Review: [redacted] was hired and paid to rehab my home. The entire project was poorly planned, poorly managed and poorly executed. He has been paid in full for all services but has failed to complete the rehabilitation of the property. The electrical work was never completed so there are empty electrical outlets throughout the home and a missing ceiling fan. The wood floors were poorly installed and are excessively uneven. The plumbing on the second floor is leaking from the bathroom and has damaged the first floor ceiling. Water has leaked on to a television set and books. At this time, the extent of the damage is not known and will require demolition of localized areas of first floor ceiling and possibly wall. Plumbing will need to be repaired/reinstalled and drywall replaced/repainted. Tile was never installed in entrance/foyer area. Finishing was not completed on first floor. It took a tremendous amount of pressure from me (the customer) to get [redacted] moving on this project. It seems that my home was only alloted time that [redacted] had left over from other work. Much of the work that was completed had to be redone. For instance, although white paint was requested for the walls, the walls were painted blue. It was repainted with one coat of white paint after I refused to accept blue paint. Finishing and doors on the second floor had to be reinstalled after finished quality was found to be unacceptable. There appear to be some voids under second floor wood floors installed by [redacted]. Finally, [redacted] also builds wood furniture. I purchased 2 book shelves from [redacted]. The delivery time for the shelves was quoted to be 2 or 3 weeks. It's month later and I still don't have the second bookcase. I have only listed the most salient issues. Other situations: Paying for blueprints by an architect. Cost overrun on demo phase by more than $1000.00Desired Settlement: I would like for [redacted] of Denny Construction to pay for the repairs and damage due to leaking plumbing installed by [redacted]. I would like a partial refund for the electrical and finishing work not completed by [redacted] of Denny Construction. I would like a full refund for the bookcase not delivered by [redacted].

First to start off I was not paid to complete the entrie home. It was agreed that the project would be completed in phases such as demo, reframing, insulation, rough electrical, rough plumbing, drywall, painting, trim, flooring.

To the first point of the complaint, some of the electrical was not completed due to the fact that no kitchen was ever ordered. This was the responsiblilty of the owner. And the missing ceiling fan was also the responsibilty of the homeowner to provide. Even after several trips to the local supply store he was still unsure of the fan he wanted for the space.

To the second point. The hardwood floors on the first floor were installed as per manufacturers instructions. The home is almost 100 years old, and as such it was explained to the homeowner that the existing structure of the home made it near impossible to produce a perfectly flat floor.

To the third point. The homeonwer moved into the residence in Dec of 2012. At that time up to the point of this complaint we were unaware of any leaks. Throughout the construction process no leaks were visible and all lines were tested as per the National Plumbing code, to include pressure testing of all drain lines and water lines.

To the fourth point. No tile was installed at the front foyer , again due to the homeowner not purchasing the required material in order for the project to be completed. The homeowner was responsible for purchasing a new front door. The new door was to be installed prior to the tile for proper waterproofing.

To the fifth point. Any work that needed to be redone was at our cost. not the homeowners

All new coats of paint were painted with a min amount needed to cover the old paint properly. No blue paint was visible through the new paint. Cheap paint was not used either. The paint was Sherwin Williams brand Pro Mar 200.

To the point of the voids under the second floor flooring. Laminate flooring was installed. Laminate flooring is a free floating, interlocking flooring system. It does not adhere to the subfloor in anyway so as temperature and humidity change the flooring expands and contracts. This is perfectly normal.

And for the final point. The homeowner was told back in June of 2013 that we were unable to make the delivery of the second bookcase in a timely manner. The homeowner instructed us that he would make arrange to pickup the piece from our shop on July 4th weekend. That weekend the homeowner canceled stating that he was unable to make it out to pickup the piece and that was the last I heard until this complaint

I am rejecting this response because:

It is very expensive to fix the problems caused by Denny Construction. I am without a shower/bath at this time and have damage to the first floor ceiling due to a leaking tub installed by Denny Construction. A sizable area of the first floor is uneven due to Denny Construction's poor quality of work. The unevenness of the floor is caused by Denny Construction's failure to level the section of the floor that was altered by Denny Construction to move a stairway. Movement of stairway from one side of house to other was rehab design offered by Denny Construction. Electrical work that was paid for was not finished in the first floor living room. Denny Construction failed to show up on May 27th to deliver a second bookcase that had been promised weeks before. After weeks of waiting, and getting no response to texts (chosen form of communication of Denny Construction) or phone calls, I offered to pick up bookshelves myself. Not being able to secure a truck on the weekend of the 29th of June, I called Denny Construction to reschedule. Denny Construction never returned phone call. The complaints against Denny Construction are not directed toward work that was not commissioned. There are many other instances of poor quality work throughout the home. Lose handrail at top of stairway, boot footprints seen inside of tub and damage to tub during installation, failure to finish staining process of stairs, failure to install ceiling fan in living room, damaged marble threshold in bathroom, window boxes installed by Denny Construction that are now cracking and separating. Overall, a job that was commissioned with high hopes was poorly managed and poorly executed.
