Complaint ID ***April 11, 2017This is the first complaint I've ever received through the Revdex.com, and for goodreason.p.1As a property manager in the Eugene/Springfield area for more than years, Iwork very hard to be fair with every tenant I have tenants who move away forone reason or another and
when they return to the area, they look me up hopingI have a home they can rentI always provide a move-infmove-out form to everynew tenant, and this tenant was no exception.When this tenant received her move-out settlement, she began texting me withaccusations and threats of lawsuitsBecause I like to be fair and there is alwaysa possibility of error, I asked her to mail or email to me her disagreements withthe move-out settlementShe continued to send text after textI finally had to askher to stop texting and asked her again to please send her disagreement inwriting She did not; this is the first written request I've received.This tenant's version of "filthy" is unreliableHer first tenancy was a duplexThisunit had just received new flooring in all rooms, but oneIt had a new ceiling fanin the kitchen, along with new counter tops, range hood, dishwasher and sink.Before she moved in, all was cleaned, except two of the windows, which werebeing replaced within their first month of tenancy, and the bathroom light/fan,which was missed by the house cleanerAs she and her husband came byduring the renovation, they had nothing but good things to say about this placeand how excited they were to move in until they were moved in and completingthe moformI returned her moform to her and asked her to iiIfshe found something, to note exactly what it was and take a pictureI'm prettysure I had to do the same thing on the second home.On the first home, she received all her deposit back, except the amount to coverthe broken blinds in the bedroomNormally, she would have paid for the carpetcleaning, as well, but I replaced the carpet, due to no fault of hers.She moved directly into a second home because she liked renting from me, andthis home would serve them wellI also reduced the rent $per month toaccommodate their budgetAgain, renovationsThis home received new countertops, dishwasher, septic system, kitchen flooring and other updates in thekitchenAs always, the house and carpets were professionally cleaned betweentenantsAgain, the tenants stopped by during the renovation and had nothing butgood things to say until they moved in and she completed the moform.Construction took longer than anticipated and the tenants were in a hurry tomove in before their vacationIt is totally possible there was some constructiondustThe owner didn't want to paint any more than we had already paintedThetenants were given permission and paint to paint where they wantedWe neverhad an agreement to pay them for their laborThey asked and were denied ....Over a year ago.As for the plumbing problem from the contractor, she's rightThe contractor didnot properly connect everythingThis was a licensed, independent contractor, nota Debbie Gaudette Property Mgt employee.Again, I invite the tenant to send me a written response to the final accountingshe receivedShe needs to tell me which charges she disagrees withIf I find wecharged her for something in error, I will be glad to refund those chargesI amalways willing to reasonably negotiate.Debbie G***, ownerDebbie Gaudette Property Mgt, LLC

I am rejecting this response because:   I am shocked to find a professional business woman Resort to outright lying which can be so easily disproved. First of all Debbie claims to have Bend property management in Eugene Springfield for 25 years. All of the information I have come across states she has only been in business here since 2009. In retrospect I doubt I should be surprised I have witnessed Debbie double talk and struggle with memory trying to cover what I believe were lies in the past. In the second paragraph Debbie states that I threatened a lawsuit this is absolutely not true the only thing that I said is that I had thought of talking to a lawyer after all I should know my rights. She claims I made some accusations this is also not true. She insinuates that I continue to text as if it were one-sided we were in fact having a conversation a give-and-take between her and I when she asked me to email her I told her I did not have an email she then asked me to stop texting and I did. This is all so easily proved as I still have the text messages on my phone.DebbieDebbie claims my version of filthy is unreliable I worked many years as a rental cleaner. My version of filthy is quite reliable because of my experience I know exactly what a rental home should look like when the tenant moves in.When when we moved into the duplex the first rental it was not ready the floor was being laid when I arrived the morning we were to be moving in. I would like to know how a house can be cleaned when there is construction being done. I was naive to trust Debbie to be honest therefore I did not take pictures of the first rental when I moved in. It was not clean but I would not consider it to be filthy. She rejected my move in form and asked me to fill it out a certain way which I did however I kept the original as proof of how the duplex looked actually when we moved in. She states that she did this the same with the Royal House she never even responded when I sent her the move in form and she never asked me to redo it.D Debbie said Debbie said there was a broken blind in the bedroom of the duplex this is also not true there was a missing screen.I I have to laugh when Debbie said we moved into a second home because we like renting from her unbelievable. We looked for several months outside of her property management company because we did not want to rent from her any longer. There is a serious housing shortage in the Eugene Springfield area and had a difficult time Debbie offered as the Royal House and because time was running out we took it. Debbie says she reduced the rent $50 per month to accommodate our budget in fact the the rent was increased $350 from previous tenants. Debbie admitted to this later in an email. Debbie divulge to me the reason she was making as leave the duplex was because she wanted to move into it she was having health issues and financial trouble and her aunt was too expensive. She intended to move into the duplex which her mother owned live in one side and use the other side for her business. When I found out they were remodeling the Royal House I was fine with delaying the move yes it is true we had a vacation coming there was a week we would be gone in August and that was the only time we were not able to do the moving. I never agreed to move in before the work was done. I never agreed to clean the house. When I got there and found out how dirty it was I was very angry I have a serious back injury work full-time and did not have the time or the strength to do the work that needed to be done. Debbie pushed us because she wanted the duplex. We were not the ones in a hurry to move. The conditions in the Royal House you're filthy. There was Mouse poop in the drawers in the kitchen mold growing in drawers on window sills. Crusty food and crumbs throughout the house on walls counters and Floors. In the half bathroom they put up new walls which were covered in Greasy handprints and smears. The full bathroom toilet was coated with black slime which took me three days to clean. Overall the work took about a week I told Debbie about it and she said that she gave me a break on the rent so I had to clean it. To be clear I never agreed to clean for cheaper rent. And as I said before she had admitted to the rent increase not decrease. As as far when the kitchen flooded with human waste Debbie blamed the owner when I called her. She called the owner and he came over they found nothing wrong with the septic what they found was an uncovered pipe behind the dishwasher. After my husband myself and the owner cleaned the hazardous waste we sat down and talked. The owner stated that he had asked Debbie several times to slow the project down and she refused. He said in the future to call him with serious problems. He was quite upset with her that she rushed the project we could have been seriously ill from the mistakes made by her pushing the move. In June 2016 Debbie and her assistant did an inspection and realized they never put smoke detectors in our home. She said that they would be back to install them ASAP. They returned eight months later and installed the smoke detectors For the for the record I have rented in the Eugene Springfield area for 30 years never had a problem I have never filed a report with the Revdex.com I would not be doing this now except for the seriousness of the situation. Debbie Gaudette Property Management is dishonest and took advantage of good people and I believe should be held accountable for her actions.[redacted]
