[redacted] com> 12:PM (minutes ago)to [redacted] and ***,Here's the response to the Security Deposit disputeI have attached photos Owner and I took after Mrand Mrs [redacted] moved outAs you can see several walls needed to be painted due to damages and dirty that's beyond wear and tearHouses needed cleaningThe expenses to get the house back in good shape is more than the depositBut Owner, [redacted] ***, will not be charging tenants for the extra expenses at this point In response to the Revdex.com Complaint:Tenants were not lead to believe that their lease is renewed yearlyIt is very clear on the lease that if neither party give a notice to renew for a year the lease turns to month to monthThe rent didn't increase because the Owner wanted to keep it the sameWe had to file evictions on the tenants - 10/31/and 2/6/14, so we asked the Owner to keep the rent the same because tenants struggled to pay the rentAlpha also convinced the Owner to waive some of the late fees to get caught upOwner decided to sell the property and told us to let the tenants knowThis is back in AprilTenants were notified and given a day noticeBut they contacted us and Owner that they needed more time because the kids are in school and difficult to move out during school yearSo the Owner gave them till end of July to move outBut Mrand Mrs [redacted] found another place and moved out 6/15/ The house was inspected and pictures were takenI understand they lived in the property for yearsBut the dirty walls is not wear and tearAll of the deposit $and non-refundable pet fee $was returned to the Owner, [redacted] to cover the cost of repairsAlpha didn't make any money from the deposit nor was paid out of the deposit fundsOwner hired a painter and took over the property after the [redacted] moved out Thanks

I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint There was no damage to the propertyThroughout the years we lived there, there were several conversations I had with *** concerning the flat paint on the wallsI was reminded acording to our lease, we could not paint the house without written permission, which we did not have, and if we were to be given permission it would be at our expense Not once in years was there an attempt on Alpha's part to come examine our concerns or repaint the wallsOn Wednesday May 11, we met with *** at * *** Rd, where we were still living at the time, to discuss this and several other things concerning the lease, the sell of the house and our moveDuring that meeting *** said the lack of increase in rent was an oversight on Alpha's part and that Alpha and the home owner apparently were comfortable with us living there, since we had been there for so long*** then apologized for itThe home owner (*** ***) had admitted to me she was under the impression we were still in a year to year lease and thought our lease would not end until October/November of this year, She also did not know we were month to month until Alpha said we were and she also admitted she was unsure of how much our rent was or how much of a deposit we paid upon moving inAnd acording to the home owner when Alpha told her (***) that we were month to month and they would send us a day notice, she felt that would not be enough time because we had a family, Alpha assured *** we would be fine with it because we were looking to moveWhich was untrueAlpha has been slow, or neglectful when it came to communicating with us, thus the reason we reached out to the homeowner to find out what was going onSince we rented the house through Alpha we still had to communicate with them, but it was difficult to do so due to the fact that Alpha did not respond to the majority of our calls or messagesAccording to the pictures submitted, along with the pictures and video we have, there is no damage done to the propery, and we are due our security deposit backThe home owner admitted that we "definitely didn't trash the house"And as far as the walls, they were painted with flat paint, and anything that touches it can not be wiped offThat is why most home owners choose a similes or a satin finish so that smudges or Spots can be wiped cleanThe picture in the master bedroom that showed unpainted areas was because there were shelves on the wall that were painted aroundSo when the shelves were removed, the paint that was there before was what is showingThe picture of the window with the peeling paint was a result of it flakingIt was bubbled when we moved in, and over time it continued to flake offThe work that the owner wanted to do/did to the house was to stage it for saleThe homeowner (***) told me previous to our moving out that she already had hired a realtor and someone to do work to the houseI had previously told *** of some of the shoddy work that had been done by the workers Alpha hired to make repairs, and she said she had that feeling and that's why she wanted to use part of the summer to get the house ready for saleWhen a tenant leaves it is protocol to clean and paint for the new tenants, or in the case the ownersWe can not be held legally responsible for the work the owner wanted to do to stage the house to lure a prospective buyer.

damages and dirty that's beyond normal wear and tear. Houses needed cleaning. The expenses to get the house back in good shape is more than the deposit. But Owner, [redacted], will not be charging tenants for the extra expenses at this point.  In response to the Revdex.com Complaint:1. Tenants were not lead to believe that their lease is renewed yearly. It is very clear on the lease that if neither party give a notice to renew for a year the lease turns to month to month.2. The rent didn't increase because the Owner wanted to keep it the same. We had to file 2 evictions on the tenants - 10/31/13 and 2/6/14, so we asked the Owner to keep the rent the same because tenants struggled to pay the rent. Alpha also convinced the Owner to waive some of the late fees to get caught up.3. Owner decided to sell the property and told us to let the tenants know. This is back in April. Tenants were notified and given a 30 day notice. But they contacted us and Owner that they needed more time because the kids are in school and difficult to move out during school year. So the Owner gave them till end of July to move out. But Mr. and Mrs. [redacted] found another place and moved out 6/15/16.  The house was inspected and pictures were taken. I understand they lived in the property for 5 years. But the dirty walls is not normal wear and tear. All of the deposit $795 and non-refundable pet fee $250 was returned to the Owner, [redacted] to cover the cost of repairs. Alpha didn't make any money from the deposit nor was paid out of the deposit funds. Owner hired a painter and took over the property after the [redacted] moved out.  Thanks.
