Dees and Tyndall fails to communicate any issues with our rental property. Mismanagement of our house caused $1500 worth of damage.We signed a contract with Dees and Tyndall to manage our property. Our current tenant was moving out of the property at the end of the Dec, and we already had an approved tenant to move in in Jan. We signed the contract with the expressed intent that Dees and Tyndall would manage the transition between tenants and maintain the house during any unoccupied period between tenants. I also made it clear that I wanted to be informed of any issues that arise with the property, as we had purchased a service contract with [redacted] that should cover most maintenance issues with the home. Ms. [redacted] was very accepting of this, as she stated that they tried to work with their clients in whichever way the clients preferred. On 19 Jan, I received a phone call from the new tenants inquiring when the plumber was going to return. A pipe had burst during the tenants move-in, and the house had become flooded. The tenant informed me that a plumber had come to the house to shut off the water, and had not returned. The property manager had not returned any of the tenants phone calls, which led her to contact me. Having no knowledge of what had transpired, I attempted to contact the property manager at Dees and Tyndall. Upon speaking to the property manager, she informed me that the problem had occured on Friday afternoon, and she was leaving for the day, and didn't want to go back to the office to call me to let me know what had happened. I stressed to the property manager that I needed there to be open lines of communication when it came to issues dealing with our property, and stated what had been told to me by Ms. [redacted] It was at this point that I called my homeowner's insurance to begin filing a claim for the damage to the house. The adjuster then asked to speak to the property manager as they were the individual with the most knowledge of the situation. The claim was denied due to the fact that the property manager claimed in her official statement that she did not winterize the home after the previous tenants had moved out. She also stated that she did not check to see if there was electricity or gas to provide heat to the home to avoid frozen pipes. When I confronted the property manager about this, she stated that she usually contacts the owners to discuss winterizing options, but in this case, she "just didn't". These damages cost approximately $1500; an expense that I believe would have been avoided if Dees and Tyndall had done what we hired them to do: manage and maintain our property. Since this incident, there have been successive incidents that have occured which lead me to believe that the promise of open communication between property management firm and us as clients, was an empty promise. We have just recieved the statement for Apr 2014, and the rental amount is $200 less than the agreed upon amount, with no clarification as to why the difference in amount. I have sent correspondence to Ms. [redacted] expressing my distaste with the way our property had been managed, only to be ignored. I do not believe that Dees and Tyndall are maintaining their end of the property management contract.Desired SettlementAt the very least, I would like my concerns to be acknowledged by Dees and Tyndall. My family lost $1500 because of the negligence of their property manager, a fact she openly admitted to in her official statement to my homeowner's insurance company. That amount of money caused my family great hardship; I am enlisted in the [redacted] and hired Dees and Tyndall because I had to take orders which moved my family out of state. It was important to myself and my family to find a property manager who would be open and communicative about our property. That was promised to me by Ms. [redacted] and it's a promise that Dees and Tyndall has not kept. At best case, I feel Dees and Tyndall should reimburse us for the damages to the home, which were caused by the property manager failing to properly maintain the home.Business Response Thank you for providing this information and we will address our clients concern thru private communication to fulfill our contractual privacy obligations.
