Review: I would like a refund of 22.95. I contacted Dakota Property twice and sent a letter as well. Before applying for Apt I was asked if I was interested to pay the fee of 22.95 and first come first served. I was informed by agent [redacted] that I was the first to look at unit. I pd on line and submitted application, 2 recent pay stubs clearly showing my montly income and I submitted a personal letter stating that I may not have a desirable credit history howver my rent payment was 100% good at all times. I was informed via email that I was denied due to income and credit. My argument is Dakota already had what my monthly salary was and I supplied them w/letter. That being said, it was no reason for them to accept my payment or run my credit. Dakota already knew rather or not I qualified for the rental. It was obvious that I was going to be denied once they viewed my salary and reading my letter. So why accept my money. Dakota knows the Criteria they're looking for. Once they saw that I did not meet their Criteria, I should have been informed of that and told that funds would be returned because I did not meet the Criteria. Dakota could see this once documents they requested were faxed to them. Once you look at the income you know if the applicant qualifies and there;s no reason to go any further with pulling my credit history. Dakota should have excercised doing the right thing and giving me money back. Where's the Ethics, Honesty, and Professionalism?Desired Settlement: I would like a refund of 22.95 which I paid for credit check and on line fee of 2.95. There was no reason do a credit check once Dakota read the explaination of my not so good credit letter it was no need for them to go any further. Also I will say again Dakota had 2 recent pay stubs of my montly salary. Again no need to keep my fee for $20.00 + $2.95 for on line fee.

Please refund my money. I can use it. I am on a fixed income and do not have money to give to Dakota for nothing. Dakato knew I was not an candiate once they received all of my documents. Therefore, I am requesting a refund as soon as possible.

Dakota responded to applicant on 8/6/2013 as follows:

"In compliance with the law, Dakota accepts and processes all applications the same way without exception. As stated on the application signed by applicant, the $20 processing fee includes cost to run credit report and staff costs to review and qualify application for approval or denial. The $2.95 convenience fee was chosen by applicant to pay the application fee of $20 online. With that said, applications and attached documents are not reviewed until fee is paid. Therefore, without processing the application completely, Dakota would have had no way of knowing if applicant qualified regardless of credit situation stated in letter until all information was collected. A copy of her credit report was offered for pick up at Dakota office with proper ID Monday-Friday from 8:00am to 2:00pm"
