The building in question was purchased by the current owner at the end of April and we were hired to manage the property on April 25th, Unit [redacted] was vacant at the time of purchase and was left in rent-ready condition by the previous owners No pest issues were noted by our maintenance staff or leasing agents on multiple inspections and visits to the unit over the next daysThe tenant viewed the property prior to submitting an application and signing a Lease Agreement for a period of year Her application was approved on May 23rd and she signed a lease agreement the following day, May 24th She contacted our office via email on May 31st to submit her MoInspection Agreement The following day, June 1st she contacted our office to discuss internet set up, payment options and how to use our online payment portal On June 7th, our office contacted her via email to confirm access for the internet installation by the technicianOur first indication that she had any pest related issue came in an email to our office on Saturday June 17th at 9:37pm She mentioned that she had killed cockroaches Our office contacted her the following Monday (June 19th) and we scheduled a pest control treatment for Friday, June 23rd Once the treatment was completed we discussed the issue with the pest control vendor and decided to perform a follow up treatment on each unit in the building in order to prevent pushing the pests from one unit to the next We scheduled and treated all the units in the building on July 18th The pest control vendor suggested another folltreatment which was scheduled and completed on August 8thAs we were newly hired to manage the building, we had no information or indication that there were any pest control issues in the until the tenant notified us on June 17th We immediately scheduled treatment via a reputable pest control vendor, with which we have had a successful relationship with for more than years, to treat her unit and several other units on June 23rd We also made arrangements for a follow up treatments of the entire building on July 17th and August 8thThe tenant has not contacted us directly with any information regarding further pest problems until the Revdex.com complaint We have been responsive and proactive in treatment We have not had complaints from other neighboring tenants but have heard only praise from them regarding our thorough approachWe are not releasing the tenant from the lease agreement without penalty as she is requesting but will release her from the Lease Agreement in accordance with section Additionally, the Revdex.com may find a second complaint by this same tenant regarding her A/C unitWe feel that the tenant is attempting to use complaints to the Revdex.com in order to be released from a contract she no longer wishes to honor

property prior to submitting an application and signing a Lease Agreement for a period of 1 year.  Her application was approved on May 23rd and she signed a lease agreement the following day, May 24th.       This apartment is located in a 40 year old building.  The building was designed without central air conditioning.  It does however have sleeves installed to allow for the installation of a through-the-wall room air conditioner.  The AC units that fit into these locations are small and non- ducted and are only designed to cool the room where they are located.  This type of cooling is common and prevalent in the industry.        The tenant first made a maintenance request for the air conditioning unit (AC) on June 19th.  Our maintenance staff went to the apartment on the next day and found the unit to be operating normally.  The unit in question was a 6000 BTU, 110 volt unit.    The tenant has requested a larger unit.  We passed that request on to the ownership of the building.  The ownership approved the purchase of a new and larger AC unit on August 9th.  We have placed an order with our vendor (see attached Work Order, 1623905) for a 12,000 BTU unit.  The unit should be arriving within the next 5 days and will be installed shortly afterwards.
