Thats OUTRAGIOUS! THe other manager could not give me her word that the apprasial was going to be done when it was after a week! These guys are HORRIBLE

It is apparent that they don't give a damn about me, or the property that I might possibly lose and if I dont lose it, it going to cost me my homestead tax exemption which is probably going to be a couple of thousand dollars
I was assigned an appraiser through DART from my LenderAs is required by law I had no choice in who I received or the ability to make any direct contact I received an appraisal that was significantly below one that was done roughly six months earlierAlthough I know appraisals are a subjective thing the reason I am complaining is because there were numerous mistakes in the appraisal-in fact A number of the mistakes I believed were material to the value, such as incorrect square footage, a missed bedroom, three missed basements, the age of our house (they listed it was years older than it is), and the Zoning classification of our house (they had it as agricultural vs Residential Multifamily)
I provided details of these believed material errors and received a simple response from their supervising appraiser that it would not impact the valueI find this unconscionable that not even one of these factors wouldn't move the needle at all

We were notified by the 21st Mortgage that a appraisal had to be done on our manufactured home and land before we could move forward with out loan; we then received a request from Dart Appraisal that we had to pay for the Appraisal up front; the same day, we received another loan Estimate statement from 21st Mortgage that our interest rate had changed as well as the monthly payment had went up higher Living on a fixed income, we knew with the larger payment and shorter financing time, that we couldn't afford the payment; so we cancelled the loan as well as the appraisal and was told that we would receive a full refund of the appraisal fee that we had to pay up front-$600.00; well this has never been taken care of My wife went to their site-Dart Appraisal, and found out that Dart appraisal went ahead and had the appraisal done, un-be-knownse to us We have never received any appraisal on our property, and haven't even received any further correspondence from neither the mortgage company nor Dart Appraisal We have contacted Dart Appraisal again, and was told, "it is being handled by our coordinator" well the coordinator has not even had the courteously to even contact us back We wouldn't recommend 21ST Mortgage nor Dart Appraisal; our opinon be leary of them

Yes I did ask for an appeal through my lender and yes DART did respond, but it's the insufficiency of that response that is at issue here for me. This goes beyond a some subjective opinion. There is no way an appraiser can miss hundreds of square feet, miss a bedroom, miss three basements, incorrectly consider the land agricultural land vs an R1 mightily, and misrepresent the age of the property by 70 years and not have the correction positively impact the value. Dart reviewed all of these factors and more and said it didn't impact the calculated value at all. In addition, to force me to accept and pay full price work product for such inadequate work product is completely unreasonable. I expect a recalculation with an appropriate increase in value, and so..e credit off the total paid for this inconvenience.
