The owners of this property went through all of the inspection pictures and determined the tenant charges. We actually had to talk them out of some of the charges.
Tenants were charged 50% of the interior painting, not the full amount. Painting and wall repairs were required because so many holes...

were left in the walls.
The drywall repair charge was not the area that was from a plumbing repair. It was a damage hole mad in the drywall. We have a picture.
The shrub trimming charge was for the shrubs that are along the exterior walls of the house. They were overgrown and pushing against the house.
Additional house cleaning was required.
We have all the paperwork, pictures and video of the property that is taken before and after the tenants occupied this home. If anyone would like to see, we will be glad to forward.
We would also like to mention that we have explained to the former tenant, [redacted], if they want to file a complaint or dispute the charges from their deposit, that it should be done with the owners of the property.
 Dan Jones & Associates, Inc. does not receive any of the monies from the tenant deposit. Those monies are issued to the property owner to cover the repairs needed to the home.

1. The individual a ERA Dan Jones, whom I corresponded with, indicated that they would email a response to my claim along with pictures, and they have not.  I, too, have pictures of the property before move in, along with a move-in checklist that was accepted by the company which clearly states the condition of the home.  I am also prepared to present sworn statements from individuals who assisted in cleaning the home or other maintenance.
2. No one at ERA Dan Jones has notified me via letter, email, nor phone that I would have to sue the owners of the property.  ERA Dan Jones are agents acting on behalf of the owner. I do have an email that states in regard to my disagreement with their decision and choosing to seek counsel, "sorry to hear that , but okay."
3. I wholeheartedly dispute the claim that the home was in need of additional cleaning.  The property was cleaned above and beyond the requirements of the move-out checklist...which I requested.  What additional cleaning was performed that required deduction from my deposit?
4. Regarding "so many holes in the wall."  We as most people do, did hang pictures in some areas of the home.  There was nothing excessive about how we chose to decorate the rental property, as we understood it to be a temporary dwelling.  Nail holes were filled.  This excuse is being used to justify charging an excessive amount of money repaint the entire home.  Which I indicated at the time of move-in had dirty and dingy walls in every room.
5. There have been several home inspections, and at no time was there a report of a holes in the wall.  The fact that I can only reference a hole made by plumbing, speaks to the fact there was no other hole in the wall. We have been charged $80 dollars to repair a hole in the drywall. Where is this hole located, and where are the pictures?  We would not have caused this type of damage, and not repaired it.  We DID NOT put a whole in the dry wall. 
6.  Regarding overgrown shrubs.  Letter indicated shrubs in the back of the home were not trimmed, and I was charged $40.  It is now being said in the Revdex.com response that shrubs against the house were overgrown.    
 There is a discrepancy here.  Are we now being charged for shrubs against the home; which are not in the back as the claim letter stated? Even if pictures are submitted at this time, I will question when these photos were taken.
6. We should not be charged for normal wear and tear or pre-existing issues in this property.
