Unfortunately I cannot recommend this company if you are looking for management services and I used them for almost yearsThe Good - They will find you tenants relatively quick and screenedThey are nice, friendly, and honest for the most partThey are cheapThe Bad - Maintenance department was awfulLack of follow upQuarterly inspections not part of the service agreementRepairs not done or poorly doneOwner David *** is not committed to success as their slogan statesThey were supposed to perform an A/C tune up and it never got doneA/C broke down due to lack of maintenanceOwner did provide a solution and made good on the mistakeHowever, once we had a tenant move out and new tenant move in the house was in very poor conditionRepairs were made and scheduled to get the house back into move in ready conditionThey also sent me a picture of a water damaged area in the garage ceiling which is below the master bathroomI asked about this and was told it was fixedThe tenant filed a maintenance request due to water leaking and a plumber was called outThe plumber stated that everything was fine and the leak was due to a poor caulking job done by their maintenance which was part of the make ready that I paid for I requested a refund of the $service fee which was very reasonable since I already paid them for the repairs and the issue was due to poor workmanship on their partI also requested numerous times to get water damaged ceiling fixed in the garage and I would pay for itNever doneThe response from the owner was to terminate our management agreement and give me a day notice and refund the $due to their errorDoes that sound like Commitment to Success? Basically when I started to hold them accountable for their work instead of providing better customer service they decided to drop me as a client and this is only after I made complaints in years which both they admitted were due to their errorDavid ***'s response was only to tout that they are the cheapest management service in townI found this extremely unprofessionalI easily found another management company I almost went with originally that was only very slightly more in cost but the experience has been a night and day differenceEven though King Realty said they fixed the poor caulking job for the 2nd time the new management company Real Property Management DFW (RPM) showed they still had not been done and they properly completed the caulking repairs as well as fixed and inspected the water soaked ceiling and the pipes, took care of all of the issues with the current tenant and their maintenance department was on it all the way throughMy final notes would be to realize that King Realty and Management is not accredited with the Revdex.com while the company I am with now RPM DFW is and has stellar ratingsThey have Quarterly inspections built into your service contract as an optional service (and tenant eviction protection as an optional service) King does not RPM will partner with you to not only place the tenant but protect your asset which King Realty is not concerned with at allThe inspections are cheaper than what King will charge you to complete one and you will avoid costly repairs down the road in the long run making the difference in price negligibleRPM has excellent customer service and I have already had a great experience with their maintenance department and management teamIf you are looking for the cheapest management company that will place your tenant and collect a check or you plan to handle the maintenance items yourself then you may want to go with KingIf you are looking for a property management service to provide excellent customer service, quality maintenance repair and follow up, quarterly inspections built into the service agreement, partner with you to protect your asset and stand by their business model and slogan then go with Real Property Management or another management company with good reviews, reputation, and is Revdex.com accreditedBuyer Beware!
