when I moved in with all the nicks on the wall that you never repaired when I brought it to your attention. You did not even enter the apartment until a week later. which with the construction going on right across from the building would be enough to make some dust in a weeks time.

Review: Upon renting an apartment from Dabco, We where given an apartment with curtains that where dirty with black cat hair. We brought this attention to the property manager [redacted] and her assistant [redacted]. We where told that we could have them cleaned and be without curtains for a week or more or be given cleaning credit at move out. We chose the cleaning credit and proceeded to make note of this on our move out packet. We recently moved out and where charged $149.82 for curtain cleaning and rehanging. Before we moved out we went to discuss the matter with the property manager and we where told that we had to pay to clean them because no one bothered to make a note on our account.Desired Settlement: I would like for Dabco to honor our original agreement and refund me $149.82. I have already provided the most recent property manager with photographs of the original property inspection which documents cat scratches and punctures in the curtain along with the black cat hair.

[redacted] was a tenant in one of our apartments. After doing some research we did find that the drapes were an issue upon them moving in. He is indeed right about the drape cleaning and related charge that they should not have been charged. As of today I have issued them a refund check in the amount of $149.82.
