My family rented a *** rental from July 6-13 2019 We found the property in unclean condition. Our concerns were not addressed by owners

Our family rented Island X3 property on *** fro July6-13 2019 The property had not been properly cleaned from previous renters.We expressed our concerns to *** with the property management company with no satisfaction. Bug traps had been set out with a roach in several and a small lizard in another.Dust was found on furniture and above door frames. A bedroom door would not lock, dust was falling out of an air conditioner vent on the second floor, no clorine in the pool for several days, a teeth retainer was found stuck between the mattress and headboard, ill fitting sheets, bugs were found on several of the bedroom walls, there was mold found from one of the 2nd floor bathroom ceiling, grease/mold/dirt was in the frame of the sliding door making it difficult to operate, stains found on bed covers and on furniture. The rail between deck and pool was wobbly The management company indicated they were on the property 4 times during the week, but were aware of twice. One to bring clorine and the other time to bring a clean bed sheet and to attempt to fix a door (unsucessful) The management company gave us an option to leave on tuesday( the day we called) and recieve a part refund, however this would have be extremely difficult to to do as we had 12 people and had driven 2 days to get here attempting to find other housing
We spoke with the management company and they felt that we were going to be complainers from the first contact so they refused any further compensation We have contacted VBRO where we found this rental We have been going to *** and *** for 25 years and have never had an experience like this before Conditions were just up to par with prrevious experiences

Desired Outcome

$6000 was spent on this weeks family vacation. We feel that based on the lack of cleanliness, we feel that between $500-1000 would be fair

Thank you for contacting us about this complaint. First of all in no way did we indicate or feel that these guests were just going to be complainers. We made very attempt to make these guests happy
The guests that have placed this complaint notified us of some of these issues on Sunday after their arrival. We had numerous phone calls, emails and texts from this guests and responded to this communication right away. Most of the items that they have listed I can address here very easily.
The unit is located on a barrier island with hot summer temperatures. This unit and all of our units are on an exterminators program to combat any issues, we could potentially have with bugs. This treatment also includes having bug bait systems. This is not abnormal to have in someones personal home or a vacation rental. There is a sign on the counter, refrigerator and in the guest book, to contact us if there are any issues with the home or with the cleaning. This information is in place so that we can send the cleaning crew or maintenance employees to the house to fix any issues. Unfortunately this guest did not want us to fix any issues to make them happy. The pool is cleaned and serviced before the guest arrives and on Wednesdays. This house has a salt water clorine generator so there is no need to put a chlorine tab in the skimmer. The pool water was tested 3 times during the guests stay to assure them that there was cholrine in the pool. The bedding that was a replaced a small rust stain on a comforter from the old dryer. The AC vent did have some dust on it only because when the ac filter was changed, the dust was not completely dusted off. Yes there was 1 very small dust string in the corner of one of the bedrooms. I have no idea if there was dust above the door frame. All of these issues could easily have been resolved if the guest would have allowed us to resolve.

On Tuesday when the list of complaints from the guest included dust above a door frame and discolored bottom of an outdoor chair, we felt there was no way we were going to make this guest happy. So we offered to let them leave 5 days early and would provide a refund. They indicated that they wanted to stay. If the property was so horrible, including some dust above the door frame, why would the guest want to stay? So we allowed them to stay.

After their departure they requested called to request a discount or else "we are going to give you a bad review". Unfortunately, some guests feel like they can extort money from property owners with the threat of a bad review. Our position about reviews is if the property was so bad and the guest was so miserable, should money refunded change their review? As promised they have written a bad very one sided review.

This property has all 5 star reviews on VRBO except for this guests 2 star review. One of the 5 star reviews was the week before this guests arrival.

We feel like our staff and the owner did everything that they could do to make these guests happy.

Rental Agreement price change
A rental agreement was signed for a certain amount then the company came back and said that there was a computer glitch and the price of the rental property was going to be different. Was told the the rental agreement that was signed was an automatic agreement and because of this the amount listed did not have to be honored.

Desired Outcome

We would like for the company to either honor the original amount or offer a discount on the amount they are trying to charge us.

We are a vacation rental management company; we manage beach houses and beach condos for their Owners. We have a website that prospective renters can use to find information on available properties and request to reserve a property for their selected dates. The reservation is made final when a signed Rental Agreement is returned to us, the reservation is reviewed and approved by our Real Estate Broker, and a $500. deposit is charged to the Renter's credit card.

The above-mentioned Rental Agreement clearly states,"Reservations are accepted up to one year in advance. Rates are subject to change without notice. Until confirmed,
we cannot guarantee rates.".

This person tried to reserve a beach house for Christmas week via another website VRBO), which quoted her a non-holiday rate. When our Broker saw her reservation request come through, we notified her right away that we could not accept the reservation at the non-holiday rate, and asked if she wanted to reserve it at the holiday rate, or change her reservation to a non-holiday week. She did not, and so the reservation was not completed, and she was not charged anything.

Unfortunately, even though she was notified immediately of the error, and was never charged any monies, she become very upset, and threatened to "trash us" "all over the Internet". Apparently, that extends to filing a complaint with your organization.

We have been in business for over a dozen years, renting to tens of thousands of happy Customers. We are sorry that she will not be one of them.

Also the picture of the beach area to be used by this house, it is the picture with a yellow house in the picture I also explained to her that the shoreline will change over the course of the year, depending tides, wind direction etc..

They knew it had no beachfront. She said the pictures were old and from a previous realtor. No realtor should be able to be dishonest with a client. I explained to *** what it looked like when we got there. Tried to contact her when we were there. She said she didn't get my email.
