ceiling was not caused by our construction of the rubber roof over the new addition, but was created due to the old leaking wooden windows located above the roof line.  I showed the client that there was a ¼ inch gap between the sandstone bottom sill and the wood trim. I placed my putty knife through this gap all across the gap and the client observed this demonstration. Upon heavy rain, water easily flows through this opening and drips below. The client has subsequently installed new vinyl windows to cure the problem.  Never the less, I repaired the ceiling damage and repainted same, as a courtesy from my company. 2. The garage roof covering was never completed because prior to the installation of the “modified bitumen membrane” as indicated in the contract, I photographed several sections of the deteriorated and damaged wood sheathing that would have to be torn out and repaired, prior to the covering installation. The client declined to incur additional cost, at the time.  I have credited $500.00 from the contract to cover the cost of the roof covering.3. The complaint about the walk-in closet is un-merited.  The closet was built exactly as indicated on the drawing with one shelf on one side and one shelf along the back side.  The client said that there was a need for extra storage, so we installed additional shelving above the clothes hanging shelf and added other shelving. Obviously you cannot hang clothes on both sides of the closet. The extra storage shelving, was not intended for hanging clothes, but was for storage.  The extra shelving and an extra light fixture outside of the closet were installed as a courtesy and no charges were submitted. 4. The client wanted to remodel the kitchen while we working on the other work.  We removed all of the old cabinets and had them hauled away. We removed the old plumbing and re-located the drain lines and water lines to the new location at owner’s request.  A kitchen window was to be installed over the new kitchen sink area. I indicated that the Electric Meter and the electrical service conduit would have to be relocated for the window to be installed. I had kitchen drawings completed indicating the new layout and submitted marble samples for the counter top, in order to determine the cost of the new kitchen.  The client indicated that there was a financial problem, because of some checks were not received that were due to her. We shelved the Kitchen remodeling until her financial affairs were in order. That is the reason the window was never installed.  I have not been remunerated for the preliminary kitchen work to date.5. As far as the length taken to complete this job, while it has been long, the client has contracted my firm for other work during the construction period.  The client was selling another house and we were diverted to partially remodel the other house by tearing out ceramic tile, damaged underlayment and installing a new ceramic kitchen floor and trim work.  Also another problem cropped up and the basement flooded and ceilings and VCT tile were destroyed. We repaired the ceilings, plumbing, and replaced the flooring throughout the basement and recreation room..  So up to this time the client has used our company satisfactorily, for several projects. I have ALWAYS  RESPONDED to my client’s phone calls and or text messages in a timely manner and have printed out text messages for verification. I believe everything was going smoothly until financial problems occurred for my client. I am trying to work out the remainder of the contract if I can be reimbursed for other work completed and not paid for yet. The only work not completed for this project is the deck and two coach lights to be installed.  The client conveniently neglected to mention the $1,500 Skylight that was installed in the bathroom and new plumbing and laundry tub that was installed at no charge.Sincerely, Damon C.
